Yes, only their offices in Torrevieja are open: Monday - Friday from 9am to 2pm. Only one person is working there and all the files were transferred to the offices in Torrevieja. It is very advisable that you make an appointment first before going there so your file can be organized to be collected.
If you bought/completed your property last year we recommend you to authorize your new solicitor to do it on your behalf. We are detecting two problems:
- the worst and difficult cases: properties that were completed but taxes were not paid and properties have not been inscribed with the Land Registry yet. That means once the owners pay their taxes (stamp duty or transfer tax) they could be charged some delay interest by the Tax Authorities for not paying the taxes on schedule and the properties still appear on on the vendors' name with the corresponding Land Registry. These clients already paid a provision of funds to Aldea that cannot be inmediately recovered because the accounts are blocked, so the clients have to pay again a provision of funds to the new lawyers for paying taxes and registering the properties.
- other cases: properties completed, taxes paid on schedule and properties inscribed with the Land Registry. But the Deeds were not collected from the Registries and Registries' fees were not paid. Our main concerned for these clients is that the Registry's fees can be paid but they will not be allowed to collect their Deeds, that is only the company that made the initial presentation is allowed to collect the Deeds.... Can the funds be recovered from Aldea Advisors? Yes, if you are registered as a creditor. But the funds will not be automatically recovered. It will take some time for the Insolvency Practitioners to finish all the insolvency process.
