Hi All
Is there any information regarding the issues on La Reserva

1  As I understand it some of the blocks have been signed off by the architects and deemed a legal build pending habitation licences.
2 However there are issues on other blocks that suggest the build is illegal . BLOCK 7 ?and others.
3 Has anyone yet won a case against Pennaroya as I know at least one thats got a ruling but getting money back appears like its just not happening.

Isnt it about time that our questions are not answered ?

we have paper work that declares all of la reserva phase 2 illegal as the junta rewound the town plan to 1986, everything built since then that is not in that plan is illegal. hence the new town plan and the attempt to bring as many developments as possible into line and legal.  I have been told by the pennoyra sales office that block 7 is ok as long as the wall , around the road is either painted or bricked up to match. they said that la reserva would bve treated as a whole rahter than bits. They also said the town council were happy with everything so far. TIME WILL TELL. i will only believe something when i see it in black and white on paper!!!!  but if you read about the other stories up and down the cost maybe we are not badly off but should enjoy our appartments in the sun. we have just had 6 days in the rain in devon. i am sure when the worlds economey improves there will be no shortage of people looking for a place in the sun from nothern europe

Yep I understand that they have a new P.G.U Plan going through and of course La Reserva will get its status
However if what I am being told is correct is that the architect will not sign off one or some of the blocks as he does not want the responsibilty/ or liabilty.
If he dosent sign them off they can never be legal.Can they ?
Now regardless of different issue there is no way that Block 7 can be accepted as anything near the proposed plans and I am not talking about facilities here.
ITS BLOODY TERRIBLE  and if it aint pulled down I have pictures that will show a large part will fall down in the not to distant future.

Agree having lots of knowledge on most of the developments on the Costa Del Sol this is a very good area (one of the best) and at least its something tangible and completed ?)
Restuarants open
The poor souls with major money down on developments with no bank guarantees and will never be finished are the real victims.
Lets face it large parts of La Reserva are very good but completly let down by the developers on the last blocks and a few dick heads that spoil things a little for the rest.
Kick the Pikeys and get dog owners to act responsible and over time the values will be O.K (Exept Block 7)
If we dont then it could spell disaster over the longer term with properties virtually worthless as no one will want to stay or live there (same as any country/town anywhere)

i like the line in the sur article that says if you apply for an interim license you loose any right of compensation should the junta not approve the license. sounds like the usual spanish  crap justice.

when are the spanish going to wake up and saught out the legal system.

we have had our appartment rubber stamped by a notary, registered with the land registry, even paid IBI tax etc, so it beggars belief the junta will change there mind.  Spain has great weather, great people but it is run by a punch of idiots that need to be hung ,drawn and quartered. its also convienent that spain is not bound by EU law!!!!!!! or only when it chooses to.

thats my rant over back to the wine to numb my tattered nerves.

Well hung drawn and quartered the execute will do for me.
Yep yer right and do they really think for one moment that we would not sue the arsses of the councils/government/developers/solicitors if they have a change of heart and deemed anything illegal and knock them down.
Do the Junta know where monkies stuff their nuts as this is pure contempt and further insulting out intellegence (the way they look at it is we were stupid enough to trust them in the first place and perhaps they are right as theres nothing to protect us all from the lies and illegal scams that we trusted on face value)
Now for those sitting on the fence,not completing having only a bit of paper then thats yer lot as its built/any bank guarantees are worthless.
Now they have taken the p-ss long enough with peoples lives and with much of the world in the financial mess at the moment feel its time they stopped trying to make money out of their corrupted actions and clean up their act as Spain is in enough trouble as it is.
GIVE US WHAT WE PAID FOR and then at least we can all draw a line somewhere.


Now MY RANT IS BETTER THAN YOURS

Off now as I hear the wife yelling down the strairs as she wants her coffee/then have wash the dog,clean the car and hoover up.

