Hi to All!

New photos under 'Shared Photos'.
Visited the SG site on the 8th of January, work was full in progress~very, very BUSY!
Builders everywhere, construction noise, etc.etc.

We bought an Albatross on Poligono-M23 (one of the last poligono's starting to build from 'Phase 1'  -  I think....).
So far, our house had only the basement/cellar standing.  Sales representative informed us that we can expect our house to be ready for moving in sometime in the first quarter of 2008~his somewhat safe estimate was February 2008.  Their was a flurry of building going on on Poligono M-23 so his estimation seemed correct.

The official MASA office on the site was just starting to be built while I was there.  This will provide us with 'after sales' service for all future residents.

As was mentioned earlier in previous threads, MASA will only hand over the keys to all homeowners once the whole of 'Phase 1' is finished.  Therefore, even if your particular home is 'finished' and ready for moving in before this time, you will only be handed your keys once the whole Phase 1 neighborhood is also 'finished'.  We were told that this is being done to save us the awkwardness of having to live in an 'active' building area that would present us with a myriad of inconveniences.

The main drive leading up to the site, although not yet paved, was already lined and planted with palm trees.  Whole of streets were built with houses, surrounding property walls, front gates etc.  Entire areas already seemed almost done.  The edges of the street curbing were already installed.  Manholes in the streets were standing.  There were people installing electrical wires (?)  from the mains boxes located in the outside front garden wall.

Private gardens on each property will not be landscaped by the builder~it's up to each homeowner to do it himself.  We were told that from between € 900-1300 you can get a very nice garden landscaped (including soil. all the plants, trees & all labour costs).

There are no communal swimming pools on the SG site planned in order to keep initial building costs down (AND any future service costs for homeowners).  The home plots are large enough for each homeowner to be able to install a small private swimming pool if desired.  We were told that the price for a small pool that fits on an Albatros plot will cost between € 10.000 - 15.000.  Yearly maintenance (including all chemicals) will then be roughly: € 300.00.

Since 2006, Spanish law requires the installment of solar panels on all new buildings, so from what I understand, all the buildings will have one placed on the rooftop.  Almost all the homes that I saw, already had one on top. (The original 'pointed roof ridge' on the Albatros had to be 'flattened out' in order to place them.)

Air conditioning comes 'pre-installed'...but from what I could physically see: this is only for the living/lounge area.  I didn't see any 'pre-installed cables' in any of the other rooms.

The cellar under each Albatros is gigantic! Standard delivery is: tiled floor, walls and ceiling: painted white.  We looked at one home where the private owners had added additional walls to create a third bedroom to their property.  It looked very nice indeed.  They also had had all the walls plastered, and had installed a lower ceiling with 'click-in' panels.

The color of each home is pre-determined by the original architect plans. This is what is approved by the city government and this is what will be delivered. Homeowners are not allowed to choose a particular color.

We were told that a free furniture pack was included in the purchase price, but the person who showed us the house, was not sure of it's content.  Does anyone have any information on this?  I also understand that the kitchens will be delivered without any appliances.

Each homeowner will also recieve a 'MASA card' enabling him discounts for a variety of goods/services. (Entrace fee's to the future Sport facilities, Spa, Social Center...discounts for tiles, furniture etc from selected MASA approved shops etc.)

It is as of yet unclear to me if a HYPERsupermarket will be on the SG site.  I know that a few smaller shopping centers are planned.  Has anyone heard anything about this?

Am excited about this whole project, and am looking forward to making the move over to Spain!  Hope that all goes well, and stays on track according to the timeline for delivery in 2008.

Hi Michael, welcome to the forum and thanks for the new photos.  From your info, are you saying that Masa are not releasing any houses before the whole of phase 1 is completed, and that your house, as part of phase one will not be ready until 2008??  Does that mean that none of us will have our houses until 2008???   We've been told that completion will be at the end of the first quarter of this year, after waiting for years.  Grateful for any other info you may have.  Many thanks,  Jane

Hi Michael  and Jane

We bought on the 20/05/2004 and was told it was phase 1, three weeks later we got a advert from the agent saying the 1st phase was sold out and they were waiting for a new phase to be released.

