It has always been my understanding that the sales literature etc. forms part of the contract, so although it may only refer in the written contract to the apartment/garage/storeroom etc., the DeVere brand, clubhouse, beach club also count. It's worth bearing in mind that there are people who have had their deposits returned on Corvera, could it not be that the lack of facilities would have been the dealbreaker?

Hello All,
I have no doubt that if the news re the Beach Club is true, then as more people become aware of it, there will be a lot of disgruntled Roda owners.
But just a reminder that while the Beach Club was an advertised amenity, it was not specified in anyones contract. So does that mean that we should feel lucky that we did have it for even a short period. No I do not think so! But there are people on Corvera who are using that argument. That because something was not specified in the Contract then there is no legal responsibility on Corvera/Calidona to provide it. I think that argument is becoming thinner by the day.
In fact I think I will list, from Calidonas own brochures and web site, those amenities that they advertised (in writing) would be provided on Roda;
1) "First Aid Centre"
2) "24 hour Cash Machines"
3) "Hairdressers"
4) "Book Shop"
5) "Pharmacy/Parapharmacy"
6) "Self Service Launderette"
7) "IT Shop"
8) "Ice Cream Parlour / Juice Bar / Crepery"
9) "Themed Restaurants; Italian / Japanese / Meditteranean etc"
10) "English Pub (Live Music)"
11) "A central Square"
12) "Tobacconist"
13) "Confectionary Shop"
14) "Bakery"
15) "Bank Office"
16) Offices to include; "Insurance Broker, Travel Agent and Lawyer"
I am getting fed up continuing with the list now, so let me finish by saying that in January 2006, Mr Jose Luis Perez Ros, the President of Calidona, said, in answer to the question " What are the MAIN FEATURES (my emphasis) of Roda Golf and Beach Resort?, replied, "A residential complex, 18 hole golf course and an EXCLUSIVE BEACH CLUB (my emphasis)."
Do I feel cheated? Yes.

Just returned from holiday at Roda & had a great time but very annoyed to hear that the Beach Club is no longer a part of Roda Golf.
We usually visit the Beach Club 1 or 2 times while on holiday making it a family day trip out with lunch & wine/drinks, so when we enquired at the office about booking we where told that the bus was no longer available & that if we wanted to visit we would have to drive over.
As this defeats the purpose of our day out (to have a relaxing day out with nobody having to drive & able to enjoy a drink) we decided not to go this year. But we where not told by the office staff that the Beach Club was no longer a part of Roda.
Friends who where also on holiday enquired at the office & where told the same info. They decided to drive over and when they arrived there they where informed that it was 10e per adult & 5e per child to enter even if they where residents of Roda! They turned and left. They said the place was empty.
When we bought on Roda the idea of the Beach Club was a big deciding factor and our understanding was that the 'golf & beach club' where a package! This 'package' was also an extra for guests deciding to rent.
Surely it is wrong for the Beach Club to be sold off without a word to the owners. What's planned for next year behind our backs!!
Can the community Presidents not approch Roda on our behalf and come to some sort of arrangment regarding transport/entrance fees.
As you can gather from this I am really annoyed about the situation.

I have written to Marisol at Housing to see if she can get an answer from Calidona about what is going on. She is on holiday though until the end of August so I will post back here when I got a formal response from her.
Please bear in mind that we don't know yet if it has been sold off - it is a rumour that is flying around but quite intensely at the moment. But certainly people on arrival are being told by Collados staff that it is not part of Roda any more.

We have received the following message from Calidona:
The Beach Club is owned by Roda Golf but managed by COLLADOS, same company as the one running the Club House Restaurant.
Everyone can access the Beach Club but paying an entrance fee of 10 € per person. Towels 3 € per towel.
For Roda Golf owners the total charge (including towel) is 10 € per person.
Unfortunately we feel that this will deter many people from visiting the Beach Club.

