We completed last Oct in Jardine 5, and trying to work out how to pay the IBI (council tax) bill for the 3 months of 2008.

Apparently, you get an IBI bill, but for new properties this can be many years before they get issued, so it is more in our hands to pay the early years, otherwise pay penalties later.  Harsh, but can deal with that.

So has anyone paid their bill yet?

Did you get an invoice, or just do it at the Town Hall (where is that?) or through an agent?

I'm reluctant to go agent route, as their fees will be more than my bill I'm sure.  If you have paid it, what was the cost and the Rateable value (Casatral???)?  I understand in order to pay the Non-Resident tax for 2008, I also need to know the Rateable value for that calculation too!  Therefore without an invoice, how are we supposed to sort that one out?

First year issues, and am sure next year wont be a problem.  Also have several more months to resolve this, but out in April, and might make plans for then if personal visit is the solution anyone advises!

Well I did ask this a little while ago but it seems to be unknown?

Will the rateable value be the purchase price? and once this is confirmed will the taxable rate be 2% or 1.1%?

Do we have to register our properties with the town hall or will this already been done by PW?

dont worry.when its due the council will let you know.polaris will keep you informed.its not usually backdated.i know of someone who purchased a property 3 years ago and still hasnt received the first bill.its called ibi and sometimes suma.please dont chase it or talk about it.just be patient.i cant believe how many people here are so keen to give away their hard earned.

and dont panic-its not like the robbing council tax fee in the uk because the spanish dont put asylum seekers in 4 bed houses or pay for their driving lessons.(thats why you dont see them in spain)ill be surprised if its more than 100 euros per annum for a 2 or 3 bed townhouse/appt.

George, hope you're right.

Without the IBI for the rateable value, what do we use for our Non-Resident Tax calc?  Are you using the purchase price?

The other question raised......I understand for us it is 2% of this value that we use and then tax at 24% on that.  1.1% is for older properties that have been reassessed sine 1994 I believe

I do not know this for a fact but have been told that it can be 4 years before bills are sent out. They are apparently backdated and penalties added as it your responsibility to pay even if you have no bill. Your local ayuntamiento should be able to help.

Hi Fozzie.

             My name is John Hogan and we bought in Jardines 13.We were over there the first week in Feb.We visited the town hall in Alhama who in turn sent us around the corner to the tax office.This is located in a place called las americas plaza in the bottom left hand corner if my memory serves me right. They told us there that we have to pay our town all taxes every year between May and July.They said we would need a copy of our deeds,N.I.E. number and our bank details.They said we could pay our taxes each year by direct debit.They do not yet know how much people at Condado will have to pay as the information has not been filtered throught from Polaris world to Murcia to Alhama town hall.Our solicitor told us we would have to pay a wealth tax.We asked at the tax office how much this would be.They said they have never heard of it? Any info you find out on this would be appreciated.They did tell us that we would have to pay any tax arrears that occured no matter what the reason even if the delay in gathering information from Murcia about the amounts that are due for Condado took years.Hope this is of help to you.

I wish I had known this information, I have just paid my solicitor 208E for a 19 E non-residency tax and an additional 60E for non-residency certificates. They tell me an agent is a necesetiy in order to calculate what amount of tax is payable. I find this hard to believe and shall look into this when in Spain next time....

i have just come back from my local council office in the uk and there is a long line of foreigners queueing up for monday mornings open in the hope that they can pay their council tax and non resident tax in advance.

the local spanish town hall will set the suma/ibi rates in their own time..they usually wait till a complex is finished so they can make a proper assesment.it is hard to calculate this when building work is still continuing.from experience of owning properties in spain this usually takes 2-4 years but i would reckon the former as the council will realise the amount of income they can collect.just  keep checking your spanish post boxes once up and running.on a complex the size of condado as jardines finished first people on there will be the first to receive notification.i am sure polaris will also keep you informed.
