Dear all,

We have just arrived back from a weeks holiday in Veranda and I feel that due to the diabolical state of the complex i needed to put pen to paper and let you all know about it. I have sent the e-mail shown below to Helen Morris (President) and the Administrator. Unfortunatly i can't show the Photo's on this thread but if you would like to see them please PM me your e-mail address and i will send you the complete pdf file inc the photos. I feel that now the individual community fee's have been set by the Administrator and we are being asked for our bank details, we are being expected to pay for gardeners and cleaners that are not actually on site carrying out work that we are paying for.

ITINARY OF FAULTS VERANDA AGUA

SPA AREA.

1. Hydrotherapy Showers.

• The glass doors on both cubicles require a door stop fitting to stop the doors being pushed inwards. At the moment people are pushing them inwards which are causing the hinges to be pulled out of the wall. The top hinge on the left hand glass door is badly pulled away and loose causing the glass door to catch on the tiles which in turn has chipped the top corner of the glass door. If this is not rectified shortly then more serious damage will occur. 

• The shower trays have not been sealed with silicone. This is causing the water to run between the wall and shower tray. The water is going to run out and find its way below into the basement of the spa area. Also mould will start to grow in the gaps.

2. Hot Tub.

• Temperature regulation very hit or miss. Wednesday 22nd October 2008 the water was very cold and smelt really stagnant. The administrators were told and on the Thursday the water was at the correct temperature but still smelt stagnant. Friday 24th October the water was way too hot and has stayed at that temperature since. The water was that hot it was causing all the windows in the building to steam up. Recommend that the water is replenished, that the correct chemicals are added and that the correct water temperature is set and maintained.

3. General Items.

• Most of the Gym equipment is going rusty. This is due to the humid atmosphere caused by the high temperature of the water in the hot tub and more importantly due to the fact that the equipment is mainly stood in water. What’s happening is:- People are coming out of the swimming pool and going into the spa building either to the toilet or the hot tub dripping water onto the spa floor and vice versa from the hot tub back to the pool. Due to the fact that no drainage is fitted to the spa floor there is no where for the water to drain away and so everything stands in water.  The wet floor tiles are very slippery so with children running in and out of the building there is a serious accident waiting to happen.
The multi gym machine is not useable due to the fact that there are no weights to be found.

• With reference to the toilets, the door handles are loose on both doors; it would be easy to get locked into the toilets if the handles fall off. During our time there at no stage was any toilet paper fitted to the dispensers or any soap dispensers filled up.  The toilet seats are loose; all the metal handles are going rusty especially in the disabled toilet.

• General cleaning of the spa area was a disgrace; this however did slightly improve (by the way of the windows being cleaned) once we had complained to the administrator. There is no outside light fitted over the entrance door, bare wires only.


POOL AREA.

• Clarification needed of when the swimming pools are open and when closed. Not sure if closed 15th of September or 15th of October. If the pool closes 15th October then whilst we were there the pool wasn’t cleaned once. There is no water in the small splash pool, the reason being it has a leak? This is what I was told!

• There is however a bigger problem with the concrete around the pool and pool showers. It has started to crack; this is due to a poor foundation. The foundations are washing away. Please see photo’s below.

GENERAL.

The general state of the complex looks much unloved. The grass is going brown and very patchy. During our weeks stay I didn’t see the irrigation working at all. There are weeds growing out of the pathways, the bins are going rusty and are full of rubbish. There are pieces of paper littering the whole of the complex. The walkways are filthy.

We also found a lot of faults,as a builder myself i had to take my builders hat off and not look too closely at some of the things that i saw.

We noted almost everything you have noted and more.

Would be gratefull if you could send photos to see if it is worse than before,we are back out on 28 nov.

Hi Kevin and Debbie,  well done on that report  we agree with you that the spa/pool and the communal areas are certainly in need of some work. And sooner rather than later, as some of these minor problems could become bigger and bigger and end up costing the community large sums at a  later stage.

Before we left on the 2nd Nov, the gardners/maintance were on site the irrigation system was on and they were spreading new grass seed, the rubbish was cleared so that is a start.

Hi kevin and all at veranda , Kevin our views of the finish are disappointing also , some of the details you give i have already posted dated sept 10th , you may like to read ? we are in a duplex in block 7 and we have to report a alarmingly high amount of bad workmanship to our property , to the extent that Key Mare are sending in builders to remove the top terrace as water is entering via a lack of membrane , this has caused us much grief and upset . The inside of our new home is going to require redecorating and woodwork ie doors and frames replacing , also electrics checking as the water has gone into the fuse board . " SO YOU CAN GUESS HOW WE FEEL " .

Key Mare have been pretty good up till now but we are glad we were able to be present to meet with them when they first visited to view the damage etc , and we are hoping they are going to do all they have said to put this and our new holiday home back to a decent standard ! we will see ! .

Can we make all residents aware the terrace drains are our responsibility and you should all check on your next visit that they are clear , especially as they may have builders rubble still in them , i guess some of you may be now guessing what some of our problem has been .

All we can say is we are committed to veranda now and when our main problems are sorted we will be back to our upbeat positive mood on our home and the area again but feel the best and most positive way forward for us all is to share all our experiences good and bad , as a collective we have a grater power and togetherness over our concerns .

On this note can anyone PLEASE give us any details and results from the first meeting as we have been told nothing but have received a request for community fees !

Hi Glenn,

There may be other people with problems too and their own opinion of Keymare but just haven't been vocal on the forum.  I have to be honest and Keymare were very quick at sorting the few snagging problems out that we had so I am sure yours will be sorted too.

Hi  everybody at Veranda

Eye on Spain is a great way of communicating with people that we would have probably never have known about or met yet which is great this is why we decided to tell you all about our concerns on our complex.  Hopefully lots of you will have read this and we can all as a community work together to sort out these snagging lists and so next summer we can all have great holidays and be proud of our complex.

HI everyone

Regarding a de-humidifier,it does what it says on the tin, DE-HUMIDIFIE it will not suck water up pff the floor if people keep insist on being wet.

A de-humidifier might make the problem worse,as it would also suck moisture out of the mortor in the plaster work giving us cracks in the walls.

Surley KM are still responsible to fix this and not us.

Hi Everyone,

Just to let you know that we were there at the weekend and things have definately improved.  The Spa has had some corrections as per Debbie and Kevin's notes and everyone elses complaints. It is now also getting cleaned every day other than Sunday and Wednesday.  The gardener was there cutting the grass and weeding.  There is grass seed planted and the irrigation is on.  Fincadelia are obviously taking on board what we are saying and actioning things very quickly.  The items relating to construction are obviously down to Keymare and have been passed on.  Lets hope they action those things as quickly as they pulled rank on the Satellite installation!!
