This latest news regarding the water situation is symptomatic of how ridiculous the situation at Las Kalendas has become.

Folks, we really need to get Las Kalendas sorted out. We've been fannying around long enough now what with no AGM, a self elected despot who for whatever reason feels she can hang onto her position while at the same time preventing any cohesive progress. Las Kalendas is becoming a ghost town and is certainly not the vibrant community I bought into four years ago. Somebody needs to go out and kick some ass. Our investments are slowly disappearing down the pan and at this rate there will be nothing left except for some overgrown swimming pools, a few empty shop units and a load of half finished roads and pavements . Whats it going to take to get something done - the streetlights failing? We need a strong leader and a strong team to move this forward. We all know who the suitable candidates are.  I am next over the weekend of 6 November. Would it be a good idea to for everybody concerned to meet up on the Saturday night (7th) and form a plan?

If there are enough responses to this, we can arrange a location and an agenda. If there are folk out there who do not have internet access, then spread the word by mouth. I look forward to some sort of response.

Well said , I am in total agreement i have wanted to get a solicitor  or barrister to act for us on a joint basis but other than three people who contacted me,  i got the feeling that most were to financially embarrased to get involved,

Its about time some thing was done whilst Procumasa have some money.

I say sue the Bastards and anyone who gets in the way.

We have a guarantee and should be able to get repairs done.

My views, 

 

It is becoming increasingly clear our President on Las Kalendas, has no intention of including anybody else in matters regarding the community.  She has failed to call any committee meeting since June 2009.  Obviously she has no intention in listening to anyone else’s opinion but her own.

 

Having seemingly decided not to include a good section of committee, she has failed to answer e-mails from residents and committee, and attempts by the Vice-president to gain information about what is happening from the Administrator (because no information has been forth coming from the President) have been fruitless.

 

Do we really regard a two person committee to put objectively across the views and opinions of the whole urbanization? 

 

An  AGM should have been called in May, but we were asked to be patient as negotiations were delicate with the Town Hall,  now many months on it feels more like “put up and shut up” leaving the  President to negotiate what ever she likes.

 

A vote of no confidence in the president was carried at a meeting held on Las Kalendas attended by approx 60 residents.  At that meeting the president stated that she was resigning anyway. WHEN?

 

Apparently in Spain the President is the only one who can call an AGM and she has sole authority regarding the urbanisation. Therefore our hands are tied regarding electing another President or committee. The administrator is bound to do as the President tells him, and if this includes ignoring e-mails from the Vice-President.  Personally I think that is shameful. The Vice-President has in the past tried to keep everybody informed, and has relentlessly tried to do what he can about getting information . But sadly the last few months has only been hitting a brick wall.

 

Frankly we need an AGM.

In that case we should sue the President..

Mass protest outside her door daily,  

If she has a pool use it as the community pool

Name and shame her totally driving her and her family out.

Enough is enough.

As residents we have the power in numbers to kick the president and the administrator out neither have done anything, as far as Im concerned he has done nothing so he has earned nothing, so we pay him that much.

We have the vice chair who will fight our corner if he whishes to call a meeting on a date which would suit us, early November seems good,then a meeting can be held,there is other members of the commitee who will take up sides with each other,an administrator from Fortuna can be recruited who can communicate in English and Spanish,and if arses need kicking I can wear my boots,

Its nice to see the pools nearly full and getting ready to be used ! bit of a waste of time now unless we can use them over the winter,Boxing day water polo seems a good idea maybe newyears eve swimathon could be arranged.

We can form a new group        R A G     residents action group.Lets get something going this place is driving me stir crazy.

I agree 100 percent with all the sentiments expressed in this thread.

I had threats and my car keyed as a result of a thread I started about a Dictatorship I started on this site, no direct proof unfortunately.

I firmly believe it is time that the committee comes clean and tells the full story about the activities of our 'elected' president.

Like denouncing a resident and failing to show up in court!

I must say I have been surprised that according to the Horizontal Properties Act, the President is all powerful and can virtualy do anything they like!! We must be aware of that next time we elect one and be convinced that the president will not act in isolatation.

