I had a friend who applied for a job there,but unfortunately he suffered from short term memory loss,to remember his name and address he used to write it on the back of his hand and to avoid getting lost he never left the house.

I rang him the other day to see how he was,he said great "i got a job working for MFI selling furniture and i start next tuesday"

ALLEGEDLY(this guy has bodyguards allegedly).

Hi all

Having bought from MRI i am really anxious about the turn out. I purchased in Pueblo Salinas, Almeria (Spain). All monies have been paid and i will be visiting the property for the first time on the 9th of June. I think i was lucky enough when i was out there because the salesman i had was fine. There were another two people in our hotel that we got talking to briefly who said that their salesman was very pushy and arrogant. Like a few others the main problem i have so far is that i am not kept informed of what is happening. I signed up to the rental package and when i rang to get an update they couldn't even tell me if the property was ready to stay in!

I just hope when i get there i am not faced with a nightmare!

Will let you all know how i get on

Funny enough thats my own concern! They didn't seem to have a problem with me coming over but after paying them money to rent it out i cant believe there not even able to tell me if everything is working?? Makes me wonder if i even have an apartment! When the price of a house is involved it surely can make you paranoid.On one hand i think everything will be fine and on the other i feel like ill get they and they will say what apartment? "nervously laughs"

Hi all,

A few tips from my experience of buying off plan in Murcia, Spain in August 2004. I was due to complete in August 2006. Now just about to complete in August 2008. Last contact from my agent was in 2005. Since then I have been dealing with the developer direct via my solicitor. Hard work, but at least I know whats going on (I think!),

Forget agents, find a place yourself and get out there amongst it. Then get a good spanish lawyer and bank manager and buy from a reputable developer (off plan) or the vendor (resales) direct. The only thing agents really do is introduce you to a lawyer and take you to a bank. If anyone needs help doing that drop me a line.

Otherwise they do nothing you can't research yourself and at least if you do it yourself you will get an unbiased view, not one which will bring in the best commissions. In addition you could also then in theory barter with the developer to give you a discount to the tune of any agent commissions they would have paid. Not tried it, but would like to. Anyone else done it?

If you must use an agent, be careful of some of the 'free' inspection visits as they are sometimes only 'free' if you go on to make a purchase.

Do not expect much in the way of after sales care when buying in Spain. If you want an update you will have to ask and don't expect a prompt response unless it is something to benefit them rather than you.

Get your NIE(s) as soon as possible through your solicitor. For joint purchases and joint mortgages all parties involved must have one.

Expect your off plan property to be completed anywhere between 12 and 18 months after the date stated in the contract.

The window of opportunity to pull out of the sale due to the developer falling behind schedule is extremely narrow (1 - 2 weeks), probably due to the reason above. Stay alert in the run up to the contracted completion date!

 Oh and one final thing on MRI, they were the first agents I contacted and their pushy sales attitude was one of the most off putting I have ever experienced! Maybe it works for some, it must do or they would have gone bust by now. However, not for me I'm afraid.

Does anyone know whats happening at MRI?, their t.v station seems to have been blacked out, no sign of the aftersals dept on their website and found this report on the net http://www.zimbio.com/Investment+Property+Rumours/articles/29/DCC+Property+New+Macanthony+Realty+International

At one time you could find their company banner on various websites, and the MRI chairmans own website seems to be no longeravaiable on the net.

They have changed their name (can´t remember to what off the top of my head) but are still trading. The old office of theirs in Mojacar is soon to be a tapas bar!!

After a 'Storm' opportunities arise but the ' business model' often changes!

The days of the 'Exhibitions followed by the  inspection Trip, reservation deposit for off plan to fix the price! have gone

The future buyers will be more informed from the interent and 'Forums like EOS'

And will look for professional advice!

yes we went out to florida with them 3 years ago - STAY CLEAR !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!  (IF its the one that was on sky and in ireland)

summery: we went to the bham motorcycle to see their exhibition and they wanted to know

1/ how much have got before a mortgage 

2/ how much is your house worth

3/ what is the mortgage on your house

4/ your joint salaries. 

seemed quite innocent, like they needed this to advise etc.  anyway they suggested we pooled all the cash and didnt consider looking at one property but used allthese pooled funds as DEPOSITS to buy 12  (TWELVE with TWELVE MORTGAGES!)  anyway we flew out, and were taken towhat THEY wanted us to see, not the Villas we liked the look of.

THEN A MARKETING SALES GUY FROM   "FLORIDAYS" told us: all the lots sold are fully booked for rental so there is a demand for rentals, people need to book way in advance. He then gave us a plan of the lots for sale and began advising : this one will rent well, and this one and this one etc. We were impressed, so we asked to see the rental incomes for the ones already sold (they couldnt lay their hands on them - convenient eh?). so after 2 hrs we said we need a break and want to see some villas now. So  we left and were eventually taken to see villas - they were at Water Song - lovely inside, too packed, no land. Then it was 4pm so we said we want to go back to the hotel for food.

