Hotel delayed on Roda - what does this mean for Corvera?

If the hotel is not to be started on Roda for at least a year - with at least 2 years after that untill it opens, that will be 5 years from the first completions of properties to the opening of the hotel.  Therefore with one year approx to the first completions on Corvera we are looking at a best case scenario of 2015 for the opening of the hotel (on which no contracts have been signed and no hotel chain confirmed - although De Vere have an "option" to build which I predict they will not take).

I feel it will be more likely that no hotel will ever be built on either site.

What do people think about this, do you agree and what does it mean for the viability of Corvera as a Resort? 

I would like to be convinced that this will not be the case, as I have signed up for 2 units on the Corvera development.

Corvera Golf and Country Club.

The clue is in the title.

O.K. we may miss the spa ? We will have a golf course linked with the PGA of Europe who's winter HQ will be within its clubhouse and it's proffesionals academy within it's course structure. We will have a sports centre inside the boundary as well as another just outside along with the commercial centre. We will probably have an equestrian centre and a national park on our doorstep. . We will have communal and private swimming pools all over the complex . We will have an international airport just five minutes away

We may not have a hotel with 90 rooms taking bookings away from those of us who wish to rent out our properties.

As long as we manage to get some sort of entertainment at the clubhouse why will we need the hotel?

O.K. we may miss the spa ?

Hi Dave

To me Corvera is a bit like getting married.

Just before the ceremony, you doubt your finances, question your commitment and wonder if you are doing the right thing.

I always try to remember why I fell in love with my wife in the first place and then everything is re-assured. Same goes for Corvera. I hope in 23 years time that we also will still be "happily united".

Like marriage though, it unfortunately will not work out for everybody.

 

P.S. I also have the unfortunate habit of seaching for the good in everything/everybody.

As you say Steve - the clue is in the title - unfortunately a lot of the "country club" facilities are linked to the provision of the hotel - eg. spa, gym, additional restarant, bar and shopping facilities, etc. plus indoor and outdoor swimming pools.  Villa purchasers have already been told that they will not be allowed to use the communal pools as these are solely for apartment (and townhouse?) use.  Spain in summer without access to a pool.....?

Like you I'm usually a "glass at least three-quarters full" person - but I'm afraid someone's been drinking my beer!

I agree it is like getting married.  Its like agreeing with a wedding planner that you would get married in a beautiful cathedral with hundreds of guests, flowers adorning every pew, white doves to be released outside the church and nothing but the best champagne served to all.

However, when you turn up it's an empty field full of cow sh*t.

The wedding planner promises it will all be provided in 3 years time - but you're getting married (and paying for it) now.

Villa owners not having use of the communal pools? I take it that the villa owners having their own Private plots will not contribute to community fees so this I suppose is quite understandable. They do of course have the option of installing a private pool with the money saved from non-contribution. If I had bought a villa and not budgeted for installing my own pool then yes I agree I would have probably hoped for a freebie off of the hotel.

I am putting my point of view merely as an apartment purchaser.

O.K. so we may miss the spa.

P.S. What's a wedding planner, is it someone posh people use to organise things so they don't have to be bothered?

I am all up for a bit of positive thinking,bright side of life etc etc, but i cant believe that there appears to be this attitude of "oh well ,nevermind"  when we are all getting right royally shafted by the developer..Hotel,spa, shops,restaurants we all ,investors and lifestylers bought into this as a completed  quality development, not some half arsed pile of crap that will be sitting collecting flies for another 5 years. If someone came up to you nicked your wallet and kicked you in the balls you would be pissed off to say the least. Calidona are doing this to us and they will not get away with it.

Going along with the marriage analogy, just because you have married her it doesnt mean you have to stay with her for another 10-23 years if she turns into a  massive nagging  pain in the arse that spends all your cash and doesnt let you play golf with your mates.! We all make mistakes and it turns out that this is one of those.

If you are happy to continue getting turned over then thats fine by me, but remember without the Hotel,the Spa, the shops the retaurants this will not be the dream holiday/retirement/lifestyle/investment that you bought, so how is that a good result?? im afraid the glass is definitely empty and Calidona have drunk my beer. Thast not being pessimistic its being REALISTIC which seems to be something seriously lacking on here.

if someone responds with "its not calidonas fault there is a recession" then 1. i  will scream and 2. its not my fault either but if i pay a lot of money for a quality product then i expect a quality product to be delivered. I dont suppose if you bought a porsche that you would be very happy if when you picked it up it was actually a v.w golf.. or if we are sticking to the marriage theme its like marrying Claudia Schiffer and then waking up the next day lying next to Great auntie maud!

