You are of course  aware that people have already started to sign & take possession of their apartments in Hacienda.
 I actually got keys to the  apartment of a client today. This has given me a great opportunity to actually get into the complex and see what is going on.
Whilst I can't comment on individual units - this particular owner's defects ( rather - his apartment's defects) - seem to have been dealt with very well.
 
Be advised that both Sevillana ( elec) and gas companies will need access into your apartments to make connections once your contracts are applied for ( after signing).
The builder had already withdrawn his electricity supply - so your apartments will have no power until your contract is set up.
 
The complex generally is not looking bad - garden is certainly needing some weeding - but the developer must be intending to keep up some form of garden maintenance - as I can imagine it may be several months until the community of owners if formed.
 
I noticed that some of the stair wells could really have done with being re-painted - but I can't imagine that this will be done either until the community is formed.
 
When you sign at the notary - you will be handed -
 several keys -
these should be -
several copies of your apartment key
1 x remote control for garage
keys to store room
key to your post box
key to individual portal (block)
key to main entrance of complex
You will also receive a 'pack' - which contains -
 
1st occupation licence
3 'bolletines' you need to contract - elec, water & gas
draft copy of your title deed ( original will follow later)
all appliance instruction books
airco/ heating guarantee ( note well - this is dated 20th July 2006 - the date they completed installation - this means that you have already lost almost 5 months of the guarantee)
A 'riveting' manual about the apartment & complex - 300 pages in total - all of it in Spanish !!
A blank defect list - to list any problems not yet resolved, or any new ones which have arisen
 
Despite my snips of sarcasm - La Hacienda is going to be a great complex, where  no doubt many enjoyable holidays will be spent, and some of us may be able to see some return for our investment.
In all - an excellent investment for the price.

Hi we have indeed already signed and taken occupation last Thursday for Royal Lytham. Whilst we were surprised that most of our original snagging problems have been dealt with there are still some minor points which will be dealt with by the developers once we have completed the form handed to us at signing and then returned. However most of the fixtures and fittings ie. kitchen, bathrooms etc are to a high standard which was a lovely surprise. The overall cleanliness of the apartment was also not too bad and with a bit of elbow grease did not take too long.

However the major gripe is that the lifts to all bocks are not operational and whilst if you are on the 1st or 2nd floors this will prove not too much of a problem, anyone else (us included as we are on the top floor) this is a huge problem in getting things up and down. Indeed our own furniture removers are now charging us another 300 euros on top of what we were quoted because they will have to carry everything up the stairs!

We have contacted Eve Marina concerning this and they inform us that this is in hand (whatever that means). We feel however that as we have waited so long for the hand over of keys etc. Eve Marina have had plenty of time to make sure that the lifts were in good working order. What if we had been disabled - would we have to wait another few months before we could get in - I dont think so!

As to the services - the electricity supplier is great as they have english speakers and I telephoned on Monday and was connected yesterday (Thursday) - great! However the gas suppliers do not speak any english so we are getting our lawyers to do this for us. There is water on at the moment (developers) but we still have to go to the office which apparently is situated on Mijas Golf Course to take all the relevant paperwork as this cannot be done over the phone.

However the grounds are not too bad and workmen have been there every day doing bits and pieces ie. fencing in  the pools etc. So all in all not too bad - so enjoy once you get your keys!