WHILE IN THE HOTEL, my instinct was  (as we were holding numerous mortgage forms) to phone the booking office at FLORIDAYS to see if we could book in - remember they said it was fully booked for months in advance, Reply was: no problem we have several available from today. Odd ? so we called back later this time saying we were booking for a group and needed to book  10 properties. Reply : We have plenty available, can we fax you aplan so you can choose which you'd like to book. 

Our opinion : complete lies, a con, this place was not being rented as they said, there would be no income to pay the mortgages on the 12 lots if we had just signed blindly.

WE complained like hell when we got back to the UK about the fact they were getting people to mortgage themselves to as many properties their assets would cover the deposits for, and that when asked to back their claim on full permanent rental income to cover these mortgages they couldnt find the paper work to show this statement, We said that we had been flewn out on a lie as the properties were not fully booked out in advance either like they said. THE PHONE WENT DEAD NO-ONE DID PHONE BACK NO-ONE RESONDED TO THE COMPLAINT.

we did however still get phone calls asking us to go on further visits - like they were in denial of our complaint.

HAD WE FALLEN FOR THE SUPERB MARKETING and BOUGHT 12 PROPERTIES with 12 MORTGAGES , seriously we would by now have committed suicide, there would have been no other way out from the debt etc re the climate in USA today.

MY SINCERE ADVISE -  STAY WELL AWAY - if you don't you face falling into the trap we nearly did, driven by greed, rose tinted glasses etc - we've been their, and their marketing sucks you in, but you wont get your rental income, you are more likely to get lots of foreclosure letters or if you buy cash your money will soon be worthless -look how property is diving everywhere.

Hi All,

MRI are for sure called DCC as I have seen same staff at LOS ALCAZARES office. Murcia. To get my keys and rent back ,but no luck.

Shall we stand up to-gether. Any Suggestions.Come on Guys.

Oh dear, So it is not good news. I was over a couple of weeks ago to find the office in mojacar gone. I probably wont get a refund for the rentals package but even my keys would be nice!!

Hi Deerpark,

We used MRI and bought an apt on the costa blanca. On reflection I feel we could not recommend this company because we had too many hiccups along the way, and we are still waiting for the furniture package,(already paid for) to be completed. The turnover of staff at MRI must be remakable as most of them who we dealt with originaly have disapeared.

Hi all, we also joined MRI s rental scheme but pulled out after a few months , I managed to get all our keys back but at the moment I am unable to get our 500 euro deposit back . This was supposedly for any emergency repairs which may be required and refundable when notice was given of termination of the rental contract.

Any ideas appreciated

After an exhibition in Belfast I went to Costa del Sol with MRI . We were shown around by a very pleasant guy who was one of the many directors. All was very relaxed & enjoyable and we saw some properties that we would have liked but without exception the push to and past the maximum budget we had indicated.

We finally decided we would love to buy a substantial 3 bedroom apartment on Dona Julia and said we would think about it overnight and do our sums as it was substantially more than we had budgeted.

Morning came and our contact came to collect us and we gave him the bad news that we couldn't afford the property. The relaxed approach suddenly vanished and while not explicitly stated the mood appeared to be one of "why are you paupers wasting my time" interspersed with great ideas such as - you could take a "no proof of income" mortgage & don't worry your only problem will be what to do with all the rental income. I'm sure you have heard it all before. We even had an offer of 15% down and nothing to pay until the property was ready.

His final idea was that if we were to place a reservation deposit to hold the apartment for 5 days he would break convention and have a clause inserted that we could have our deposit back if we withdrew within the 5 day period. At my wife's urging (as an escape) we agreed to do so and he took us to a solicitor.

We duly pulled out after some reflection back home and amusingly when we got the very prompt refund the exchange rate had gone in our favour to the tune of £25. Leaves me wondering am I the only person who has profited from pulling out of a contract with MRI.

Your post is par for the course when people try to pull out.

Strange how they can drop prices, alter deadlines, offer bargains etc., when this happens!

But the bit I loved the best was being £25 in pocket!

Wonder if they have any spare places for an Easter break...............I'll go have a look!

I went on an inspection trip with MRI.

When I suggested that I would need a little time to decide. I was brought in for interogation from 3 directors and the salesman. I was strong but i can see how others could be pressured into buying something they did not want. it'sphycological torture. Simply do not go on a cheap inspection trip. Speak to other owners and do plenty of your own reseach including a few trips and maybe rent. Make sure you can walk to a supermarket. An estate agent should be your last call.