One of the sad things I find around the urbanisation is that she still has support and these people believe she is doing a good job.

Do not be surprised if she does stand again if and when she calls an AGM.

Our Administrator is not squeaky clean either and I fear his unquestioning support for a lame duck President will be his downfall.

Roger - I'm not sure where the info about the pools being filled comes from!

A letter/email has been sent out from the Vice President stating that 26 or 27 November has been the proposed date for the AGM.

Unless the President has some other pressing reason why it should not be held as suggested.

What a fantastic response! Thanks to all so far.

The recent email sent by Chris regarding the proposed AGM for 26/27 November is indeed good news. If it is 27th, I will be able to attend.

Without wishing to teach people to suck eggs, the success of this meeting lies in the planning. To me, a number of key things need to happen. In the first instance we need a clear, agreed agenda which is published to attendees in advance. We need to know what we want to achieve prior to the meeting. I would suggest that Chris and his team solicit input for the agenda sooner rather than later. Secondly, and shoot me down if this is all blatantly obvious, but the AGM needs chairing by somebody who can at least act impartialy. David Dimbleby would be ideal but I guess he would be difficult to get! Anyway, I have heard that meetings tend to end up with everybody talking at the same time. What we need is somebody who can ensure that people get a say, the relevant issues are addressed at the right time and the votes and actions are minuted and followed up. I would offer to chair if the meeting is the 27th in the evening. (I land in the afternoon). We need a scribe who can record the minutes, write them up and take them through the process of approval afterwards.

We need as many people as possible to attend and I think you guys on the ground would not be wasting your time putting a flyer through every door urging people to attend. On this note I do have a query though - and that is who has the right to vote? Is it residents or owners only. A number of properties are rented out - I'm not sure whether tenants have any say in matters? Chris?

Anyway, forgive me if this is the way it happens already.

Just to finish with an optimistic observation. The people who live on Las Kalendas have proved that they can become a cohesive and organised community in the past. The way in which the community rallied during the burglary period earlier this year just shows what we are capable of. If the same level of passion and commitment is given to the overall management of our estate, we will get what we want. Procumasa are profitteering on our lack of organisation. The old adage 'Divide and Conquer' is alive and kicking here. Lets start to give them some sleepless nights!

Hi dypegg,

It is only owners (as far as I am aware) who can vote, renters cannot even attend a meeting.  However owners who do not pay community fees can attend meetings but cannot vote. Also owners who cannot attend can vote by proxy.

PLEASE CAN ANYONE TELL ME WHAT IS HAPPENING REGARDING THE WATER METER SITUATION WE ARE NOW PAST THE DATE OF THE CUT OFF & THE DEVELPOER IS SAYING THAT WE NOW HAVE TO SORT A METER OUT OUR SELF ANY ADVISE OR HELP IS APPRECEATED  WE ARE IN ENGLAND AT THE MOMENT AS IS NUMBER OF OTHER PEOPLE SO WHAT CAN WE DO REGARDING THIS AS WE HAVE JUST BEEN INFORMED ABOUT IT

WE ARE MORE THAN READY TO TAKE ON THE JOKERS WHOM CALL THEMSELVES A DEVELPOER

IT IS THEM THAT ARE MAKING LAS KALENDAS A GHOST TOWN THEY ARE THE ONES THAT ARE NOT GETTING THE DEVELOPMENT FINISHED WE SHOULD BE TAKING THEM ON IN THE COURTS NOT ON WEBSITES LETS MOVE FORWARD

I have just posted this on the Cutting off Water supply .....  thread.

True to their word, for once, the water is being cut off as I type!!!

Aqualia are removing the water supply links to properties that are un-sold and those that have not paid to have a meter fitted.

