Received an e-mail from Calidonia yesterday re the above.  Hasn't pasted very well but I am unable to modify.

The meeting is to be held on Monday 15 February at 10 am, for the first call, at the Civic Centre of Corvera.  Should there not be sufficient quorum then the meeting will be called again at 10.30 am on the same day.

1.    Apologies for absence

2.    Approval of the 2009 Constitutional Minutes

3.    Approval of the List of Members that form the entity for the annual exercise as stated in the By-Laws

4.    Approval of the determined quotas that correspond to each member of the Entity as stated in the By-Laws

5.    Election of the Association Mediators

6.    Election  of the Directive Board

7.    Approval of the state of Accounts for 01.07.2009 to 31.12.2009

8.    Approval of the Budget for 01.01.2010 until 31.12.2010

9.    Agreement of the time period that the 2010 invoices will be due for payment

10.   Election of the Administrator

11.   Any other business

12.   Date of the next AGM

Hi Anita, Thanks for the info.. Have just got back after completing, nothing was mentioned regarding this when we were there. I thought they had to have 50% occupancy before any charges would be made. Will they be showing proof that the 50% has been reached.

Would that be 50% occupancy of the development as planned, i.e. 927 dwellings of the 1854 planned or 50 % occupancy of the sales department ?

Hi Steve, Now that is a good question.. Knowing how they keep moving the goal posts to suit their our needs.  But I feel sure it was min.50% of total occupancy of the resort. I also was lead to belive that each community would have a committee set up to sort out costs and expenditure. As already mentioned, I was over last Sunday to Thus to complete and nothing was mention to me. Unless it is just for phase one?  has anyone any ideas?

It is amazing Corvera are already setting up the Entidad when the communities that are part of it have not all been set up.

Roda held their AGM at end Dec but an EGM at end Jan is taking place as insufficient detail was in place.

The proposed budget for Roda is around 1 million euros per annun which will be paid for by the 1200 properties built, approx 60 euros per month on top of your community fees plus a 20% of fees contribution from Roda for the undeveloped residential land, no mention of who pays for undeveloped hotel and commercial centre though.

 

A warning to all Corvera owners, be careful this is not forced on you without sufficient information.

Community fees on 2 bed apartment at Roda approx 1200 euros per annum, Entidad will increase this to 1900 per annum.

IBI or local property tax approx 400 euros per annum, La Renta Income Tax also around 400 euros pa

 Anybody planning on attending the meeting on the 15th February?

We've also been sent a proxy voting form for another meeting on 19th Feb for community of owners 'Apartamentos M-43 Covera Golf' - although we don't know whether we are M-43 or not?!

 

Anyone got any more facts to hand?

interested to hear your thoughts

Hi we also recieved a letter yesterday for a meeting on the 18th feb at av de la union no 100 san javier.We have been told we are M9 and the ammount they have put down is euro 70,996.40 We do not have any idea how many other appartments are included in this. I take it this is a different meeting from the meeting on the 15th. We are like other people who can not just at short notice fly to spain for meetings we know nothing about would  like any information if anyone has any.

We've also been sent a notice for M43 for the 19th Feb. And to be honest I don't fully understand this as it seems to be a different arrangement than for the community fees which I thought where not to be activated until the area was finished, and would cost everyone approx €100 per month.

I think it is imperative that if anyone intends to be present at the meeting that we give them our proxies to vote against anything that is not clear. I'm not suggesting this is a conspiracy in place or some sharp practice, but until I know what is going on I am reluctant to accept anything I don't understand, but as we are not going to be there we cannot vote.

Also, the notice does say what is deemed a quorum, but it seems to suggest that if a quorum is not present that the reconvened meeting a 1/2 hour later can make decisions without a quorum. Which effectively means whoever is present can decide what they like.

Our Community of Owners meeting is being held on Wednesday 17 February at 4pm.  We are unable to attend as that is the day we will be returning to UK.  We were hoping to attend the AGM on 15 but unsure now as we have so much to do and are only in Murcia for a very short time.

I read it that the AGM is for the whole development and these individual meetings are for the separate communities.  A Proxy vote does not seem to be an option for the AGM, so I imagine a vote is not applicable.  More than happy to past my Proxy vote to anyone able to attend our community meeting, Apartmentos M-26.

Folks,
This meeting business seems to be turning into a can of worms. A lot of us are becoming very concerned with what they are planning and can do with us or without us attending the meeting.  Will somebody with knowledge of these meetings please step forward with some advice?
