We have just had another great visit to BDM and it is good to see a few things are happening. Spring returns on the white doors and access to the garages are clearly an improvement. However to me it seems that this is all academic when the external gates are forever being left open. In a few days I lost count of the number of times this happened and it clearly hasn't improved at all since my last visit. It would seem that if people are not going to close them each time they too will need returns on them to make them close. Without this anyone can walk in and go down the stairs to access the lifts to all floors. Personally I think it would be far better to fix the gates before we worry about the solarium doors. While I accept we will never stop all unathorised entry we should at least do the best we can to keep the development secure.

Hi All
we all agree with the problem with the gates, but it´s down to everyone to close them and at sometime we will have spring returns on them but with over 30,000 euros outstanding to the community we are lucky we have managed to get anythin done. We have no communal electricity in Blocks 1-4 now for nearly two weeks so we can´t see the locks to get in. I am at the administrators to discuss the matter on Friday at my own expense again due to no communal funds. On the agenda is the De Nuncias that will be sent out in the NEw Year for the outstanding amounts, there are quite a few English speaking amongst them some on this forum. To the ones I have spoke to thanks for the positive replies, I will pass on the info to the administartor.
Will keep you informed if I make any progress

Hi Alan
As we have paid ours months ago when we were over in July . I would appeal to everyone to pay up it is not fair that people have no lighting that have paid there fee.There is probably a reconnection fee which is wasting our money every time that it is cut off.

Hi All
I have just arrived back from the administrators where I spent over three hours with him and the President of Brisas Del Mar. I can confirm that there is no money in the kitty for any bills, including electricity, insurance, lift maintenance, communal water pool cleaning etc. As I write blocks 1-4 have no communal electric, this stops the pump in the swimming pool from working and the garage doors from opening electrically, for those of you who lost water supply in your apartments not long ago, this could happen again if money is not paid into the community funds. It is just good luck that it wasn´t the other 4 blocks. Christmas is coming and it was that time last year that we had electric cuts and in Spain there doesn´t appear to be emergency numbers. Also remember we are a community and people will get upset by their "friends" not paying. There is in place procedures for recoving debts, the process will begin in the next few days, each debtor getting a warning letter and then abt 17 January they will get an official one stating the fine which is added to their bill after 1 month they then get a Bureau de Fax and a greater amount is added and then one month later court proceedings are instigated. Apparently by then the debtors have a massive bill. I am told that saying you never received a bill or letter is no excuse as the courts will not except that as an argument, they have the power to take your apartment off you and sell it to pay the amount owing, they are not interested how much you could lose.
The AGM as been set for the 13th Feb 2010 at 9.30 by the pool, this is the best I could do SORRY if it is a bad date for you. The agenda is being set by the President but it will include the Community Fees payable in January and to cover that next year your first half has to be paid by the end of January before you get a fine(no leeway) next year and also you are not entitled to vote on community matters whilst behind with your payment. Individual TV aerials, and air con on balconies and any more will be requested to remove them. Alterations to apartments including glass curtains will have to get written approval. People renting apartments and allowing people to use them or garages for a fee will have to produce contracts. Garages some have them others not but unless you have a written agreement from the owner if you rent. No written agreement I have been informed will involve the Guardia Civil and a Grua towing them away. Clarification on Pets will mean that people with rental contracts canot keep pets and residents have to keep them on leads at all times and not be permitted on the roof.

Hi All
tonight we have had a meeting by the pool with our spanish friends, residents and various owners who happen to be here. The mood is not good due to the problems. As usual it was difficult with the language barriers. The proposal was to change the administrator by the Spanish and supported by all there. The President and myself agreed that we were not informed of the seriousness of the financial shortfall and he said he wouldn´t have agreed to some of the works that were carried out. There is grave concern from all nationalities that if we can´t get monies in the problems will esculate and could take months to resovle them. It was raised that maybe we should be two communities, I can see reasons that this would be good and on the other side of the coin bad, this decision cannot be taken without an Extra Ordiniry Meeting, so try and weigh up both options carefully as I´m sure that we will have to make that decision soon. The spanish people are convinced that the Promotor and Administrator are friends and also the administrator owns the cleaning company and the maintenace company. The AGM at is moment is Feb 13 so if you can´t make it please make sure you geçt your proxy vote to the person you think will vote the way you want. If I can influence you at all vote in the community interests and not necessarily self. But also beware that you can´t cvote if you have not paid your fees.

Hi Alan the first year is the worst as you usually find the builder and admin keep everything in the family ( or friends) l would change Admin and get quotes from different cleaning and maintenace companies. We had similar probs on another community with the promoter/builder and admin working together to keep the money coming in for them, while letting the comunity go to pot. You could try tax and law in Almoradi they are in C/ Donadores. 2 Bajo just one street from the square with the church on your left as you look back to the square. Pat.

two of the spanish owners have recommended an administrator in Guardamar so the are getting us a quote, other residents asked for multiple quotes but all agreed get another administrator. Anyone disagreeing please post your views

There is one big problem people are not paying there fees it will make no difference who the admin is if this does not change that is the problem at the moment funds not coming in. Is the present admin over charging if estimates are received from others that show this then I would change admin. Some communitys agree to operate a discount scheme for people who pay on time and a fine for late payers. So then we change admin and what happens in pursuing the builder and the people who have not paid there fees etc will we have to start all over again.

The problems are as Martin has said people not paying, but some say this should have been chased earlier. another thing is Electric, Water etc are important as we lose other facilities ie water to the apartments fed through a pump that is fed from the communal electric, you would need 184 water pumps if it was wired any other way, this is not practical and who would pay for the installation. It is believed by our spanish owners that there is a connection between builder and administrator and again by the cleaners and maintenance. The work ll seems to be done by the same people and a 75km round trip is not practical.

Hello my name is Stuart Janes and I have just taken ownership at the end of Sept 09 of my appartment in block 1 on the ground floor. Can you register with the administrator and the community to recieve any bills and meeting notes to be sent by email, as I can only get over a few times a year, I would not like to be fined for not paying my fees on time.
I was just over and I notice that the garage doors are not working as I own a garage this is fustrating, and when I did try to park my car someone had parking a car there, how do you know who this is and how do you stop people from doing this.

tonight I am unhappy due to at least three robberies in the Brisas Del Mar community within the last 2 weeks. These are friends of ours. There is two main reasons nd the first one is no lights in the community and as you know I have asked through this forum for non payers to pay their dues and for those who have now got the list you may recognise some. There have been a few errors and upto 3 of you are now not on the list. There are a minimum of 6 that have long term tenants that have not paid and others that have let them out as holiday lets. Again please pay as the non payers are being scrutinised and unless you are up to date I believe these names will be passed to the appropriate government departments, this won´t help anyone. The second reason is many people are leaving both the black gates and the white ones open, we can´t check everyone because we don´t know everyone who own apartments here and who has been lent them.
The other thing I have learned today is that our Administrator has appeared in the Round Town News with complaints from another community abt their problems with him, If you get chance read it. I am beginning to wish we hadn´t bought here. Please remember I am trying to help but getting kicked from both sides is not my idea of fun. Sorry to moan but many of you pay on time and are nice people.

Take heart Alan..................that Administrator is ours also...................things written in the paper are not always as they seem.
We have had NO PROBLEM with Jose for over 4 years and there is MUCH more to the problems on Playa Golf than has been stated. Remember bad news sells papers and they do not usually bother to find if they are printing the truth, and in this case, they are not printing the whole truth !!