I totally agree with you.
Of course people will not leave their pool at Roda to drive 45 mins. to Beach Club to pay 10e to use another pool.
Didn't mind paying for buses & ferry but we where sold the idea that the Beach Club was for Roda Golf residents, what a load of rubbish that turned out to be!
Don't mind the fact the Beach Club is open to none Roda residents, they've got to get customers from somewhere. But why can't they still offer the same service to us (bus & ferry) with free entry, then at least they would not be breaking a promise to residents.
Still would have been good manners to inform residents of changes. Wonder if they are still promoting the Beach Club as a perk to new buyers?

Having just read all the threads on here can i just say that I am absolutely livid at the Beach Club no longer being part of the Roda deal. I was actually planning to go this week as I am looking after a friends little girl and thought it would be a nice day out. I am not paying and refuse to pay, I think its an absolute cheek. Thank you Shannon for reminding of what was supposed to be here and what hasn't materialised. I moved here to live as I thought I was buying a 'lifestyle' not just a property. Does anyone know who would be the best person from Roda to discuss this with?

Hi everyone,
Just a quick positive comment about the beach club!Called in a few evenings ago for a quick drink and I must say I thought the place was looking great.The staff were well presented and polite.There are lovely lounge beds down by the sea ,lots of the white chairs and tables were down on the beach and rather than being run over by unruly teenagers as suggested in another post I found there was a nice crowd there mainly in their 30s and older.There were some children on the beach playing football but I see no harm in that.Maybe the beach DJ's music choice isn't for everyone but I thought it was a fantastic addition.I thought there was a lovely atmosphere and clientele (mainly Spanish) and will certainly go back again even if I have to pay €10.Just in response to those that found it dirty-there were sandy footprints on the white patio area between the beach and the pool only but I would imagine it is impossible to keep clean but I witnesses two members of staff cleaning it while I was there.I think if we are honest with ourselves the amount of times many of us use the beach club would not keep it in business and so I would rather share it than lose it.I do agree it's a pity there isn't a transport service anymore but anyone who used it in the past know the figures couldn't add
up.One night coming back from dinner we were the only group on the bus!

I think expecting the beach club to be open to only Roda Golf owner and their guests or friends and family is a little naive, But to expect us to pay for the privilege of using a facility that we bought into and was part of our original agreement is absolutely disgusting; especially if the beach club is still owned by Roda and only run by Collados.
Hopefully the full facts should be with us soon and then we can act appropriately, hopefully with the help (if needed) of the community lawyers.

Cat33 - I think the evenings are quite different from the days. It was certainly very busy when our friends went with a lot of teenagers making a lot of noise. Are you aware that the double loungers on the beach are €60 to hire!!!
I have now heard that it hasn't been sold but that Collados are charging owners €10 - although they will waive the additoinal €3 charge for towels for owners.

Hi Pommers, I'm just saying how I found it.I think there is always more than one point of view and it's important to hear all sides.Having read the posts on here we went for a look expecting a diaster and instead were pleasantly surprised and delighted with what we saw.I have been there previously during the day since it opened to the public also and experienced no problems.I'm sure however everyday is different!!I'm also sure some owners have teenagers too and may want to bring them and are entitled to be there too.I know teenagers can be loud and boisterous but so too can some adults.As for the beds I think they look great and make it look more luxurious and special.There had been so many negative posts about the beach club that I'm sure many people were being put off and I personally found it the opposite and I felt strongly that people should hear a good news story when there was one!I realise that my opinion is different to many on here but everyone is entitled to an opinion.

I have also been to the Beach Club when it has looked beautiful and the service has been excellent and the food great; I also went there with friends last month and I was embarrassed as the place looked terrible and I had been telling them for ages how stunning our beach club was.
We bought on phase I off plan and have been following the growth of Roda from even before the golf course had been laid and the Beach Club was the thing that put it a mark above the rest. As we bought our apartment for renting only, Roda Golf and Beach Club sounds special and is an extra to put on our web site. Roda Golf has grown slowly over the past five years and it has been nice to add things to the website as they have arrived; the Beah Club, the new Club House & Pro Shop, the Mini Market, the tennis and other sports facilities and now the gym.
I will be devastated if I have to remove the Beach Club from my website; just plain old Roda Golf just doesn’t have the same ring.