It looks like the absentee owners who come on site will not have water until they go to aqualia and arrange connection. They close at 1pm on Friday and do not open again until Monday morning - so do not plan a weekend holiday to Las Kalendas.

if we came over for a week could we get our water meter installed or does it take an eternity the reason is we have a pool & we will have to sort this out asap or can someone do it on our behalf

I said before that we need a barrister in order to kick Procumasa up the arse for the way they are doing things also we need to sort the problem with our President and administrator who has prevented the pools being used.

The process for water connection is simple enough. The whole process took us about an hour. I'm not sure if it can be done in your absence as you may need some of the documentation they do not have. - Unless Procumasa do it for you!

We went to Aqualia where they had some of the documentation - given to them by Procumasa. They told us what was missing. Escritura/NIE/Plan of Urb showing where the property was. We then had to return with two copies of each missing document - photocopied at local shop. They then sent us to the bank to pay the relevant fee and return with the receipt. The meter was installed the next day.

My advice would be to go to Aqualia with all the documentation you have, just in case.

The Office (in Fortuna) is open from about 9am to 1pm so do not leave it too late.

There are several of us on site who have been through the process if you need help/hand holding.

Back to the point of this thread - getting Las kalendas sorted out.

 

What is the latest on the proposed AGM?

Another thought. I seem to remember that the original 'community' as is headed up Pam actually only seems to represent properties north of the main road going through the estate. Us lower mortals (once referred to as a Council House Estate by el presidente) have never been enaged and have certainly never been approached for community fees. Hence, myself and all my lovely close neighbours don't get to vote. Seems crazy to me.

If we are going to get this situation resolved, we need involvement of the whole community, not just a section of it. I seem to remember that the original idea was to urbanize by section and as most people 'up north' were in a more advanced state with their roads and snagging etc. it made sense to do this. Seems like this is probably not the case now. If there is some compelling reason why we have to urbanize piecemeal, then what is stop us council house estate folk urbanizing ourselves? Seems that at the moment, there is no jurisdiction on anything south of the 'border'??? Or am I wrong?

The date for the AGM still has not been set.

The current committee, which has Pam as the president, was elected by the entire Urbanisation North, South, East and West. So it should represent the entire Urbanisation. In reality Pam has acted in isolation and only represented herself and a few supporters!!

You mention community fees, none has ever been paid by any resident - because a budget has never been approved. Hence my previous remarks about no money to pay for running costs.

As a resident of the 'northern' part of the Urbanisation I would contest that we are more advanced than any other part. Yes we were phase one but we have the worst swimming pool, the green area at the side of my property is just a dust bowl - despite Procumasa promising to have it completed two years ago. Plus those of us with outstanding snags- not just original ones but snags that have resulted from passage of time/use! are having to pay to have them done privately.

Much of what you say is lagely down to the lack of information coming from the presidente/committee. If my understanding is correct there are five sub - urbanisations (entities) that our Administrator (for what he is worth) has organised into one community, so if we get the community committee working properly then we all should  be represented as a single unit.

If we went down the route of small independant urbanisations then it would be easier for Procumasa to play one off against the other - divide and conquer!

I know from the outside it looks like us residents are sitting on our butts and taking no interest, but we have a brick wall to do battle with and the few of us 'militants' are constantly nagging the vice president for progress.

I do not enjoy waking up each morning seeing my investment in Las Kalendas going further down the tube!!!

@Dennis - Thanks for clarifying the situation about community fees etc.

So, if I am correct, everybody who owns a property on Las Kalendas gets to vote at the next AGM. This is good news.

I think therefore that The VP should send out proposed AGM items to vote on via email, pigeon post or whatever so that people who cannot attend the meeting can vote by proxy.

So, whats the hold up in arranging an AGM? This is akin to pulling teeth...............

AGM!!!

The last I heard was that 25 th November had been proposed! BUT as it's less than 2 weeks away then I'd be surprised if the paperwork can be got out (and proxy votes returned) by then!

Can I suggest an email bombardment of the president/administrator/vice president demanding to know the date. If you do not know their email addresses just PM me your email address and I'll email them back to you. I do not want to break forum rules by posting them here.

I'm off to the dentist to have another tooth pulled or just sit here watching paint dry!!!
