Only thing I'd add is that if you'd asked those questions at a meeting 12mths ago then the expectations given then would not have materialised, the world that PW are currently operating in is so fluid that any questions on future plans will recieve either wooly answers or the answers that you want to hear (the Spanish are experts in those types of answers anway just to get rid of you).
If they ain't started it then don't expect it to be finished for years is my view, so we will get The (revised) Foro, the sports stuff near the Foro, The Golf Course and the completion of those dwellings that they have started or have pre-sold significant numbers of (The Cortijos near the only security entrance for example). As for the Oasis, the 2nd and 3rd golf courses and the other 16,000 dwellings then sit tight and expect it over the next 15 years as and when.
Agree about communication - it is piss poor, i've had no e.mail, and PW would no doubt rather have 'their' adminstrators for as long as possible.
Still think it will be summer 2010 before we see any kind of decent occupancy levels on Jardines let alone the other bits.

Fair point Dave........I am under no illusion the size of shite the world economy is in - let alone PW's problems & yes I guess they will always give us the half-full story I have no problems with delays - inevitable in this climate as we have discussed before. So far I have been quite impressed with the way they have handled the project so far, but do I think we should at least try & get latest visability / revised plans - even for the bits we can see. It was always a 10~15 yr project anyway - probably a bit longer now.
To be honest I am surprised at the actual size & speed that the new Foro has gone up. It's obviously needed, but that does not always mean a result. Lest hope they can fill it?? Nothing worse than empty retail units. Hope enough units are sold to create a good atmosphere in the summer at least. Cannot drive off the complex every night!!

At last, Someone who seems to have their head screwed on & not panicking.
I think it would be unfair of any of us to expect PW to be able to forcast the growth of Condado at this present time.
My son works for a very reputable local Company who on paper has enough work for all employee`s for at least 12 months, however they cannot guarantee it because no one Knows what the long term effects are having on other companies which could & will eventually effect those further down the chain
I`m sure no one at PW could have forseen the effects of this crisis & I`m sure they are not enjoying the uncertanties Like ourselves.

I'd give PW 8 out of 10 so far, think it's a cracking project, and i'll keep re-iterating that it is so much better than the other places the way it looks......... just hoping the 'owners' keep it that way as PW can only do so much.

I agree with you Dave, that Belamy chap is worth every pound we spent on him and I knew he would grace the turf of Eastlands…
I also agree with what you are saying regarding the complex, it is a long term project and the current economic climate will have an impact on the development, it has too. I also think people need to realise that rules in Spain are just as tight as they are in the UK, we don’t get away with anything in the UK so why expect it in Spain, if people have completed then they will come after them for community charges etc. from the date people took ownership.
With my house in the UK, moved in new April 2007, despite asking I received no Community charge bill until April 2008 and it was all back dated..

Dave, you and my husband seem to be singing from the same hymn book. He's of a mind to wait to see what happens over the next twelve months. Yes, he/we are interested in feedback from the meeting (infact some of his disgruntlement is not being availabe to attend) but lets see what we've got and then deal with that over time.

Just wanted to say well done Shampers , lets just give these people a chance , I also think Polaris have done an excellent job under the present financial climate - yes they have their faults, but then don't we all?. Let's not forget it is also in Polaris interest for the development to be run properly, as they will have future properties to sell.
This is and always has been a long term project, and here's hoping it lives up to all are expectations!!!!!!!!
Also a big thank you to everyone , as this forum keeps us all informed in day to day matters and the photos posted by all.
By the way Shampers my husband is a big city fan, and is delighted with todays result and agree Bellamy is one of the best signings this season.

Fine words anyway shampers - I agree with everything you say, but remain a little more optimistic/hopefull that the Oasis and golf circuit will come to fruition a little earlier than your 10-15 year projection. I don't want to be too bloody old to reap the full benefit. I was dying to get my mates out around those golf courses and would rather not be 'literally dying' when we actually get to play !!.

I know I might sound overly optimistic but we have a friend who was until he got "to old " a pro footballer. & has a friend who is "big " in the world golfing scene
He has said that Polaris want to hold( is it the the PGA , sorry dont play golf yet.no not too ofey with all the words etc) in a few years time & Bears Best was mentioned , though he didnt know what site that was on & PW has requested a slot in the Diary so to speak. I think 3 yrs was mentioned. So who knows.

Hamibabe/Jan at the risk of starting a rumour what you say matches something our friends/agents told us quite some time ago. They like to claim friendship with someone 'high' up in PW- but I expect so do alot of agents. Mind you knowing someone high up hasnt generated any inside information about the development of CdA, they didnt know about Mirador before it hit the forums. So how accurate the information is or if its an urban myth is hard to say, but they also felt the major parking was quite evident of future expectations. Either that or Oasis is going to be a huge draw in the region!
However, I go off thread; sorry -except that some of this information may well be true and would account for the continued push to finish what has been started on CdA even in this current climate, and the need for the community set up to get established.

The info didnt come from an agent, though we were told about Disney ( Ha Ha ) by one.
As I said a friend used to play for one of the 1st Division Football teams & the guy who told him is American (I think ) & as I said has something to do with Golf. I believe, though Do`nt quote me , that he works on the promotion side of Golf but does travel to the Uk alot as well as other countries. How acurate the " story" is I cant say.

