Have a look at the avatar. Yes we've made a deal and switched to a Phase 1 Tilo penthouse (key ready) instead of waiting with uncertainty for the Menta Penthouse on phase 3.
Calidona are running a business and businesses need cashflow, so if you think a switch would work for you, I suggest you try to talk to them and negotiate as threats just will not work. As the cash comes in so they will progress the developement instead of throwing borrowed money at it on vague promises of completion. (sounds like good business sense to me, perhaps Polaris World should've done the same?)
Played the course and loved it (yes it does need a bit of toughening up but this will come in the future as will the building of Phase-3 ,no doubt as long as people who have paid deposits complete on their contracts to help fund the next stages.

Yes, I do agree with you: For those interested, fair switches with the appropriate compensation due to breaches of contract commitments ( both on contracts and publicity) would be an excellent way to keep going ahead.
No impositions and/ or threats but realistic, reasonable and humble negotiation. Win-win schemes.

Congratulations on deciding to switch, although having played golf with you on Wednesday I was a little surprised to read about completion. I know you had a good deal on the table so well done. Let me know when completion is due and should see you out in the Summer if not before.

Anita, Ian, Roy , Simon and Jdy thank you all for your good wishes they are much appreciated and very welcome altough the 'neighbour' was definately not an influence in the equation Roy.
Maria thank-you also, although I signed an initial contract with a build time schedule and not a specific date, so although the slow pace of developement was annoying I did not believe that Calidona were in breach of contract technically. We only visited the sales office to ascertain the status of building licences originally but as you can see we beleive that we have now come out with an excellent situation for both parties. I do think that Calidona are willing to try to reach amicable agreements/swaps or deals with the genuine consumers who do not wish to wait with uncertainty, although the business speculators that have paid deposits on multiple properties will obviously be more difficult to satisfy.
I do recommend that any genuine purchasers not wanting to wait for a property contact Corvera to discuss any possible exchanges etc.

Congratulations and all the best in your new location. I still believe that Corvera will become a fantastic site, but long for what I signed up for in Phase 3, but cant wait for ever.
With no real news on Phase 3, I may have to look at all the other options.

Hi Steve & Jane,
Just to congratulate you and wish all the best in your new apartment in Corvera. A good, reasonable decision on your part I think, as Maria said a 'win win' for both parties.
We have a Phase 1 Tilo on the ground floor and we are heading out there ourselves in 2 weeks time, really looking forward to it!
Hope to see you both at the 19th hole at some stage for a glass of wine!

it is so gratifying to hear that so many of the people that I have spoken to on this forum have started to at least consider taking similar action to Jane and I and have been in contact with Corvera in order to possibly switch their P-3, P-4 deposits onto key-ready properties on P-1 and P-2. Those of you that have actually signed to switch, congratulations, isn't it a wieght off your minds (will they build, won't they build, when?) At least now there is something (literally) concrete to focus upon.
The posts that I have made to those considering legal actions have been sincere and if that's the way you have to go then so be it. All I will say is that Calidona is a business and as such will obviously need to ensure its cash flow to progress the development. A win-win deal may be acheivable, probably now more than ever. Even for those who have put deposits on more than one property rather than try to recover deposits through unsure court decisions. E.G. If there are people wanting to switch to key-ready and you have deposits on 2 or 3 properties, perhaps (and this is only my opinion as I am not Calidona) , Calidona might be interested on switching one to somebody else if you are willing to complete on the other(s). Who knows? If you don't ask, you don't get in this life.
The person to get in touch with at Corvera is Jesus Molina. ( jmolina@calidona.com ) . A discussion will cost you nothing and at worst, if you do eventually end up in the courts, the Judge will at least have to acknowledge that you have tried to find an amicable settlement which the Spanish hold in very high esteem.

If Calidona need cash flow to complete the development what happened with Roda during probably the biggest property boom in our lifetime ?? Where's the hotel etc etc etc.
I see your specatacles still have that rose hue.

The boom that you are talking about was ALL CREDIT BASED. Yes Calidona could have gone down the exact same route as Polaris and thrown up a 5-star hotel instantly (USING CREDIT) but I like to believe that I have invested into a development from a more astute company who are in it for a longer term.
I still firmly believe from an outsiders business point of view that once the new airport is complete that they should build the Corvera 'airport' Hotel before even thinking about the one at Roda. It just makes commercial sense. Personally and from a business point of view, although I was dreaming of my Menta-West P-3 apartment, I would also build the hotel in preference to any more dwellings.
PS. I have NO wishes to get onto real-estate in Spain or anywhere else for that matter, it's too volatile a market!
pps. Rose tinted spectacles are still better than blinkers, at least you can SEE THE WIDER PICTURE.!!!!!

the wider picture maybe that if the majority of people on later phases swap to key ready properties calidona will simply stop building facalaties as there will not be enough residents to support them as they are clearly not able to sell the later phases , which is exactly what has happened at roda phase 4 b / phase 5 etc . but there again im sure corvera will be different !!

We were at Corvera last week and have transferred from phase 3 to key ready which we complete on next month. We have absolutely no regrets, nor do we have rose tinted spectacles.
The developement looks good,. We went to Roda and found the property density is extreme. Corvera will be different even if hotel is not built in near future.Around Roda the area is saturated with hotels so Corvera would be a business man's logical & financial choice especially with the new airport (yes I know still being built) and proposed Formula 1 track.
I wish everyone the best whichever way you choose to go.

There is really only one person that can answer that question and he is on the end of the phone at Corvera. Jesus Molina.
He will treat each deal enquiry as an individual case. Don't forget owners who have now made a switch/deal, previously made deposits on several different styles of apartments/villas and no doubt the available deals have reflected that in their agreements.I am sure that you understand that to disclose the details of a previous deal would be both enethical and unprofessional on either part but deals can and have been done.
I have yet to speak to a 'switcher' that is unhappy with their particular outcome.