I too have witnessed all the additions to Roda and I think each and everyone of them has been a welcome addition.I also pine for all the other facilities we were supposed to have but I'm guessing they didn't materialise because they didn't make financial sense.I'm guessing the likes of the gym and the mini-Market wouldnt survive if they weren't making money and the way I see it the beach club won't survive if it doesn't make money.I too would be sad to see it go and if it means paying an entry fee to keep it afloat then I would rather do that than look back in regret.Maybe people think I'm foolish or incorrect but that's my view.I can see why people have a problem with paying €10 and I think many of us miss arriving with friends and getting preferential treatment in "our" private beach club.However the way I see the €10 thing is that I have always paid something before I walked through the doors of the place(ie the transfer fee of €12) and so I don't really mind the €10 if it means supporting the beach club and keeping it as a facility people can use to promote the place like you do when advertising your apartment.Anywhere else I go to for a day out I have to put petrol in the car so I don't really add that into the cost of going to the beach club.I gave a view on what I saw with my own two eyes when I visited the beach club and not on what I heard from anybody else.I saw improvements since I was last there and perhaps this is because they are making more money.It is regrettable that you had a disappointing experience when you visited with friends.I am not easily pleased and wouldnt be long about saying it if I found the place disappointing too.I hope that when everybody next visits they have an enjoyable experience and that Collados keep up the good standard I saw.

If we as Roda owners pay 10 euros, how much do others (ie non-owners) pay??
I would be very interested to find this out.
I have found the beachclub to be over rated and couldnt be bothered to drive all the way there anymore and be charged to get in.

Hi kroda, You will see in Dennis B's post that it's €10 for everyone but we get the towel included whereas non owners have to pay an additional €3 for their towel.not much of a privilege is it?Does anyone know if we get an owners discount on food and drinks there?I always seem to forget to ask or use it!

The Beach Club will suffer if they charge Roda owners 10€ each. This is common sense, as I have spoken to dozens of Roda owners who will not use the Beach club again just out of principal. These are couples and families that would have normally gone over to the Beach Club and spent a lot of money. If anyone is happy going all that way to the end of La Manga to pay get in to the Beach Club then good luck to them, but I can hardly keep it on my website as a privilege to renters of my penthouse apartment at Roda Golf if they have to cough up 10€ each after driving 50 kilometres. It makes no sense!!!!
And to Kim, I do believe the entrance fee is the same for non owners but we do get a concession on the towels (at the moment)

The beach club should be a place of beauty and for all owners who are happy to pay the entrance fee shame on you! We have all paid a massive premium for a property and thats it. How long before they start taking golf discounts off us all? We will be left witha property and thats it. Not pleased at all!

Hi Paul, The thing is I am happy with just my property on Roda Golf.I visit the beach club once or twice a year max and dont play golf so the owner discounts don't bother me personally so much.I love being here for the weather, the Mar Menor and the convenience of Los Alcazares and San Javier airport.There's no shame in being content!€20 per year isn't going to make or break me and the golf or the beach club were not deciding factors for me when purchasing here.And I know some of you will shout that's it's the principle of it!It just doesn't bother me because I don't use the beach club often enough for it to bother me.Other things may and if they do then I go and do something about it and if someone else isn't in agreement with me I don't lecture them or try and force them to think the same way as me.Now for those of you who are concerned with the charge for the beach club I can see and understand why you are annoyed and disappointed.Why don't you guys who are frustrated use this forum to get together and approach Calidona as a group to try and get this reversed!Its only a suggestion of course and not a lecture;)!!I'm sure a lot of people would get behind this!

Ok so you’re not bothered about anyone’s opinion other than your own, but there are basic facts here of right and wrong and to be honest opinions don’t really count. Like Paul said the Beach Club was part of the deal and we paid extra for it; now they are taking part of the deal away.
That is like someone buying a car with a five year warranty, only to be told after a year your warranty had run out; I suppose you would think that fair as well!!!!
