What has happened to this site? Nothing new. I understand some people (early purchasers) have been summonsed to the Notary tomorrow. Something about making over the green areas. Regards to all who are out there . Exile

Hi Exile

It's so nice to hear from someone. I check this site every day looking for some good news (or any news)

My solicitor has spoken to the notary in Murcia who confirmed that he was dealing with the escrituras but he still couldnt put a timescale on thngs! We are going over in a couple of weeks time but we are having to rent a place to stay (again)

I haven't seen the site since October so I'm looking forward to finding out how it looks (apart from the apartments)!

The initial purchasers bought their plots in a different way to most others and some actually bought the land seperate to the dwelling. These are the bigger (1000m plus plots) on phase 1. As land owners, I think they have to formally agree to the rest of the development. Perhaps someone in this position (wille john) could shed some more light on what is happening. Also, I guess the green areas have to be adopted by the 'community' which we might all belong to soon!

So, if anyone wants to put the kettle on, it would be nice to meet some fellow owners!

What I find strange is that people are going to the Notary in Murcia re green areas but Javier has said the Notary dealing with our escrituras is in Cartagena and she has been contacted and confimed this! Maybe it is all hearsay I don't know but I can't see why different Notaries appear to be involved

For those coming out the weather just might have changed for the better as it has been horrendous! Exile

What do you know !!!  Today 3 Molinos flags have gone up all over the two orchards on the road  from the Valle del Sol rounderbout up to the Trampolin Offices. One did belong to Polaris but they have sold out to 3 Molinos

Maybe Gary Linaker would like to take over Solera and we'd get something done then !!

What is 3 Molinos can you shed some light ? Is Gary Linaker a share holder in this company ,,,,what does this mean to us if its down near the offices.

3 Molinos is a huge project and Gary Linaker is the face behind the Adverts, I am surprised you have not seen them! It is the size of a Polaris development if not bigger and will dwarf us but the good points are large shopping centre closeby, 5 star Hotel and every amenity known to man. They are setting out to rival Polaris and of course they are going to build another 2 golf courses near us which I don't think is bad except for the usual building site noise and dust at our exit/entrance. It might encourage a better road network and surfaces. I suggest you put the name into Google and see what turns up. you will be surprised!  Watch this space I will report developments

Hello everyone

I read on the planning web site for Murcia that 3 molinos got their final permission to build last week so it hasnt taken them long to get those flags up! It seems some developers do it right first time!

The development looks very nice. They claim it will have a theatre, art gallery, school, and equestrian centre, plus the usual hotel, bars and restaurants.

I also think this is positive for the area to bring more facilities closer to us (and should push up value of property)

It's a shame the lovely orchard has to be sacrificed though. I hope they replace it with lots of trees and green areas.

Still no news from Trampolin though!

My solicitor has spoken to both notaries and it seems the one in Murcia is now dealing with the papers. They still wouldnt commit to timescales though!

Further on 3 molinos for those who have not yet looked up 3molinosgolf.com the resort is 5M sq metres for 4500-5500 dwellings. If that is not big I would be interested to know what is. It will be amusing to see Solera having to drive to its offices through the 3 molino resort! It will benefit us because although the properties will be a much better specification and build quality  the plot areas will,I suspect, be smaller like La Torre and the new Utd Golf La Tercia development which I must say has outstanding specifications which 3Molinos will have to match I think as their site will go right up to La Tercia if it is as big as I think.. Greg Norman is the man who will design both courses by the way. I am sure it will be real quality and speaking personally I welcome as many golf courses around here as are coming although I can no longer play myself. At least they break up an otherwise dreary and barren landscape (try going up into the hills only a few kms away, it is a different world). I will keep posted not much of interest here. I think 3molinos are going to build the infrastructure first before the properties as should have been done here and we would not have had so much hassle about the escrituras. It is the difference between a professional outfit and one which isn't.

Just as the area will be settling down we will have another long period of building work.  The website says that the work will be spread over three phases lasting nine years.  It will be a gated community so don't think we will benefit from any of the facilities.  I for one did not want to live in a highly developed part of Murcia but it now looks like we will have little choice.