There must have been a few more phases since then, We are going to SG next tuesday and will try and find out more ,and will report back .

If anyone wants me to do anything for them please contact

Hi Eric,

We bought around the same time as you and we were on phase 1. My understanding at the time was that poligonos M14, M15, M16 & I think M53 were phase 1. There was an update on the MSN site at the weekend from a couple who own the house behind us on M15, who say that they are cleaning and putting furniture into M14 & 15. I would be very surprised if they were going to leave the furniture in these houses for 12 months, but with Masa, nothing would surprise me.

We really hope that Michael has misunderstood Masa on the visit, as this would be approaching 4 years!! We would really apreciate it if you get chance (don't go out your way) if you could take a photo of 15.40, which is the first Eagle near the original show homes.

Hi Jane,

Yes, that is what I understood.  No homes will be handed over to buyers of homes located in 'phase 1'until the whole of 'phase 1' is finished.  We were told that the whole complex would be built in 3 phases.  Masa wants to use one whole complete 'neighborhood' (phase 1) as a 'finished area' to be able to drive through and show to prospective buyers of phases 2 and 3.  Our salesman said that the prices of the homes on phase 2 and 3 (identical to our homes on phase 1) will cost roughly €10,000 more per unit.  (So it looks like we all got a good deal buying on phase 1...)  As I understood on 8 January 2007, almost all the homes on 'phase 1' have already been sold.  There were only a few left to sell~(one of which I bought that day...)  That is why Masa/the builder want to finish things up on phase 1 as soon as possible, to be able to move on to selling the real estate on phases 2 and 3.  (Masa needs the $$$$ from 'phase 1' to be able to start building the houses on phases 2 & 3).

I understood that phases 2 and 3 will be the smaller/thinner areas actually surrounding the golf course (on it's perimeters).  None of these have started building as of yet.

I will email our sales representative to inquire what exactly compromises 'phase 1'.  There seems to be a lot of confusion as to what 'poligonos' are included in phase 1.  As said earlier, I bought an Albatros on 'poligono M-23', and was informed that this was part of 'phase 1' which would be delivered for 'habitacion'  in the first quarter of 2008..  I assume that all the lesser numbers (M-22, M-21, M-20>>>>>) also fall under 'phase 1'...  But I will see if I can get an answer from him.  Will keep you all posted.

Wow, some of you have really been waiting a long time for your homes to get built!  (And I thought that a wait of one short year (for me) was already a long time!)  The salesman told us that 3/4 of the homes on phase 1 were sold just from the architect's plans/and/from 'pictures' in a brochure~when none of the homes were actually built.  He said, it will be easier selling the properties on phases 2 & 3 because they will then be able to show the actual houses built in 'phase 1'.

Hi

I'm new to the site and its great to find out about how the  Sierra Golf complex is progressing. We've bought on phase 2 (M13) and the property is built and snagging is due in March and believe Phase 1 is near completion. When we bought I was told Phase 1 consisited of M14 & M15 and Phase 2 being M13 & M53. My Wife and I are going over to Spain in a couple of weeks, so will try and find out more and take photos.

Also, Is anyone letting their property as a holiday home or are you moving over to live?

now i'm even more confused about the phases - let's hope Michael can get some answers from his agent!

I asked members on the MSN site the same question about residency or holiday use, as I'm trying to decide if and when to move out permanently.  Some replied that they will be living there, which will be good.

Hi Jane

What is the MSN site? is there more news on there about Sierra Golf? Your right about the phases, totally confused. I'll see if I can find out more when I go over on the 9th Feb and will post some photo's.

I was wondering if people were using there properties as holiday homes, how they were going to mange their rentals.?
