Would just like to update you a liitle on the proceedings of of the 1st AGM of La Hacienda de Mijas Golf, held tonight - Monday 15th January at the Byblos hotel.
The meeting was quite well attended - and a fine mix of Spanish & British owners.
The meeting was presided over by Jose Mº del Castillo Martinez, who are the admininistation company of phase 1 of Hacienda.
They had a representative there to translate into English.
Although there were several English owners present - who permanently live in Hacienda, none of them wished to volunteer to become president or vice president.
Because of this - 2 Spanish owners - who will be permanent residents ( i will post names later) - volunteered and were accepted for these 2 positions.
Both speak a little English.
Please be aware that the 'heavier roles' of sorting out finances and problems - actually falls to the administrator - so - as important as the president and vice roles are - there roles are more - 'at ground level' to pass on information regarding issues to the administrator.
The budget was released - details of which are contained in the official minutes of the AGM, which will be posted on to you at your home address.Versions in Spanish & English.
Average monthly community charge is -
2 bed apartment - € 67. 3 bed penthouses - € 90 - although this might be reduced for the 1st few months - as it was decided that only 1 gardener/ pool cleaner will be employed until closer to the summer months.
At the next meeting ( no date decided) - a representative for each block will be elected.
Otis has been selected to be the lift maintenance company - lifts will be working within the next week.
Video entry systems will be working within the next 10 days.
1 owner of a ground floor apartment in Pebble Beach has installed a pool in his private garden - no-one has made any complaints about this. Permission was requested thet the relevant details were changed in respect of this at the land registry ( owner of said apartment to pay all costs)
There was some unhappiness about the quotes received for cleaning the complex.
Should the community wish to retain the services of a security guard ( this would normally stop in about 3 months) - the cost to owners would be in the region of € 9 per month. 1 owner asked if she could request a new quote for this service from the security company she works for.
The developer will pay all respective community fees for unsold units - until such time that they are sold.
Of the € 380 you are requested to pay at notary signing - € 80 is the community set up charge, the remaining € 300 is plus valia tax.
The commercial units will also pay towards community fees ( reduced rate) - but will have no right of usage to gardens and pools.
A satellite system is being installed - by Evemarina - at no cost to the owners.!!!!!!!
Yellow and white was the colour chosen for toldos ( sun blinds) if anyone chooses to install them.
Gardens will be equipped with parasols, but not sun beds, as it was considered that to supply adequate sunbeds for all apartments, there would not be enough room in the gardens.
Amongst improvements to be made was installation of rubbish bins throughout the complex. Positions of basuras was discussed - but no decision reached.
It was noted that the glass in communal toilets was clear & needed to be changed.
The owner of Venta la Torre has expressed interest in running the snack bar through the summer months, and is currently in negotiations with the administrator regarding payment to the community.This will be discussed further at the next meeting.
Of complaints presented to the meeting - the state of exterior painting was top of the list. The administrator is preparing a claim to be presented to the developer, appealling to them to repaint the complex ( we shall see!!!!)
The low level of pool surround ( grass and soil could enter the pool) was discussed - an inspection of the pools has been made & they appear to comply with Spanish health regulations.
The maintenace contract for garden and pool has been given to another company - not the people who are currently doing the job.
The water treatment plant ( behind Pebble Beach) - will be relocated at some point in the future!!!!!!
