Despite your predictable insight, I would prefer an answer from the person who made the post. The reason the question is valid is that I do have a valuation for an uncompleted property in ME23 which is within a few percent of the purchase price.

I,ve been told the value is higher than what I paid
yet the 80% guarenteed  is so far not forthcommingI have only been offered 
60% of the Purchase price.

So as to what is the true value I have no idea

For the record,I have e-mailed queries to Peninisula on quite a few occasions now,and have always received a prompt reply from Sonia or Celestine,even on the same day............it does seem very odd that Simon P can get no response.

I would also agree with Ponty that it's not really very helpful if we're all going to start  guessing what other people's valuations are......Sharon H has confirmed that mortgages ARE available are to 80 per cent  of the purchase price,but,as is always the case , will still be dependent on each individual's financial circumstances.
Personally,I was never under the impression that the potential rental would be taken into account in deciding what a bank would lend.
I was also told the guaranteed rental would be 5 per cent,so I can't really understand why anyone expected it to be more than that.

Mortgages are a total nightmare in Spain right now and the mortgage system over there is such that once you get a poor mortgage you are stuck with it. No switching lenders every couple of years like you can in the UK. Peninsula's building delays for ME23 have resulted in delivery at the worst possible time to secure a mortgage

Unless you are seriously wealthy you are going to have trouble. If the development was delivered on time (e.g. at the start of this year) then it would be a totally different story. OK we can't blame Peninsula for the credit crunch and the housing market crash in Spain but this has worked out horribly

Despite Sharon's assertions that she will reply to e mails directly  I am still waiting for a reply.

I have a deposit on Granada Greens and am being asked to transfer this over to another development nearing completion which may suit Peninsula but doesn't suit me.

My lawyer wants me to do this but I am not sure if I would be throwing good money after bad in the current environment.

Hello billseddon.

I don't understand why you've been asked to transfer over to another development. What reasons have you been given? I can only guess that that's because Granada Greens has been put on hold. Also would you care to share which project you've been asked to swap to?