I take it Spanhod that you are also one of those who won't be going into work today because somebody has dumped a pile of snow in your way? People with that sort  of give up attitude got shot in the first war for running away, Thank goodness most stayed and fought hard for their dreams.

I also take it that if Claudia Sciffer lost a foot, you'd walk away from her as well.

yes thats correct, but i will either get my deposit back or walk away because i know a lame duck when i see one. I am well onside on my property dealing thanks for asking ,but be careful how much you criticize because there are a lot of people that are hurting because of this and dont desrve to hear your smart arse smug little comments.

You're the one that called me a prick! I have a lot of empathy with the investors on Corvera (see all threads) but I do take umbrage with those that try to spoil it for the Lifestyle buyers that WILL be sitting on their terraces in ten years time enjoying watching a top class round of golf in the sunshine.

P.S. Even the hotel MAY be built by then.

 P.P.S. I do hope you and any other investor get your money back. It's the only reason you bought in the first place whereas living there is the reason we lifestylers bought.

As villa purchasers we have every intention of purchasing our own pool - I'm not looking for "freebies" as you put it from anyone - and certainly not from the apartment owners who, as you say, will be paying for the maintenance of the communal pools.   However I am not a golfer but a very keen swimmer (1500 metres at least 3 or 4 times a week) - I can hardly achieve that in my 8m splash pool in the garden can I?  Which is why we bought into a "country club" which,  as part of the hotel facilities (that I would presumably be expected, and happy to pay for) guaranteed me all year round swimming in a decent sized pool, while my other half is out on the golf course.

I am sorry to disagree with you - like you we are lifestylers and Corvera has been our retirement dream - unfortunately - as we have already reached retirement - 10 years down the line we will be too old to benefit from what we originally thought we would already be enjoying by now.

it would appear to mean the same as for the people on roda (i am phase 4 ) YOU SIMPLY WILL NOT GET THE FACALATIES THAT MAKE IT A 5* RESORT .

all you have to do is look at roda who are several years in front of you , check the postings on trying to get snagging done and post completion issues even pro roda owners are selling up because they are tired of waiting !! do yo in all honesty believe corvera will be different ?

Difi I'm sorry if I upset you, that was not the intention.

In fact when we have a community committee set up I shall be suggesting that any villa owner who wishes to contribute to the running of the pool is made welcome. This may help to overcome some of the shortfall from possible non-payers.

Absolutely incredible, when did this forum turn in to such a bitter and angry place.

Everybody is in this for different reasons, everybody has a serious amount of money invested in what may or may not be a great resort.

This is supposed to be a forum for exchanging information and trying to help and assist each other in what are terrible economic times.

When you post things on this or any other forum please read it first, if it doesn't read nice then the chances are nobody is going to want to read it.

Come on folks, get nice and start being a bit more sympathetic and a bit more understanding, provide useful information only and keep the personal insults and pointless speculation to yourselves.

i quite agree these forums are for sharing information and not for personal insults which are totally unjustified and counter productive .

on the subject of sharing information and as you are an agent with close ties to both roda and corvera perhaps i could ask about all the delays with roda as these units were sold in the boom times and calidona have been holding peoples money for a number of years .

1/ what has caused the delays ? ( please do not use credit crunch as they were way behind before it even started )

2/ why is the beach club not private when it was clearly marketed as such ?

3/ why is there no commercial center ?

4/ people appear to be having build quality issues which calidona appear not to be addressing ( community fees forum on roda ) why is this ?

5/ sold as a secure gated resort  ( which it is clearly not ) ?

6/ tennis courts / spa / gym /  all in the marketing literature simply do not exist ( will they ever ?)

7/ phase 5 mothballed indefinatly ?

8/ are we expected to complete on what could be a building site indefinatly  with no guarantee of the facalaties that we paid a premium price to be part of ever materialising ?

the lack of facalaties lay clearly at calidonas door , people are posting on these forums quite simply because they have valid concerns , through lack of information , delays , poor customer service  pre and post completion issues  , perhaps calidona should look a little closer to home as to why these forums are so negative .

please do not take these issues personally as i believe if you are close to calidona via roda and corvera you can help us in a posative way to achiave the desired outcome for all concerned   ie top class resorts with top class facalaties  delivered on time as indicated at time of sale .

i look forward to your responce and lets hope we can all move forward in a posative manor .
