Just a note to tell of a problem we came across recently. We had to enter a Quad that had been closed up for over a year and discovered that the whole house was covered in mould. On looking further we discovered that the drain hole on the balcony had become blocked with leaves etc. and so when we had heavy rain the balcony had filled up like a bath/swimming pool and the water came in thought the patio door into the bedroom and then thought the floor and the ceiling into the living room below. Because know one had been into the house for such a long time nearly all the furniture was covered in mould and the bedding had soaked up the water up stairs and been also gone mouldy. We know this same thing happened to another property but was spotted straight away and the problem fixed, Taray came around and enlarged the drain hole on the balcony. It may be worth checking that your drain hole is large enough to cope. 

Noticed the similar potential for flooding on the upper balcony whilst staying in a friends penthouse, cleared the accumulated 'mud' and seedlings, problem solved. But, and a big but, the water draining from the downcomer left a trail of damp on the outside wall of the sitting/dining room causing internal plaster to bulge even to below the patio doors to the lower balcony. I see quite a few people have trimmed the drainage spout from balconies then installed hoppers and downcomers to overcome this problem. A design fault maybe?
