Any Help Appreciated

Hi All

I have purchased a 2 bed 2 bath Menta apartment and have completed and now have everything furnished. Unfortunately I spend most of my time abroad and have not had an opportunity to visit the site since early 2009. I could see then that things were finally moving along and now it seems the Calidona are trying to make good at their end of the deal.

Im no business man but this all seems like a visicous circle the builder will be expecting the the people in Phase 1 + 2 to complete to finance the rest of development and in these troubled economic times they will be even more so waiting for completions. 

Now i know nobody wants to complete until facilities are in place, but they will never be in place until people complete. I was always led to believe that the last part to be constructed was going to be the hotel which makes sense as they will not want to be letting rooms while the facility is still a construction site.

Now im not very clever but all you people that have paid your deposits and are not willing to complete you guys are crazy, you may as well kiss that money goodbye, Calidona will drag these court cases out for years and years due to the spanish legal system, and to be fair you may eventually get your money back but i bet it wont be worth all the cost and heartache on the way.

Anyway thats my rant for that bit over, i would like some help as i bought the property as an investment (dosent seem a great choice with hindsite as i said before im no business man) and now i would like to try to get the place rented out either long term say 1 year or weekly lets. Can anyone recomend a management company to do turnarounds and maintainence and or any advertising suggestions. Are there any other people in a similar boat? Any suggstions or help would be much appreciated. I have heard of some people being used for snaggings (which i have completed and Corvera were quite efficient in getting these issues resolved)

with respect you seem to have totally missed the point, and i guess i am one of those that think the mad people are the ones that have completed.I paid my deposit in may 2005 with the explicit understanding that in 18-24 monthstime would take delivery of my apartment on the stunning 5* country club, along with clubhouse,health centre,medical centre,DeVere hotel,restaurants, commercial centre,shops etc etc etc. 4 years later that was not delivered,so why the hell would i want to complete? i am getting so bored of all you calidona apologists spouting off about global recession blah blah, its not their fault blah blah...they took our hard earned money and lied to us and had 3+ years to get the job done properly before gfc even started. IF they had delivered on their side of the bargain then there would be no excuses and now you are rattling on how Calidona appear to be fullfilling their end of the deal??...bit late dont you think? and almost 5 years on they still havent done it.. take a look at Roda, still not finished and they had a 2 year head start!

Lets be clear here, dont start blaming those people that are standing up for their rights here, all the blame lies at Calidonas feet.You have completed and good luck to you, but i paid a high premium for a 5* country club and on every level this has not been delivered so i would rather stick a hot poker where the sun dont shine than give them any more of my money. One things for certain, they need my money more than i need their apartment and i have got all the time in the world trying to get my deposit back and there wont be any heartache from my end. Thanks for your concern, but i think there will be more heartache trying to rent these things out, on what is going to be a ghost town for a long time.

I think our new friend may have ulterior motives for such a post but if that is the case he clearly has no idea about the strength of feeling amongst those of us who feel hard done by and have no intention of throwing more good money after bad

with all due respect you mention twice that you are "no businessman" that much is clearly evident as your "investment " has little chance of any decent rental returns and has lost a substancial amount of its capital value and is continuing to do so .

maybe the question should be asked " WHO IS CRAZY" ?

Well fair enough i see your point, but my point is that you will never get your deposit back so either way we are all screwed.

Never did they tell me that the phase 1 and 2 apartments were going to be completed along with club house and hotel its obvious these things were going to be coming later. They cant complete everything all at the same time and it will be at least another how ever many years until all is finished. (longer when you guys dont complete)

My thoughts were this site has a much less clostephoic feeling than Roda. As for the time yes its very late and all conincided with a recession which is not good.

Of course i have a motive to post something like this i completed on my property and until you others complete like you say it will be a ghost town and rentals will be hard to come by, but how is this going to improve by the rest of you people completing and filling your properties with clients.

I'm sure you are all annoyed you didnt get what you paid for in terms of a time line but the fact remains you will not get your money back (unless after a long court battle MORE MONEY you may or may not win) and if you can affoard to default on your deposit more power to you.

Oh well i hope it all comes good in the end property usually does but like many things we will have to wait for the world economy to improve.