Does the resort have 24 hour security?

It will be a gated site but so too is La Torre so I certainly don't think they will keep us out any more than at La Torre. The gateman there knows me well and welcomes me. We do most of our shopping at the Polaris Supermarket there, it has good prices and gets most of it's goods from Upper suppliers. None of these places can afford to be too isolated from the general public because so many owners will be holiday makers not all year round residents like me for instance!

I would be very surprised if it takes 9 years, according to the company web site build time is 2 years not 3 as quoted. In any case we do not know yet what they will be buiding in the orange groves, possibly one of the two golf courses and we don't know yet how far it is going to spread our way so I am not worried (yet!). All the Polaris sites are fully open to the public to use the facilities including, the hotel, restaurants, bar and shops etc. You just need to tell the gate person that you are going in to dine, drink or whatever. I believe that it is a legal requirment to allow the public to use a certain percentage of any private development. This has been the subject of lively debate on the PW forum because most buyers were under the impression that 'private and gated' meant for their exclusive use only. Only the golf was planned to be for residents use only but the courses are now open to the public as well.

We have used the facilities at Mar Menor Golf Resort many times to dine and drink etc. This means that 3 Molinos will also have to open for public use, and whilst it does seem a shame to keep on building, we are happy to see more facilities on our doorstep. I think that the whole corridor along the C3319 will continue to be developed. I have heard talk of another housing development going right next door to El Trampolin. Don't know if this is true but it wouldn't surprise me.

I agree entirely with Jogary he is spot on.Let us have as many golf courses as possible as after all they are open spaces or otherwise we might have the ghastly urbanisations of something  like Torrevieja. They break up the somewhat desolate countryside around us and supply us with a variety of places to visit and as a side effect they will enhance the villages and small towns around the area such as La Tercia and Roldan bringing business with them.Our development will be dwarfed but if one is only interested in capital appreciation then you should get it simply because the plots will be a lot bigger. Our house designs are good even if there are serious problems with snagging and finishing the site which still looks as though they do not have a clue what they are doing. I thought by now at least phase 1 would be nice and tidy but oh no!! I pity those who are buying at T Hills because they will have to get off this site before they can really get on with that and there is no sign of much activity up there yet. It will be nice when we can say that Solera have finally got their very first completely legal house! That in itself will make the properties here worth more if that is what you are after. I know some people only buy to make money and they may eventually do that. I also believe we will have a corridor of developments along the C3319 and there will be a through road through our site linking them all up and running parallel to the existing main road. Our site plan shows this and although we are constantly having our goalposts shifted by Solera they can't stop Murcia Council building this even if they wanted to. Exile

Does any one have any up to date photos that they can put on shared photos,it would be nice to see the site.

The new developments will be good news for the area La torre has already improved shopping access and going out for a drink with out going down to the coast.

Time will tell if 3319 will be developed as much as people think,I was reading an article that the town council did not want a property explosion like the costa del sol water in the region is also a big factor.

LATEST DEVELOPMENT--- They have just today started to plant trees on the main road on phase one. Quite tall, about 10/12 feet and although I am no expert they look like jacaranda and/or false pepper trees. Should look nice in the spring when the leaves start coming. Exile

News, Rumours or lies? The people who went to the Notary in Murcia yesterday were signing papers so as to get the escrituras for their land which might be issued in 2 months time. Whilst there they were shown a plan which did not have the flats on it. Where we stand now I do not know

3molinos are not building on the orchards, they have rented the land so as to build a sales office near the road and yje flags are to advertise that presence, their site is well inland and the access is via the road to the windmill so they would have liked to build a new one voa the angled track past the nice palm trees near the roundabout but they can't.

Hi Cormona

I was thinking the same. I think we've all got fed up of waiting and just switched off. I do check the forum everyday though, looking for something new.

I am going out on Sunday and will take some photos to post on the forum. Will try and get the new commercial centre, apartments etc.

If you have any requests, I will do my best!  You never know, there might even be some news about the escrituras!

Hope the sun is shining when we get there!
