We have just had the understair and rear laundry areas of our ground floor apartment enclosed. Whilst out at Condado last week there was a buildings inspector from Alhama council checking apartments for the laundry enclosures as they require a licence from the council.
He issued me with a notice requiring me to go to his office at the townhall within 3 days, which I did. He filled out another form and told me to take it to the payment office. To my alarm it had afigure of 600 euros, so I did not pay it there and then. I made enquiries with RPM if they had knowledge of the requirement for a licence. They spoke with the council as somebody else had the same query. It turns out the 600 euros was the inspectors estimate of the cost of the enclosure.
I subsequently went to the councils payment office and got the licence which to my relief cost a more reasonable 36 euros.
RPM took copies of the forms given to me by th inspector and said they would put them on their website.

Hi
we are aout to have the understairs filled in to keep the chairs ect in when we are away is this taxable as well as we are not useing it for laundry. And if so and you are away for say 6 months how would we know if we were required to pay.
Is that an anual payment or a one off?

Does anyone know if you have the lounge/bedroom dividing wall taken away in the ground floor three bed if this alteration would come under these rules. Or change the bathroom by removing the bidet and bath and installing a shower?

The community rules only apply to the exterior of the properties, I have asked RPM if they have any guideline documentation detailing what type of property alterations would require approval from the city council i.e Is it exterior only?, permanent only i.e not material coverings? etc etc
I will post their reply, if/when received.

Would the retractable awning - the ones that are fixed to the ground floor wall and some have side curtains also be subject to this council licence?
Be good if you can share any infor back Phil if and when you get a reply.

What makes you say that? To my knowledge “Licencia de Obra menor” is completely within the law and common throughout Spain. One problem is that each town may apply slightly different rules, so what I've requested of RPM are official guidelines in the ordinance as applied by Alhama de Murcia town council.

On the "rpm site" we have : Aesthetics modifications....minor changes
they don't speak about a tax.. ?!
My (The) question is: have the owners a tax for not asking an authorization for the works at the Ayutamiento ?
Tomorrow I will start (car) to Condado, where, I have not ( yet) ADSL..

Hi Jim,
The document on the RPM site is for guidance on what alterations are allowed under the community rules, in almost all cases such alterations will require a building permit from the council as well.
Any alterantions carried out without a permit could leave the owners libal for a fine from the council.
