Anyone know of a technician who can service or fix the boilers at Roda?

 If you want someone local try Dave from GDC who is a lovely Welsh guy living in Los Alcazares. He is CORGI registered, legal, his prices are very reasonable and he can issue the gas inspection certificates which I have been told are necessary if you are renting and a good idea no matter whether you are renting or not.

Corgi or the certifications for the UK that are now replaced The Gas Safe certification is not accepted or legal in in Spain and you need to check that any installer is certified in Spain and  specifically for each region in which they operate

Without the Spanish approved qualifications they are not legal to work or issue certificates in Spain

Does anyone know if there are any laws that stipulate  a boiler must be serviced yearly if the property is being rented out?? with the boiler being new when the apartment was purchased it didnt cross my mind.

Does anyone have a regular service on the boiler and if so how often?

All boilers need to be revised once a year whether the apartment is rented or not. We have all the homes we manage in Roda and Polaris serviced by Baxiroca who have several people dedicated for this (one of them speaks English as well). From experience I can tell they come out quickly in case the boiler stops working, an enormous nuisance when people come out for holidays expecting a quick answer. We work with an anual contract with them which covers an anual inspection and free service in case of repairs except for pieces that need to be replaced but here we get 15% discount as well. From the top of my head we pay 65 Euro plus IVA a year per apartment. Their phone is 968.510.726. And no, we make no money out of them.

What is important with the anual inspection is that the yearly certificates are filed with the ministry of industry. This way the insurance company can see whether inspections were actually made and this is important in case of any mishappening that may be due to the gas installation or boiler. As we all know most insurance companies will do their best not to pay any claims and here they may have an argument. Nobody else will come to see whether the anual inspection has been made but it is a risk not doing it if anything happens.
