The theme park isnt being built on CdA- it's to be about 5 minutes off the resort. The land has been agreed and they are now waiting for investment which has to be in place by 2nd Dec or the deal has to be revisited. Recent news reports claimed that building will start within the year- but we are not party to the actual discussions and so we all have to wait and see.
If you are thinking of buying you have already looked at the different apartments but I particularly like the Jardines style apartments in Jardines de Alhama and Naranjos. These 2 and 3 bedroom apartments are compact but have great outdoor space and good fixtures and fittings and a parking space. The Jardins are nicely laid out and I hear that plans are afoot to add further shrubs etc to give them the lush look so many expected from the original plans.
The 4 storey Penhouses sweep around the edge of the golfcourse and are nicely designed. I think they have slightly less space, certainly terrace wise but have terrific views and some have undercover parking. They have access to several pools based between the buildings
Los Isla is where you might get a good bargain as they are the last released and so fell into the slump of sales. Again nicely designed and similar to the Penthouse layout. Once again they have terrific views of open farm land but their expected views of a further two golf courses is unlikely to happen as that land is no longer owned by Polaris. As I still see properties being promoted sayiing CdA will have 3 golf courses I feel it's important to say that at the moment that's not on the cards. W dont know what will happen to that land. There's always a chance PW will buy it back and continue what they started but it could easily be sold to another developer.
Villa Jana are two bed/ two bathroom detached properties, compact but well designed and fitted. They have their own private parking, a garden all around the villa and a small roof terrace.
As for facilites, the road layout is good and well maintained- there's a fully completed sports zone with various courts and a gym. However at present this is all closed down- but could be the first thing Polaris get back on track if Paramount goes agead as we heard that Polaris have a four year buy back deal on the sports zone. The golf course is excellent and has potential to be great. Its under control of Olagolf not Polaris and there is talk of a club house being built- though when we dont know. Most of the perimeter lies to scrub land because other properties should have been built there. So, if Paramount goes ahead who knows what could be built either by Polaris or a new developer. The Al Kasar shopping area has only a few units open- a supermarket, The Clover bar, a Polaris sales office and the Resort Management company have offices there plus the golf shop. There is a restaurant but at present it seeems to be open only seasonally and so The Clover does bar meals. There are a number of empty units but hopefully, come the day, these will be taken up by Polaris and the Al Kasar will have more of a buzz about it. The success of Al Kasar will depend on the number of residents and successful renting by other owners- in present times it is probably just ticking over but Paramount could also see that change. it the summer Polaris did put on weekly themed Party Nights each week and at New Year The Clover hosts a party.
You really should visit and get a feel for the place. It can be very quiet- no doubt detractors will make that clear and the promised facilities haven't yet materialised. But, CdA was a ten year plan and maybe we're just having to be in it for the long haul. I think its a lovely resort with potential. There's a mixture of Brits , Spanish and other Europoean owners and the local area has much to offer. other Polaris resorts are more finished but I think their facilities are struggling at the moment. The designs of the various resorts offer diferent things to different people some always want a true 3 bed villa with pool and others love the penthouse style apartments with great views, whilst others enjoy the garden feel of the Jardines or townhouses.
The Resort Management Company seem to now becoming into their own and taking more control which is a confidence boost to the owners.
I think you can find a bargain on CdA and I dont hesitate to recommend it provided you understand you may have to wait a few years to see some benfits.
