I think it is fair to say that we still believe in the concept/lifestyle of corvera golf but we are all obviously disappointed with the progress of work on site especialy in providing the facilities which was promised at point of sale, without these facilities we all agree this project is pointless and there is know way we would have purchased without these facilities.

Now we can either walk away and possibly lose our deposits or maybe we can work with the developer and put together a program of works to put these facilities in place as promised. It would be in there intrest im sure to keep us on board if we agree to complete at original price oncethe facilities as promised are in place.

To help the developers finance this we could agree to complete on each phase once a certain facility has been provided, ie; once hotel is built people on phase 1 complete there purchase, then when next agreed facilities are provided people on phase 2 complete etc etc thus providing cash flow at each stage, hopefully this might help put this development back on track.

If we all walk away the developers will be left with a lot of unsold properties worth 50/60% of the value that we agreed to pay, they will struggle to find buyers in this economic climate especialy from the uk and will incure a lot of marketing and estate agency fees plus they will need to get past all the bad press we will inflict on corvera. Now all this will sometime to achieve ie; build hotel etc or what ever we agree, which is why this cloud may have a silver lining it will give us 2or3 years for the economy to at least start to recover and hopefully the pound will gain on the euro. I think any court would surely see this as a fair compromise.

Now before you all chuck your toys out of your prams this is just a suggestion?

I like the theory but can't honestly see Calidona being happy to wait 2-3 years for some return.

My thought were along the same line but more around the golf course and club house, once these are complete and up and running I would be more happy to complete on my purchase, providing a further legally binding contract was drawn up on the back of completion where Calidona agrees what facilities are still to be delivered, when they will be delivered and a financial penality (payable to the owners who completed) if any of the deadlines are missed. If Calidona was prepared to back up their commitment then I believe people will be less worried.

Any thoughts?

Fair point.

Still needs a collective representation to calidona.

As far as I am concerned (P1 - completion May/June!!!!!!!!!!!), I shall be seeking for some sort of agreement (in writing) to get these facilities in situ before I complete (which we are entitled to) as per their brochure/advertisement etc.etc. or a firm timetable with penalities.

Calidona needs to comunicate in positive manner, NOW.

Hello all , was in Corvera week ago and spoke to onsite people who stated that clubhouse ,small shop (groceries etc) plus sports facilities will be ready or nearly ready .Did not see any build for clubhouse ,however was busy even on the saturday afternoon .Am in total agreement that these facilities are essential.Think its important over the next few months progress is monitored on the build for these facilities.Corveragolfinfo is good for pics but anyone living near who has a vested interest may be able to.Just a thought .

I agree completely with the course and club house, and definitely the existence of a shop. Anybody who has visited Roda can see the difference they make to the development. From staying there a good few times, the course is an excellent one, and definitely encouraged visitors even before Phase 1 was operational, but the opening of the new club house is a huge plus. If there is one thing currently missing from Roda, it is a sort of corner shop where you can get milk, bread, beer etc, without having to take the trip to LA which is just that little bit too far to walk.

As a Roda owner I would like to offer my opinion of the lessons to be learned about Calidona and promised  facilities.

As I recall the course was completed first and then Phase 1. A small temporary clubhouse was built and that was it. Three years later no sign of promised hotel, no sign of promised Spa, no sign of promised shops, no sign of tennis court..... 

The dream that was sold was you would buy into a lifestyle of golf and leisure in a gated community with all facilities available. I remember being shown the model in the sales office by both the agent and the developer. I remember being told that everything would be built within 18 months of a license being granted,

What you were not told was that licenses would not be fully applied for until the developr was ready so that the developer could say he was keeping to the contract of providing the apartment and facilites within 18 months of the license being granted. What you were not told was that these facilities would not come for a number of years because the providers of those facilities will not invest until there is sufficient footfall and there will be no increase in footfall until there are facilities..a vicious circle. The gated community is open as the gates to the community has to be left open to the public. So this is not the private facility that was promised.

Three years on we have two (out of five phases complete) and a third almost complete. In phase 4 we see there are a number of villas nearly complete but that is it. There is a seperate thread on phase four which I have no knowledge of. But there are no facilities anywhere.

Yes there is a club house which is excellent but there are difficulties with it. Owners who bought preferential golf rights don't have an exclusive area to store their clubs and their changing facilities are open to everyone. If you live on phase 3 you need a car to get to the clubhouse car park followed by a lengthy walk from the carpark-lovely in summer but offputting in winter.

As those that know us will confirm we are enthusiastic Roda owners. We were there at Xmas and will be there for a few days every week in 2009. But we have stopped peering over the gaping hole that was the promised hotel and shopping complex and we try to enjoy our lovely apartment and well-tended grounds in Phase 3 accepting that the facilities may come one day but in the meantime we will need to use the lovely shops  in the local towns.

The Roda experience of will it happen, will it not, is very stressful made worse by the complete lack of information or places to get information. In my opinion Corvera will follow the same pattern.

that is a great piece of information and paints a very realistic picture of what is inevitably going to happen at Corvera.

Calidona have clearly manipulated the system to their own ends with regards to Roda and obviously they are going to attempt to do the same with Corvera. I am hoping we can act to prevent this happening. Thank you for taking the time and effort to inform the message board.

Promises promises dont mean a thing, dont care what they promise on paper penalties etc etc, we need these facilites in place before we complete.

what will make this a 5 star resort,? a 5 star hotel its so important we get this in place its what we bought into we are not being unreasonable, if we let them take all the monies out of the residential units there will come a point when they possibly walk away as they have taken the cream out of this development, as you have seen on roda they are in no rush to build the facilites, like any business its all about  money in the end.

