Hotel delayed on Roda - what does this mean for Corvera?

Hi Searay,

We are an independent real estate and property management company and to a certain extent know as much as you do, we probably find out information just slightly ahead of you but that would be it.

We have no influence with Calidona, simply a good professional working relationship, we work mostly with Calidona as we believe them to be one of the best developers and we certainly believe both Roda and Corvera have the potential to be outstanding resorts.

I will offer opinions on your questions but they will be just that, opinions!

II would appreciate it however if you allow me to answer your questions, rather than you answer your own questions as in question 1) I can not guarantee that you will like or agree with the answers, however they are the answers as I believe.

1) The official line was the building licences were delayed in being issued, the nature of 0ff-plan is to seel a certain amount of properties prior to commencement of building or even applying for licences, maybe there wasn't enough sold?

2) I don't know, maybe Calidona decided it was not a viable proposition, remember if it loses money they will close it, this way we get to continue to enjoy it, the times I have used the beach club I have not had my day spoiled by non-owners, I would be upset if it closed completely.

3) I don't know, we waited a long time for the club house and the beach club, they are both here and both facilities are fantastic, I am told that the commercial centre is on the way, starting imminent, I would like to think 12 months from now it will be here and up and running and a huge commercial success.

4) We work with the technical department and they are addressing all of the issues regarding our clients, not always as quickly as we would like, however most outstanding snagging issues get resolved pretty quickly, I would advise people work with the developer rather than against them, if people speak to the developer and their staff the way they speak to each other on this forum, maybe there is the problem, but we are pretty happy.

5) The resort is gated and to my knowledge no crime, how secure do you want it? Roda Golf was always going to be open to members of the public for golf, ALWAYS! without those golfers, community fees will be much higher.

6) In my opinon yes, please see answer 3)

7) Phase 5 not "mothballed" no buyers, no construction!  I will definitely blame the economic downturn for phase 5, what would you have Calidona do, build phase 5 with no deposits from buyers, please be realistic, see the news closer to home in the UK, so many developments completely "mothballed" there is still work going on here.

8) Calidona will expect you to complete, if you have issues surrounding your contract and / or lack of facilities or you feel there is a "beach of contract", you must take this up with your lawyer, there are a lot of people very, very happy with their purchase, clearly you are not one of them and I am very sorry to hear that, but slowly (and probably too slowly for some people) the resort is coming together.

Regarding your final comments, of course I do not take you asking questions personally, I am pleased you feel I am reliable enough to give me the opportunity to answer, like you I am an owner at Roda and of course concerned about a number of issues.

I have also sold a number of properties on Roda which is I why I have gone to the huge expense of sponsoring www.rodagolfinfo.com and www.corveragolfinfo.com I am not aware of any other company doing thta or anything like it, I just hope people appreciate and enjoy these web sites, I try to keep them updated as often as possible and I try to keep them positive and informative.

A lot of people make the mistake of trying to handle a lot of these issues themselves, where is the agent who sold the property, they are the ones who should be looking after the interests of the clients, they like us got paid very well indeed, where are they all gone now and for those people who have completed and use the cheapest key holding service, what on earth do you expect.

For the most part our clients are all pretty happy, becuase we take the hassle away from them and keep them updated with any and all progress (or lack of it) easy to lay the complete blame at the doors of Calidona, but I know this for certain, they want to get the resort completed more than we do.

Remember we have 1000s tied up in Roda and Corvera, they have millions tied up, these are worrying times for all developers with many construction companies going out of business, thank goodness that is not Roda or Corvera.

I am not sure if these answers are what you hoped for, however these are my honest answers as I know them, I will not be posting again as this has taken up far too much of my time, however any enquiry that comes direct to me, I will do my very best to deal with them as efficiently as possible.

Agree with a lot of what you have said but the above is a little hard to stomach!!!  

We were sold a "Secure, gated, resort".  I agree the "Golf Course" etc was always going to be open to members of the public for golf.  But the golf course only was going to be public - not the rest of the resort.    So, why are we paying mega bucks for security - are the people that are running the golf course also contributing to the security costs of mobile patrols and security personnel. and in fact I am going to bring this point up at hte next Comunidad meeting in March.   And, why do all the other resorts in the area have gated access with barriers, that go up and down when people in cars enter the resort and we can't (well I do know the reason and I do hope it is getting resolved).

No, I am afraid, I did not buy into a  a "half secure" resort - I am afraid i want it as secure as it was promised to me in the sales literature by  sales agents  and I think others will agree.

Not sure I totally understand your point about the golf course meaning we get lower comunidad fees - I thought the golf course always had to be self sustaining as it is not part of the comunidad responsibility - as per every other course in the area.

It is sad that CIP has said that he won’t be making any more contributions to this forum.  He is the one person for me that could ultimately make Roda and Corvera work.  You only have to look at the time, effort and money that he has put into his websites, marketing and contributions to this forum.  He is a guy with an infectious enthusiasm for these developments and I sincerely hope that the resort facilities will eventually come to fruition.

Please do not interpret this post as sycophantic nonsense – my opinions of Calidona are almost at the opposite end of the spectrum to CIP’s.  Searay will know this as we have chatted on numerous occasions!  However I would say that if there is one person with whom you should deal with respect to selling or rentals then I would highly recommend him.  To my knowledge, he is also the only agent that actually has a presence at Roda and moreover actually cares about it.

I find it a real shame that only now are Calidona making any real attempt at putting their act together.  They are the only business that I could think of that would find it a good idea to market their resorts in the departure lounge of an airport rather than in arrivals!

Please lets not take our frustrations out on CIP – he’s one of the “good guys” and I hope will continue to make a valuable contribution.

i would like to echo what russ w  has said , i have been very critical of calidona and i believe rightly so , however cip genuinly cares about these developments and his clients (definatly more so than calidona ) it is a shame he is no longer posting as he is the one person who could make a difference .

As an ex hotel owner i believe that no hotel chain with any sense will commit to be on an unfinished resort.

However, we went to Corvera yesterday and had a good look around. I last visited in december and the difference is amazing alot more properties look finished, street lights in etc. There must have been 300 or 400 people working on the site, wagons bombing about, cranes all working etc etc. If they can carry on like this, then get on with the course, all this and the fantastic location must stand this resort in a prominent position for attracting a quality hotel when the time is right.

If you were a businessman using the Corvera airport and had to stay somewhere, would you stay in a field next to an airport or would you stay 6km away in a hotel overlooking a PGA golf course.

I personaly dont believe the hotel will detract from property rentals especially if it is a 4/5star hotel as the needs of the two user types tend to be different. The hotel should create an additional attraction but if its delayed it would be unlikely to detract from rentability of properties on the resort.
