Hi
I have a date for March 2007, its an Azucena on phase 1, has anybody been out there lately? I was there in November and no building had started, also the Golf Course has not progressed much, though ther was some activity in the distance, I can't see any completion dates before September. I understand by Spanish law that any delay over three months will qualify for compensation! I will be in Spain this March to check on progress. SJ say they are waiting on final permissions! Has anyone got any different information

Clive. Just have a read through the posts on this site and the pictures that have been uploaded. You will NOT be completing in March so you may wish to contact your Spanish solicitor. A lady called Linda Needham (look at all her posts) keeps a check on the building for us as she lives close to the site and I shall be there next weekend for a first hand look. I am staying in one of San Jose's apartments for a few days and seeing San Jose on the 5th Feb. I shall take copious notes of my meeting and let you know if I manage to weedle anything out of them!!! Thanks for the reply, I have been involved here from the start, my real doubts are about SJ , as a company they seem to start sites then stop altogether, Pinet, Albatera, both have the same problems, but this may be in common with most Spanish builders I don't know.
Lets hope that once they have all the permissions, they keep going and finish each phase as they go! I will post some pictures when i return in March.

Be carefull, be very, very carefull. Do as much research as you can and don't believe as Gospel, what people who are likely to benefit from you may say. The more questions you ask, the better. If you are going to but, get an independant lawyer to act for you and not one which the developer or agent recommends.
This applies to wherever you are thinking of buying.
At present it is a buyers market and despite claims of all properties sold, there are deals to be done. With agents, demand a reduction in the price, which comes out of their fees. With the developer, just don't accept the first price.
Good luck whatever you decide.

Take Alm's words as read, make sure you do a lot of homework, we were treated appallingly by our agent. Also wise to write down a list of what you're looking for and what nots before you decide on an urbanisation.

I am going out in Feb. to take a look, what do you think of the area, whats the build quality like, how do you locate an independent laywer any other info.

The area is fantastic, away from the Coast but easily accessible if you want a trip to the beach. Plenty of good countryside and very little traffic. You're in real rural Spain here and the area is dotted with Bodegas if wine is your thing. The urbanisation will have two Championship Golf Courses that will be used for European Qualifiers and due to where it's located, i'm forecasting you'll get plenty of access to it, can't see it getting over-busy like those at the coast.
Lawyers are ten-a-penny but if you go to the main message board and post a message, this helpful bunch will definately point you in the right direction, most of them have gone through the buying process and are either residents or long term owners.
I doubt you'll make a better choice anywhere.

Now the other side of the coin, as I decided against buying.
The area is typically rural Spain, but I found the town of Jumilla too down market.
The total development will be 14,000 plus homes. Much too big for my liking and too Brit, will end up mini UK.
Build quality. If you visit in February, you will see the show properties, but you would expect the build quality to be good on the show houses.

I'd just like to add the fact that 40% of the total already sold are to spaniairds
so no real risk of it being little britain as there are also scandanavian buyers
so 50-50 would be an over estimation our agent have doen us proud and kept us up to scratch
So as they have all been saying make up your OWN mind you will know when you visit if it is right for you personally as "alm" decided it was not for them
I fly out sunday and the area for me is fantastic it took me 31/2 years to find

Dont know why ALM is commenting on a site that as he says he has decided against may be he should stick his nose in a site he likes.
If he bothered to visit other San Jose sites he would see for himself in the established communities the quality
ALM you have made your decision Or have you !

I think he has come to the Santa Ana forum as he caused problems on the Almanzora forum under the name of 'pickle.' A development which was and I believe still is having problems with licences. Quite encouraging isn't it, and one of the reasons I decided against buying, another being the mass that intend renting to whever will pay them a few quid.
I must take a look at the Almanzora forum , to see if there is someone else who has an opinion, other than being blinkered.

Make up your own mind and ignore speculation, no one knows if this development will be 14000 strong, the whole area is just being developed, so good infrastructure and developments will be assured try too visualise the area in a few years time. One of the reasons Jumilla is encouraging development is to bring itself more up to date, we looked at the landscape and the scenery, it is what feels right for you that counts in the end.
