Hi All
for all of you with a garage place you will need a key to access your space from the lift area, a lock has been put on the access door to try and improve security. You can still access your space from the street with the plastic fob. I hold the keys for blocks 1-4 and Reuben your President has the blocks 5-8. You will need proof that you own or rent the space to get the key. Also the Administrator has sent me the community fees oweing list, the amount owed is 33,000 euros abt a third of the total for the year. The promoter is the biggest debtor but there is a mix of outstanding fees from both the spanish and the expats. This shortfall stops a lot of the outstanding jobs to be done and some of the expats who owe part or all of these fees contribute to the discussions on Eye on Spain. The end of December is the deadline for payment for this year and is due again in January as it should be paid in advance. I am advised that fines will be issued in January for any defaulters and were necessary De Nuncias will have to be issued, this could result in Legal proceeding. Sorry for this but we can´t get the community running as I´m sure we all want.
Anyone who has contacted me in relation to TV system in Blocks 1 and 2, we are starting installing these blocks on Tuesday anyone wishing connection could you please contact me ASAP so we know numbers. Blocks 5-8 anyone not connected can still do so at the price already stated, the company has promised they will hold that price for a limited time, it would help if I had an indication of people wishing connection even if that connection be in the Spring or even Summer. Blocks 3 and 4 e need a few more people before they can make a start.

Once again, thank you for all the info. We would have no information if it were not for people like you.
It really annoys me when owners do not pay maintenance charges and the rest of us are affected. So come
on any offenders - PAY UP NOW!!!! We all have invested so much in our properties and want the complex
to be maintained properly - after all its for the benefit of everyone involved !!!!!!!!!!!!!

Firstly I too would like to thank Alan for all his efforts and information. But with regard to the maintenance .I will not pay mine until the doors on the roof are repaired or replaced. I mentioned this many months ago and nothing has been done. They want fitting properly with closers on them and a stronger handle. The fabric of the building is far more important than a notice board by the pool with rules. This is down to the builder and costs should not come out of the community. Also where are the fire extinguishers on each corridor,I would imagine the builder put them there in order to get his certificate of habitation,this would probably be a builing regulation.

Hi All
I have spent half of the day today with the administrator, President and Maintenance people trying to sort out all the problems and maintenance issues. The following is a summary of what happened.
It was confirmed that the Administrator on our behalf has instructed Solicitors to take the builder to court for the outstanding building snags. This includes the doors on the roof. Unfortunately the courts in Spain do not work as efficiently as in the UK and could take 3 years. The cost of repairing his problems will not come out of our community fees. The fire extinguishers would have to have been in place to get the fire certificate, they were obviously removed but by whom. The administrator again acting on our behalf is writing to the town hall to try and sort it out. The community fees are not to pay for the builders errors and ommisions but to maintain our community, ie cleaning, lighting and general maintenance and of course community insurance. If these are not carried out and this needs us all to pay then what we will have bought will become no more than a slum in the sun. Refusing to pay or delaying payment will not help us. By January debtors will be fined and taken to court and the courts have the power to take our apartments off us including the community charges owed by the builder. It also doesnt help me fight on the communities behalf for any improvements to security and when we can´t swim in the pool etc when there is no money in the bank. So please help me work on your behalf. The pool rules are important, I´m trying to get a date for the next AGM to allow more of you to be here to express your views, We now have door closers on the white doors and locks on the garages to help security, the black gates have had the number on the keypad removed to stop entry by all and sundry. The drains have been cleaned internally, I have sorted out the TV Satellite to allow us TV in our own language, Many other issues were addressed too numerous to mention here

Hi All
or over 10 days now we have experienced no community lighting outside blocks 1-4, on several occasions I have rung the administrator to try and get the problem resolved. To be fair to him he has sent out maintenance people to try and resolve the issue, the result is we have been cut off, the reason the bill hasn´t been paid. Why was my question the answer not good, there is no funds to pay it, there is still over 30,000 Euros not been paid, this problem will esculate as no other bills are likely to be paid for the same reason leading to all communal areas being in darkness no cleaning or maintenance and possibly no Insurance. This is not a builders issue these are our bills for our benefit. In the next month De Nuncias will be issued and the hefty fines will be issued to all in arrears as owners our outstanding amount is over 15,000 Euros. The builder is in the hands of the solicitors and that as I have said before is no reason to not pay. So I urge you to pay ASAP and get the community back on track. Also remember non payers have no vote and therefore no say in the voting process.

I thank you once again Alan for the information, but have been trying for a year now to get the sum due from me and now have information to transfer funds but there is an error and the bank will not accept the SWIFT code supplied. I am still waiting for the correct one.
If anyone has the code I would appreciate it ASAP
