hi All,

Just found a web site that is advertising a ground floor 2 bed apartment for 87,500 euros. I think this is a bargin and not to be sneezed at. People must be loosing lots on these resales.

I think that the original price for mid terrace  2 bed apartments  was  either £ 87,500.00 or £89.500.00. not exactly sure.

Though I am going back a very long time. so maybe the owners will not be loosing out that much.

Of course there could be higher losses if they have already had aircon etc installed.

Hi Jan,

Thanks for that, didn't realise the jardines were that price originally, thought they were over 100,000.00 euros.  Maybe not such a bargin after all.  I'll just keep the money in my purse then.

Alison,

You say ground floor 2 bedroom. Do you mean ground floor 3 bedroom or upstairs 2 bedroom ? If the answer is downstairs 3 bedroom, then the prices were 135,00 upwards depending on position. Ours came out at 142,00 (with taxes) - so if that is a ground floor, regardless of position, it is going for a song. Mind you, could be one of those that looks out straight up the street at parked cars which are probably more difficult to sell now that you can see what you are getting. Get yer purse back open then ??

There is something not right in that web site. Firstly the 2 bedroom apartments are not on the ground floor, only 3 bedroom apartments.

The original prices started at 118,000 euros.

If it is a 2 bedroom apartment on the first floor of Jardin 7, then a distressed price of 87,000 euros is not so unusual.

We have them on our website occasionaly at these prices.

Not good news for owners but its the times we are living in I'm afraid.

At least signs of recovery are showing, Spainish house prices statistically rose during the month of January - only by 0.1 % but at least its positive.

Have looked back at website and there are two for sale one on \Jardine 1 and this is the 3 bedroom priced at 99,000 and the other is a two bed first floor corner site at 87,500.

When my in laws first started to look nearly 5 years ago many 2 bed apartments were 87,500. Often those were end of block or looking out onto the side wall of the adjacent block. Some apartments are just not considered to be in as good a position as others but its obviously personal choice. South facing have often been priced slightly higher although originally the Jardines were not advertised as golf view- in fact my father in law was directed away from the south facing and pool view apartments by his agent. Away from the south facing apartments because they were expected to have have tall buildings (not quite so likely now but something will go there eventually) behind them and away from pool view because the agent said they are popular for rental and therefore the area around the pool is always busy.

When we eventually bought (exchanged from Golf Suites) we were looking at 132,000 euro's or there abouts- I sort of wish we had considered an end of block apartment as you get a bathroom window and I didnt even give that a thought originally. But we do look across the Jardin and down and across the pathway that wends through to the following Jardines and I like that as you see a bit of life coming and going-people strolling through, even if there's a snippet of car park entrance

Given everything I still think we got a good  apartment at a good price and selling price its only important if you wanted to flip the apartment for a quick sale or have to sell because your circumstances have changed. Of course the Banks are selling at very low prices now to clear their back log (having taken so many to cover debts) anyone interested should be looking at the Banks own property resales rather than agents, they are up for bargaining and are ready to offer mortgages. Apparently there's lots of interest as this is bringing property back to prices the locals can afford. There's a new Spanish ruling about selling property and it may be we will see an influx of Spanish neighbours- as long as they can raise the mortgage (sometimes properties are cut to 50% of original price by the Banks) and cover the community charges they can be entitled to buy.