Our owners club is ouite a force now and growing by the day, they have sold 1200 units 60% to uk based people equates to 720 units, our club will account for 200 plus units in no time, if we owe them 160,000 euros each that equates to 32000000 (thirty two million euros) and if we can get intouch with the remainder of the 520 owners we will be a major force.

We need these facilites in place at various stages before we complete no excuses, we have got a chance as a group to make this happen!!

i am a phase 4 roda owner , and would echo and support buntys comments lack of communication and information has been appalling , i got a call early december from customer services asking if i would be taking up there offer of  30 days free accomadation by way of an appolagy for the delays i asked for two points of the offer to be clarified as yet i have had no responce  add this to phase 5 being mothballed indefinatly no sign of the hotel , tennis courts etc and none of it adds up to the 5 star lifestyle that we were sold and indeed have paid a premium to be a part of and then to recently find out that roda is not a private resort afterall , and bear in mind that roda was built mainly in the boom years and mortgage availability , whilst appreciating that some owners may be posative because they have completed the fact still remains at this moment in time they have paid and we will be expected to pay a premiun for facalaties that do not exist and indeed we have no idea if they will ever exist , oh nearly forgot to mention the private and exclusive beach club for roda owners i was not aware that private and exclusive meant open to the public , there again had i been aware of calidonas  appalling customer service and and inability to deliver the product as stated at time of sale had if i been i would never have purchased from then in the first place .

i would advise corvera owners to be very cautious and not end up in the same situation as roda owners as its not very pleasant .

may i wish you every success with your owners group and hope you achieve the desired and indeed correct result .

I am an owner on Phase 1 in Roda and whilst I agree with some of the comments about the shopping centre, tennis courts and restaurants I cannot in all conscience see any developer putting money into the building of a hotel in the present economic climate. Irrespective of what was promised the whole global financial landscape has changed dramatically in the past year and businesses have to consolidate and reign in unnecessary spending. If I were the owner of Calidona I would not be building a hotel for a number of reasons not least being the fact that three or four hotels in the local area are closing or have closed including the Hyatt in La Manga, Intercontinental hotels in the Polaris resorts and the La Serena Hotel which just opened last year. Would any of you jeopardise your business to build a hotel at the moment? This is not an excuse and I really do want to see a hotel in Roda and Corvera in the future but it just doesn't make economic sense at the moment and certainly not worth seeing a strong company going bust over.

I don't rent out my apartment as between myself and my sons and grandchildren there is practically no availability and I like to be able to down tools if it is freezing at home and go down to Roda. However I have a lot of neighbours and friends who do rent in Roda and the general consensus from all of them is that whilst they would like to see a hotel at some stage the most important facilities to have are the shopping centre, tennis courts and some alternative restaurants to the clubhouse. As owners on Corvera these are more important to your potential rental income stream and your lifestyle than a hotel which is really only going to support the golf course. I do not suggest that you abandon the pressure for a hotel in the next few years but we all need to appreciate that times have changed and I would rather have a hole in the ground at Roda than a half built monstrosity or an empty hotel and the negative publicity for the resort that that would no doubt entail. Having friends who have stayed on resorts where there is a hotel and having stayed on one or two myself I did not use the hotel facilities too often as a 5 star hotel is very often over priced and not a place I want to relax in after a game of golf.

I agree with all of you that we are entitled to what we bought into but having see the global meltdown we also have to be responsible and recognised that times have changed for everyone and that we may have to wait a bit longer. I also agree that there is a responsibility on Calidona to correspond with their buyers and let them know that they have learned from the mistakes made at Roda and to keep the purchasers informed and on side during these difficult times.

hi don ,

i agree with some of your sentiment however the fact remains that we are paying a premium for these resorts they were sold with these facalaties and as such should be delivered with these facalaties as promised .

if not calidona should offer people alternatives ie lower entry prices or refund of deposits as they cannot deliver the product as advertised , afterall  you would not pay for a bentley and accept delivery of a fiat in its place !! .

the cause of all the problems is in my opinion mostly due to calidonas inability to deliver the product as described at point of sale , yes the world matket has changed and may never return to what it was who knows ? , but the fact remains had calidona delivered the product on time none of these negative posts would exist they only have themselfes to blame , might also be worth checking the post on the roda forum as to trying to get snagging issues resolved .

i should like to add that i believe calidona put together and sold a great concept but up to now they have not completed a development to the spec stated at time of sale .

Hi Everybody,

Whilest I argee with alot of what Don says and indeed the economic situation is not of Calidonas making, it still appears we are not going to get what we were sold, i.e. a " five star resort ", with all the facilities that entails, IF that is the case ??, then Calidona should perhaps be offering some kind of discount.

I don't believe it would be in anyones interest to push Calidona to the point of bankruptcy but it does seem at the moment we have brought into a dream with negative equity, (at least in the short term), and together with the fact that we have probably all got our sums wrong due to the unexpected strength of the Euro, again not really Calidonas fault, of course this particular problem only relates to those of us buying with Sterling, it would be nice to think they are willing to perhaps have a "sit - down " at this stage and establish what exactly we can expect for the balance of our money before we are actually parted with it.

hi don,

they have sold 2/3s of this development at premium 2005 prices, so no excuses for not building the facilities as promised including hotel, forget recession we want what we paid for or deal is of.

Not intrested in football pitch, tennis court or whatever they cost pennies in relation to this project, we want what it takes to make this a special place hotel etc etc etc.

If we work a solution out together (ie they build what we are paying for) all this negative talk will turn to positive talk and can only help to sell the remaining 600 residential units.
