Hi, we have bought a groundfloor apartment in block 1A. We have received a fax from our Spanish lawyer on the 16 November stating that she has been contacted by the DEVELOPER of Oasis confirming that they have already got the Habitation License and are ready to complete. Needless to say, we are now on the hurry up, as we did not think we would hear anything until Jan 08' the way things were going.

I have just spoken to IPS and they have told me that they have the LFO and we can complete now. I find this all very strange as I called them, surely if everything was ready they would be chasing us for the money?? (or in the real world thats normally how it works isn't it?).

Has anybody else been contacted by either thier solicitors or IPS notifying them that the LFO has been granted and we can all now complete?.

I havn't visited the site for ages but apparently all the apartments / garages etc have been completed and the last bit of snagging points undertaken.

Any info from anybody would be appreciated.

Hi

I have still had no word from my solicitor that we are ready to complete. As you rightly say, in the real world this situation seems very strange. I had been promised plenty of time to arrange a mortgage and would really like some solid news now.

Is anyone else worried about completing on this property? Are we going to struggle with maintenance and up keep of the property? I know it is in a good position, and looks well finished, but you have to question the support we have received to date.

With regards to Maintainence and the community charge, if there are 50 Apartments unsold does this mean that the community charge will increase amongst the present owners or will it be divided by 126 (or by block) and the unsold apartments paid for by the developer?. I presume this is the case.

Also, i have been asking what the community charge will be and i keep getting the same answer.... that they do not know!!! In fact they know nothing about anything it seems.

I have been told that there are already people living at the development, does anybody know these people? Have they had any problems.

I am concerned about how we stand regarding the community charges, if anyone has any answers i look forward to hearing from you.

Hi All

I have heard from my broker today that signings are starting from Monday next week but have not yet heard from my solicitor. So we shall see. It is a bit worring that so many apartments remain unsold as in the Calanova Sea Golf apartments, the developer is renting the unsold ones for 750€ per month so those of us who wish to rent out could also be affected if they also do it at the Oasis.

Well I think I am not going to chase anymore now, I plan to move over January/feb so will let them chase me (if they ever do that is) 

Agreed the development finish when I went there last was great, however I am just appalled by the lack of communication we have all recieved for such a prestigious development as they put it.  I know people who have purchased in very basic developments and had pictures mailed to them on progress and updates continously provided, details of resale values or rentals way before completion giving people options of what to do and non locals an idea of the market.. oh well rant over :-)

I am not sure what the rental market is like right now in that area but just wondered if anyone has had any seperate valuations carried out for thier place in terms of rentals or resale?

Has anyone visited recently?

Hi Everyone

We have just heard from our solicitors ( Manzares ) that completion was due tomorrow, 27/11/2007 and the handing over of all monies.

This we have prevented as we have yet to visit the finished property and ensure that everything is in order. i.e no cracked windows, cracked tiles etc etc.

We will be visiting Spain on 18th Dec 2007 and all being well have instructed our solicitor to be prepared to complete on the 19th Dec 2007.

If we encounter any problems during our visit we will let you know.

Well after 3 years and 4 months have finely completed today. Such a rush after all the long wait. Hope all goes well for everyone and hopefully meet up when we are over next but can't get out now until the second week of January.

Paul, who did you get to carry out the snagging in your apartment? I think it is terrible that the developer handed over the apartment with these problems. What was their response and how quickly did they say that they will have the problems sorted?

Has anyone else done their snagging?

Hi Cookie

Has someone already been onsite that was not happy?  I had an email on Friday from my solicitor saying completion is due 2-3rd week of Jan and we should ideally come over for a snag list before signing, they also said there was no elextric or water but they didnt expand on that, I have asked if that is a fault or if that is normal before completion.

With my circumstances changing I will be there in January to complete but I do not think I will be able to move in properly until June.  If anyone is plannin to be over end of Jan it woul dbe great to meet and say hi

Hi Kaush

For some reason, sometimes when a post is made it goes onto a different part of this site. If you click on Forums then Off plan developement then Developement, then onto Oasis de la cala de mijas. I hope this is correct!

Anyway, Paul (chipmonk) has had the snagging done with quite a few problems, ( you will see if I have given correct instructions above).

We were told 2 -3 weeks ago that the developement was complete, ( chipmonk completed on 27/11).

I think you have to arrange yourself for the electricity and water to be connected and I think there is a charge for the electricity but not sure about the water.

we were told by the developer that the documents would go before the Notary,however we have not heard anything from Manzares and we do not know when we should organise the snagging report.Is it after completion and has anyone any recommendations?

Thanks for that info, for some reason I never got the alert of your message, thanks for the instructions, I found the post now :-)

Paul, did you use an external company or someone you knew? I would be interested in using such a company as I am sure I would miss points that came up in yours.

I plan to be in La Cala end of Jan and will complete then too, I have been told 2nd week of Jan by my solicitor,   will any others be there by then?? With my job now it doesnt seem like I will be actually able to fully move over until august time, I might get it furnished when i go in Jan and see if I can rent it until August, however I was looking forward to moving into a new place myself..oh well...

 

Banger, I was planning on having a snag list either myself or third party do this before completion so that I can point those areas out and have them documented.

Look forward to popping over and seeing the development complete, has anyone visited recently??

I have just been given information of a company that does snag lists for developments from my solicitor

Hope it helps.  I will be in La Cala end of January for a week, wondering if anyone else will be around for a meet and drink :-)

Hi everyone

Just had a 4 days in La Cala to sort out furniture and some legals. The road was blocked off on Sunday by the builders so couldn't get access even if we had the keys. Anyway picked up the keys Monday and the apartment finish is excellent and the Oasis is looking pretty good. We checked the snags from the list and found one more that we want doing. On the way out we bumped into Nel from IPS who is now working for the developer from last week and she is setting up office in Block 3b on the ground floor. She said the road was blocked off because the power was not conected but was to be this week. So things are looking good.

Hi

We have not yet completed but have done the snagging report,while overall the finish is as expected we have discovered the marble floor is sub-standard and for some reason there is mastic along the bottom of the internal doors???

However hopefully this will be resolved and I wondered if anybody could recommend a removal firm from the UK and give me an idea of the cost involved? Also I have considered hiring a van and driving myself anybody had any experience of this?

Just back from La Cala and went to view twice whilst I was over there, should be completing on the place hopefully in the next few weeks and will make one further trip then to try and get the place furnished.

Chipmonk what did you have to do for the electric meter? is that something we need to do or something our solicitor would do as part of the normal proceedings?

I had the snag list done by Gibson that was recommended from this board and have passed on their feedback to the developer.  Quite a few things that need attention but hopefully will be resolved or agreed upon.

Overall the place looked fantastic and it is going to be such a cool place to live. I cant wait to move there now.  Even though the snag list came up with issues I still think the overall finish is fantastic and people that havent yet visited will love it.

The weather was actually pretty good and got some good views from the development.  I had my sister and girlfriend take some pictures so not sure what they came out like but will post up what I have.

Banger, I bought back some local papers from the area and see if any movers are recommended and I will post details on.

I cant wait to move in now :-)
