Hi All,
I know earlier in the month that we were all having fun & games trying to find out what out monthly charges were. Although most of us got a figure per month, did RPM tell anybody exactly how much would be taken out of the bank and when?

The only thing we were told was the money would be taken before the end of March. Nothing taken so far.
BTW we've been quoted 115,44E p.m. for a 2 bed on Naranjos 4 so expecting 346,32E to be taken by next week in theory.

I have e-mail confirmation from RPM that I will be 'properly informed' before any debits are made from our Spanish bank account. If they do not stick to this statement and debit a sum I am not expecting which in turn ends up making me go overdrawn, I will be sending them the bill for the charges. If you are a management company - then I expect you to get MANAGING.

Likewise we were told our 2 bed would be €102.44 & 3 bed €122.66 and that the money would 'probably' be taken in March.
They did not confirm how many months would be taken or exactly when this would be, nor did they mention how much it would be for the back end of 2008 or when this would be taken. Knowing how our CAM account has operated so far , some money will be taken without notfication and we will find out from the statement how much this amount was! All this doesn't help when trying to budget how much we need to put into the account to pay for this, mortgages, tradesmen etc over the next few months.
Does anybody know if it is possible to cancel electronic payment requests for the community fees, and pay by cheque instead to RPM. At least that way we will know when the cash is coming out?

We were told that our community charge that is 90,32 €/ month for a two bed on Jardine 2 would not be taken out untill we were "properly informed" we shall see !!!!

Sorry to sound so naieve about all this community charging shannangans, but exactly how are we going to be "properly" informed. We have had absolutely no contact from this RPM or PW regarding the charges. We feel completely in the dark!
However I suppose having had no "official" contact means as yet we don't have to pay anything as they can suerly not debit an amount without first communicating it to you???? Or can they?

I would of thought the answer to your question is 'Yes they can' as I believe at completion most people filled a form to enable the administrator to take community fees.

As part answer to your query, with CAM you can cancel payment instructions through internet banking. They call it 'deauthorising' I think. However, if the management company do not accept cheques or cash and you miss community payments, you will be put on a list of debtors and will eventually run the risk of having your property seized to pay the debt, albeit a long way down the road.

do you know if they accept cheques? I don't really want to have to cancel it, just to set it all up again once/if they notify me of charges if they don't accept cheques. What sort of management company would refuse to accept a cheque anyway?
Its not a case of not paying, but simply wanting to know when I am paying and how much . I have emailed RPM loads of times , but I simply cannot get a reply to the question.

We have not had any email from RPM or PW notifying us of the amount we will be paying and we did not sign the community charge form when we completed. RPM do have our email as we emailed them with it on 2 occassions. We have contacted PW and RPW about the backdated charges they are hoping to apply as we had damp then toxic fumes so could not rent it out - these issues are still unresolved to a certain extent. But we made it clear to both PW and RPM that other owners should not be liable for our non-payment, PW should be liable as they made the errors in the building work. I don't know how both companies are going to be able to chase up payments/advise owners etc., it all seems a bit of a mess, not very reassuring but it'll probably sort itself out.

I haven't had any dealings with RPM (I'm one of the unfortunates on Golf Suites) so I couldn't say whether or not they would accept cheqhes. Mind you, from what I've read about them on this forum they might well make an extra charge for handling the cheque and admin!!!
As for charges I've got a 2-bed apartment on the Villamartin Golf development near Torrevieja, and the Community of Owners has just set the fees at E169 PER QUARTER, down from E199 last year. It is extremely well maintained, managed by resident volunteers, and we don't have any 5-a-day, inclusion, or diversity officers to pay!!! So, in the future the fees on Condado should be more reasonable assuming RPM is replaced by a Community of Owners.

This is a copy of email received from Resort Proprty Management when I requested the cost of my Community charge.
I was told that in Jardines One an upstairs apt is expected to pay 115€. When I told them that in Jardines 10 someone had been told by them (RPM) that thier Comm Charge was 94€ and could they tell me how or why there was such a difference this was thier reply.
Feel silly really, should have been able to work this out myself !!!!!!!!!!!!

the initial proyect, so if you have a diferent coeficent is due to
some reason that the architect though when they was doing the proyect.
What we have done is just calculated with your coeficent from the
budget the amount if there are diferent coeficent is due to the
architec.

We questioned this figure in our deeds, we were told that the quota was calculated on the amount of Jardines within our garden Jardine 1 , as each Jardine was supposed to have its own community, hence the charges were between that Jardine only depending on the size. But now we seem to be in groups Jardine 1 to 5 etc. , so now quite sure how this affects the figures, this does not now seem a fair calculation!!!. We are going to discuss this with our solicitor, and have also asked the same question from the management company, not yet received a reply.

Hi all,
Again sorry to be naive but how do we find out about the community charge, who do I need to contact?
Regarding the form filled out upon completion I almost sure I have not completed one.
Does anyone know anything about the water rates and electricity charges when are these likely to start if they have not already?
Seams to me that PW are slack or is it me!!!

water supplies & elec normally on builders supply for a short period, the connection charge for for each taken out of your account . I have been told water is on a meter plus €20 every two months. Elec standing charge a bit less. Again direct out of your account
Community charge on Jardine 8 , approx €100 for 2 bed, €120 for 3 bed , but despite asking numerous times , RPM have not told me when it will be taken or for what period/ how much., but probably straight from the account again. Your community fee will probably be different for some reason.
If you work it all out let me know.

Hi all
Has anyone had their community charge taken out of their bank account account?
I was told 102.44 x 3 (for Jan Feb Mar) taken out March and the back dates payment is, 25.09 Eu/Month. but they didn't have a date for that withdrawel.
I have just look at my bank account and nothings been taken yet.

We were told the same (slightly different fees) and that the amount would be debited before the end of the month but like you nothing has been taken from our account.