All the outside car parking and infrastructure (motorway & junction, dual carriageways inner & outer) was put in place to enable PW to bid for Spanish Open, Ryder Cup etc. They will also need the clubhouse and possibly a hotel to host such events. Suspect the club house and hotel are part of the project that will now be delayed but given the desire for big golf events then these will not be put off forever, they will also need a 2nd course for a large event (am sure they need a practice course/facilities for the pros).
If anyone read my post about the wanderings Carol & I did off over the land where Golf Courses 2 & 3 and dwellings will be built then the land has been levelled and roundabouts pre-formed all the way to the farthest edge of the site (about 5km farther on from the start of Oasis) where there are loads of portacabins and storage cabins already in place.
It's all ready to go therefore as soon as they went to press the green button. The infrastructure (hardcoring, pipes, levelling, pre-forming) for anyoen who has been involved in building projects is by far the most time consuming and costly (and more importantly 'risky') part of any developement apart from the internal fit out right at the end.

Hi all,
Good comments Shampers and everyone else. As a lot of people are contributing to this thread with often thought provoking views, here's my twopence worth (If you're under 40 years old ask your parents about twopence).
Ist. I agree with allowing the Polaris nominated administraters to run the complex. Same reasons as mentioned here. They have the experience and skills to do the job. As Dave pointed out, until the residents are settled and they have people with PROVEN SKILLS and EXPERIENCE I too would feel wary about letting UNPROVEN strangers run my community
2nd. I also went for a walk (good cure for a very bad hangover) and observed the progress on the other two courses, along with the layouts that are in place. Really good signs that its a goer. May not be as early as we all wanted, but this credit crunch is also the last thing Polaris wanted too.
3rd. I was informed some time ago that the idea of this project is to host major golfing tounaments. I believe that source to be reliable and informed. It transpires that Polaris actually asked the PGA what infrastructure was required to host such events long before they started to plan develop and build.. Polaris then included this within their plans by selecting a site with future great transport links, mega car parking, superb clubhouse etc.. They would be looking at hosting European tournaments primarily (imo), then as they prove they can host these successfuly they may be able to achieve Ryder Cup. Bear in mind the Ryder Cup is booked so well in advance (courses considered as well as confirmed) you would probably be looking at 2018.
4th The rules of golf (If I'm correct on this for the pro's) states that they cannot practice on the course which is to be used in competition for 1 week prior to that competition. Hence the need for at least one of the bears best courses. The signature course because of its layout will be the one used for competition btw.
5th When I first placed my deposit down (2006) I was always aware it was to be a long project. I gave it 5 - 7 years. I have had the occassional jitter about the whole thing, the last one being fairly recent. But I soon realise what a well funded (by major banks) project this is. However due to the credit crunch I will disagree with most on here as I believe its now an 8 - 10 year project. Thats for everything. 3 courses accomodation hotel etc etc. I believe the signature course, and all surrounding properties sports and clubhouse facilities will be done by 2011 - 2012.
6th The only fault I and many others can accredit to Polaris is their customer services, at best its cr*p at worse its completely shi*e. However, the logistics of funding the maintenance of all swimming pools, collection of waste, maintaining a golf course etc etc etc etc etc. PROVE to me someone that you are CAPABLE, LIVING THERE, INTERESTED, HAVE THE TIME and I MAY consider you ( a stranger) to run this for me.
Yes I would like to go to the meeting to hear whats being said. As Shampers mentioned. The Spanish can be very good at telling you what you want to hear. I for one agree to let the PROVEN professionals run it for now. When we are organised better then only if NECESSARY we can vote them out. I've no doubt there will be rules generated that I'll disagree with, probably a community charge higher than I anticipated etc. These are things that a fresh committee can change, again only if necessary and not to the detriment of all.

Please clarify is the Jardines Meeting at 9.30am on Friday 20th and is it at the La Torre Club House? How long does it take to get to La Torre from Condado?

It takes a little over 30 minutes from the motorway junction of Condado to the back gate of La Torre
Add maybe 5 minutes to get from the back gate to the 'Lago', plus whatever it takes you to get to the motorway at Condado, and there you have it

Hi Golfinjim,
With reference point 4. You only need one course to host a professional golf event. Professional golfers always practice on the course that is going to host the tournament. Most pros will have a couple of practice rounds on a Tuesday and Wednesday prior to the competition starting on a Thursday. (Typical Tour event) No point practicing on a different course.
Rules state you can't practice on the course on the day of competition.

lets just hope the foreigners that attend (thats those people not spanish) remember that they havent bought a property in cornwall and that they have purchased a property in spain.we wouldnt like it if the spanish tried to impose their ways in our communities and vice versa.the best thing for all of us is to have as many spanish living on condado as possible.that way the costs will be kept to a minimum,the local spanish community will accept everything more and we may get the mayor on our side.in spain the mayor of the local town is very important.without his say so nothing happens.after all we dont want condado turning into another camposol.

Before we bought we looked at a number of very nice propertys on or near golf. both in Costa Calida & Costa Blanka but the largest number of sites were obviously aimed at the british.
We wanted to live with Spaniish people. We looked at individual proprty`s too but I felt that though we deffinatly would be surounded by Spanish people I might feel a little isolated .
Polaris told us that the aim was to apeal to spanish people as well as people of other nationality`s not justt Brits.
We were given a rough estimate of spanish buyers at that time which did influence us greatly & we payed our deposite there & then
I agree.with " Getting the Mayor on your Side".
I have a freiend who lives in Pontevedra. & she has always said that the Mayors are very much like the Mayors in America. Particuly places like New Youk
