Early Jan - Went for a drive in the hire car past Oasis via the end of the outer road near J13/Oasis onto the dirt track - drove for 4km on the dirt track, went round some pre-formed (still dirt track) roundabouts with accompanying palm trees and for the whole of the drive the land has been flattened, odd mound of earth where it looked like it had been dumped but all around its flat with dirt tracks suitable for trucks, at the furthest end were a load of portacabins, met a truck on the way back as drove up the other side of the Oasis land, all the land drains etc are in, and the land has been perfectly flattened and is ready to build on I'd say.
All in all was surprised just how much of the whole site has been prepped, a helluva lot of money has gone into that for no immediate cash return, now in my mind no company unless certain of its financial standing would have done all that prep work at such an early stage.

I agree. We went for a drive along the same dirt track when we were over at Xmas and as you say it is all prepped for something. What was supposed to be built there?

19,500 properties in total still planned to be built across the whole site. Suspect the 10 year plan has pushed out 5 years tho now.
Outer ring road will be 25km round.
Jardins have 1950 properties from memory with all but 50 now sold

Hi Shampers,
Good exploration and excellent evaluation of the situation with regard to future development plans and company stability.
We all have our whinges about PW (me especially) about the way they treat us, but I truly believe in the future we will all be happy with our ownership at this development and be thankful we bought off plan or at its birth when it was affordable to us.

WHEN OVER IN JAN, I WAS REALLY SURPRISED AT THE AMOUNT OF APARTMENTS IN NARANJOS JARDIN 8, THAT LOOK LIKE THEY ARE NOT EVEN SOLD, I TOOK A WALK AROUND AND ONLY 12 HAD ANY SIGNS OF OCCUPATION EG OUTSIDE LIGHTS, CURTAINS ECT, WHAT DO YOU RECON

Jill, don't worry, i walked all 13 Jardins 3 weeks ago, no more than 20% had lights or any signs of use, and 97% sold, bear in mind that we completed 6 months earlier than scheduled (18mths from build commencement 1/4/07 was the guideline) as most PW properties have previously completed 12mths late (or longer). I hadn't planned to complete until Dec this year, if evereyone else was in the same boat then maybe lots of people already had a holiday schedule planned and booked/money committed elsewhere until later this year

Ours would be one of the ones you would look at that has had nothing done at the moment. We don’t intend to start furnishing until the spring the reasons for this are as we completed earlier than expected we had already made plans for our vacation time for 2008 and completing towards the end of the year made it difficult to organise things. I also considered it a good idea, as we are not intending to use the apartment until the spring to leave it unfurnished so that if any problems developed in our apartment we would not be worried about the contents. I am coming back out in February again for a couple of days to check all is ok before we make final arrangements for the furniture we have ordered be delivered in March.
I think people may have decided to leave them unfurnished for these or other similar reasons at the moment, poor exchange rate would be another reason to wait.
So I wouldn’t be particularly concerned at the moment about properties looking unloved

HI JILL
ME AND MY WIFE CAROL ARE NUMBER 702 LOS NARANJOS. I WAS OVER TWO WEEKS AGO PUTING SOME LIGHTS UP I WAS OVER FOR FOUR DAYS .THE DRAIN ON THE ROOF TERRACE WAS BLOCKED AND IT WAS FLOODED. SO I REPORTED IT TO THE OFFICE AND ALSO SOME DAMAGE TO THE LITTLE ALCOVE UNDER THE STAIRS FROM THE FLOODING. THEY SENT ME AN EMAIL THIS WEEK SO LET ME KNOW THE WORK HAS NOW ALL BEEN COMPLETED BUT i WON'T KNOW FOR SURE UNTIL I GO OVER AGAIN AND CHECK IT. THERE WAS NO-ONE THERE WHEN I WAS OVER EITHER, MOSTLY THE PEOPLE WHO LIVE IN JARDINES BUT FEW ON NARANJOS. WE ARE HOPING TO GO ACROSS AGAIN IN MAY TO CHECK THINGS AND MAYBE PUT SOME FURNITURE IN BUT MAYBE BY THEN MORE PEOPLE WILL BE AROUND.
I HOPE YOUR APARTMENT IS OK AND YOU ARE HAPPY WITH IT. WE THINK IT IS GREAT AND BY THE SUMMER IT SHOULD BE MORE LIVELY. MAYBE WE WILL MEET UP SOME TIME IN THE FUTURE. GOOD LUCK AND STAY IN TOUCH.

I would say the first phase of the Jana villas at the top end of Los Naranjos would be ready in abouth a months time, they all constructed and painted, just need landscaping and tidying up.

Welcome to the forum, when I was last out in December the Villa Janes at the back of Los Naranjos Jardin 8 were looking all but completed, they had a lot of activity in and around them (Decorators and landscapers). I have posted 2 photos in the photo section under the Condado De Alhama listing, dated 27 Jan 09, which were of the view from my solarium, but it shows the Villa Janes.

I think most of the Jardins and Naranjos were sold during the boom times. Within that some people will have bought with the intention of selling the property on before completion (so-called flipping) and some of these may now be having difficulties in completing, they like the rest of us would also loose a lot of money by not completing. On any big development you will always get a small percentage that haven’t sold and also a small number of people unable to complete due to personal circumstances and yes these numbers will possibly be greater in the present climate. In the Naranjos part of the complex I would consider most of the inactivity is due to the time of year the completions have taken place rather than the financial climate. PW have taken action in suspending future development of some parts of the complex until things improve which albeit an unpopular action is from a business perspective the right thing to do. However even if your suspicions are correct I still wouldn’t be unduly worried as this was always a long-term development project which has now probably now been extended, but it is still a 5 star development and is in my opinion still being built to that standard. It is easy to read negative articles and posts about the problems PW are having but it is important to remember that this isn’t a situation of PW making, all sectors all over the world are suffering and PW will not be any exception to this. It is important they do the right thing to preserve its and our investment in the project not to mention that of the banks. If you look at published articles about Murcia in general this complex is often sited as a significant part of the future development of the Murcia region due to the prosperity all the people owning and using these thousands of new homes will bring to the area. I for one am happy to sit back and watch my investment grow in the LONG TERM and whilst I am waiting for that to happen enjoy. I will still keep having my whinge at and about PW for some of the things they do to others and me, but thus far I have no regrets.
