apartment rental with P/W Vacation club

I have just had an interesting exchange with Polaris World regarding their rental dept managing the rental of my apartment. I was just checking the details to make sure I had everything in place for their stringent standards and they gave me projected rental returns for a 2 bed apartment. When I told them that I had purchased a 3 bed apartment and was the rental return higher they told me that they could not rent the apartment as a 3 bed as there was only one bathroom, so the 3rd bedroom did not count and I should use it for extra storage or something else. So for all of us who have paid extra for the extra bedroom we cannot use it to generate extra income if you want to rent through Polaris World. They kept that one quiet, talk about being conned out of extra money, you could not make it up could you!

To be fair Dakey, I wouldn't like to rent a 3 bed between 6 people (adults) sharing one bathroom. I think you could still promote the benefits of a 3 bed by highlighting the extra internal space available. I think 4 people in a 3 bed is about the max that could be comfortably accommodated unless you had some very small children with you. Just my opinion though.

Because your third bedroom is concidered a single bedroom . you could adopt the portugese way of advertising

They would have it as a 2.5 beroomed apartment & even with 1 bathroom , there are people out there who have 3 children who would not mind there being just 1 bathroom as thats what many uk homes have.

I agree that 6 adults woul be a squeeze, but with the 3rd bedroom as a single then 5 would be quite comfortable, however, that is not the point. the apartments are dearer because they are sold as 3 bedroom, not 2 bedroom with extra storage space. To purchase and then be told that for the purpose of rental then they are only 2 bedroom is a bit underhand to say the least. Another valuable life lesson learned.

We have had six people in our 3 bed apartment on a couple of occasions, and having only one bathroom has caused no problems. Many homes in the UK have only one bathroom and have six or more people residing in the property. For a lot of people this is normal life.

you should find that most of the rentals will come from golfers once the course is opened and i for one wouldnt want more than 4 golfers in an appt.

as a touring golfer i know the problems and they aint pretty-lol.