JUST RETURNED FROM TWO WEEKS OF GLORIOUS SUNSHINE PLANTS ARE DOING A LOT BETTER ANDY'S BAR HAS ADDED A WHOLE NEW DIMENSION NO ARGUMENTS WITH THE WIFE ABOUT WHO'S DRIVING EVEN MET A RENTER FROM BLOCK SEVEN WHO LOVES IT AND HAS ALREADY BOOKED FOR A MONTH NEXT YEAR SO HE'LL BE DISAPOINTED IF IT'S NOT THERE. aLL RENTERS I HAVE MET THINK LA RESERVA IS WONDERFUL, IF LICENCES DO  EVER APPEAR THEN WE CAN ALL RELAX AND ENJOY AS WELL FINGERS CROSSED

dan you do seem to look through pessimistic glass's, your pint glass is half empty!!!   la reserva has a few issues with dog do and the odd dumped car but so do many urbinisations. i agree la reserva is looking great ,our two weeks in july( a distant memory now) was great with two weeks of sun. its rained since we came home and quite frankly we can't wait to go and enjoy our appartment again

sorry dan there are to many with vested interests in seeing la reserva not do well, i believe la reserva is looking better and will do in time. In the minutes of the agm it seems 72 or so appartments in block 7 are occupied.any one we meet at the pool says how quite the complex is and are recommending it to friends. With the eventual paper work in place hopefully we can all stop fretting.

Thats the bloody trouble that many wish to down developments in the hope that it will help their case.
Now I have a problem with MY apartment ,( swop to anotherthen fine)not the development as its looking better all the time apart from a couple of issues as which will I am sure wil get sorted when the legals come through and people complete ( more management fees are needed).
Trust me that knowing the Costa del Sol very well this location alone is worth the dosh and with building in the area stopped it will be supply and demand in reverse.in time.
Marbella sells news and boy has it done that as anyone would think that there  no other areas  that have problems
When the legals come through and Marbella in the future may very well have to be squeaky clean it was the place to buy and it will be again.
HOW EVER PERHAPS THE STRICTEST PLANNING RULES AROUND SPAIN.
What p---ses me off at times tthat many chose the location they want,then pay a deposit then when the market turns they start running it down.
The reasons you bought are still there as your finding out,however perhaps you bought with nothing else in mind than money.
Still say Block 7 is cr-p though.
Sorry if I am ranting but if many only new what problems there are on other developments where thousands have lost massive deposits with no chance of getting any building or money back it makes a issues such as dog s-it seem pathetic

Its pissing down with rain here now 6 weeks of it i will be buying a one way ticket soon! to Spain

I know what you mean about the end of block 7, however if you look across from block 7 from our balcony  block 1 looks over built to, There are many dark ground floor appartments, we know of one appartment that has the drains of his block going acrosss his cieling, we have good friends who have the garage doors below them. i don't know whats wrong with your appartment ,have you approached the office?

You only have to drive down to the Riverera and head inland they are still building thousands of appartments. Read an article about Nerga,... new golf course and thousands of golf appartments approved by the Junta dosen't make sense. 

Hopefully marbella will rise out the ashes. with a new transport system, new marina and all the other investment the tide will turn when the economy picks up. Hopefully the corrupt will get justice but thats probably asking to much.

Marbella is not in the ashes as its the Jewel in the crown.   Down at the moment will be back and love the area from La Reserva down to El Rosario.
Why do I know this stretch is good because thats where most of the solicitors/E.As and toff knobs live.
My apartment dark Put it this way ?Have you watched "Most Haunted" remember looking across the room , saw the white eyes of the wife ,scared the crap out of me
Think the one with the blocked drains must be communial toilets/My apartment

Yep done the office thingy its a shame that money/greed seemed to have spoilt the last bit.
However as can be seen much of Reserva is simply excellent ,would be more than happy with what I want to pay for and right if you want to see real over built crap go inland in Riviera.
Anyway. I am not one of those that because its not turned out right for me, use this as an excuse to go on a self motivated revenge attack kicking the crap out of a development week after week. 
Never thought they would have to complete and now its everyones fault but themselves
Facts are facts and Reserva ticked all of the boxes and lots of people bought to spin and make money (Know someone who bought 10)
Fact is that if you bought at the right price you would still be O.K.now. ( liceneces get issued and the credit eases and bingo.)

Oh well Saturday night and the Pubs calling and better sign off as I think I am getting myself in a prime position to get my arse kicked by fore- mentioned posters.
Trust me this will bring them in from every development on the Costa del Sol cause every development has one or more 
Now .Was it you that said my glass was half empty

Hi Guys

The price of Petrol is coming down in Spain, a couple of months ago I was paying €1.26. this morning I paid €1.17, It would seem that the Spanish companies are passing the drop in all prices on to their customers, unlike in UK.

The Reserva looks great on this lovely sunny morning, I was in block 7 this morning nothing much to report except a padlock and chain has been put on the gate to the small swimming pool, I suspect to prevent entry to block 7 via that route, after recent introusions.

Viva La Reserva and  to the moaners (as Dan would say)
