Called in at the site last week. It was siesta time so the sales office was closed. It looked like most of the Patios shells were complete and they were starting to fit windows on a few. They looked like they were digging the foundations for the hotel next to the tower on the beach (At least I assume that's where the hotel will be). I have uploaded some photos, unfortunately it was not possible to access the site so I could only take them from the road.

We went to the site twice over the Easter period it is begining to look really impressive.
The sales staff are now saying that they will not release any properties until the end of 2008.
The Club house is well under way and they expect the golf course to be completed by end 2007 it is almost there now .

I did not ask them but I did get the same message from two sales persons on two seperate occasion.
What is the contractual position if they do not hit your completion date ??
Have you paid the 20% installment yet??

Yes I have paid the 20% deposit back in October 2005.
I guess I can possibly claim this back and pull out of the sale if they are going to deliver a year after the contract date, however I would not like to do this as hopefully the propery will have gone up in value since the time I agreed the purchase price. Also having recently visited, the development has exceeed my expectations and I am looking forward to using the apartment on a regular basis.
I have read on another bb that if the developers can justify the delay due to unforseen cicumstances they are not in breach of contract and therefore do not have to pay compensation. My issue is that I was told by the estate agents when I puirchased that they would be releasing Q4 2006, so an extra 2 years lost interest on my deposit is a considerable amount of money (to me anyway).

I agree the Development is looking special .
There are not many resort golf courses with direct access to the beach.
I also am pleased that they have decided to wait until phase 1 is complete before releasing as it is jus a mess if there is construction work continuing around you for years after you move in.

Hi. I haven't replied to anyone before, but I am buying one of the villas del mar. Having read your comments regarding delays to handover, I thought it might be time to introduce myself. I have just spoken to the sales office regarding delays to the contract, I'm supposed to complete in the 1st q of 2008. I am told that a letter will be sent out next week to all purchasers explaining the delay of approx 6 - 9 months and the reasons for it. The sales lady is going to find out more and give me a call tomorrow, so I'll keep you posted when I find out more. Regardless of the delay (which is expected on any building contract regardless of Country), I'm sure that the development will be a good investment. This message was last edited by bones on 6/4/2007.

I tried to speak to Sally Tallant at the Mojacar sales office, but she no longer works there. Natasha tells me that completion of my villa is expected in the first quarter of 2009, which will be 12 months delay. She said she would call me when she knows more, but that was over a week ago, so I've just sent an e-mail to Cristina Tebar to see if she responds. I have only paid one stage payment to date of 10% with the foundation. I'm due to pay another stage payment of 10% when the roof goes on or in July of this year, whichever is the latest. I've informed them that if there is a delay of 12 months then they are in breach of contract and I reserve the right to renegotiate the contract terms, So hopefully they will get back to me before July with more information, and I'll keep you updated with what they say. Just a quick update re delays to project. Apparently the development is 12 months behind schedule, however, not everyone will be affected by the delay. Some detached villas on their own plots will be finished on time to complete the contracts as agreed. The first licence of occupation will also be issued to those villas on time. The golf course will not be open until the first quarter of 2009. Thats all for now folks

We were on site last week when they had a cocktail party to mark the opening of the show houses.
These are located in the terraced houses adjacent to the 2nd Tee.
The finish is very impressive high quality and good decor, well worth a visit if you are in the are.
They told us the Golf Course would open spring 2008 this looks very possible as they are also well on with the club house.
They still told me that our house would be finished 1st Qtr 2009.
Project looking very impressive but still a lot of work to do.
They have now started on the flats and town houses nearest to mojacar village.

I have not been to site recently, but have been told by e-mail that the area where my villa (RA 11.2) is located will be ready on time. My contract states that completion will be in the first quarter of 2008 and the Med Group have assured me that the villa will be ready by the end of March 2008 at the latest. I have some friends (who live in Mojacar) take a look at progress, and they tell me the villa has been scaffolded and is ready for rendering outside. Internally the walls are plastered and the floor tiles and ballastrading are finished.
I've heard lots of differing dates regarding the opening of the golf course, some agents say spring 2008, others say the summer and some say spring 2009. Exactly what the truth is I can't say, but if you've been informed that the golf course will be open early 2008, that will be perfect for me.
I note that you have been told that your place won't be ready until 1st Q 2009, (what completion date do you have on your contract?). Which villa is yours?

I was on site a couple of weeks ago and work is still very much on going.
The hotel is coming out of the ground and several structures look well on.
I understand that they will be issuing seperate handover /completion dates shortly for each property.
The golf course will open in May 08 with 2 holes not completed??????? don't know how this will work.
Has any one got a confirmed handover date yet

I was given a speculative date of April 2008 by the Med Group when I last visited. My agent has told me the first handovers of Los patios were taking place this month. Does anyone know if the beach club / pool area is completed yet?

Hi everybody, I'm in spain at the moment and the weather is awful, but the whole area looks very green.
Latest news from the Med Group is that the first villas are due for handover in April. The golf course is due to open in early June with two holes to be completed and open for next summer. Apparently you have to play two holes of the 16 twice to make up 18 until then. The club House is due to open in early June with partial completion, the fitness centre and beach type stuff (sailing etc) won't be up and running , but the restaurant, golf club, and swimming pool will be ready. The sports club won't be started until next year. The foundations for the hotel are in and they are working on the concrete skeleton at present. all in all the whole development is starting to look good, (still looks like a building site, but one with potential to be a very good investment potential in three or four years time). I tried to upload some photos but my laptop doesn't want to play that game, sorry. Apparently, the med group have paid the local council to carry out the work on the beach and underpass, but have no control on when that work will be carried out, oh, and have now decided to only restore half the beach with white sand and leave the rest natural, (I bet the half that will be retored with white sand will be the half by the hotel, so won't be finished until just before the hotel opens! But I could be wrong). All in all, I think that anyone who has reserved a property on this development has made a good investment and with a little patience, will see a very good return, and for those planning to use their property for holidays or to live in will no doubt love the development. The build quality is extremely high and the med group employees are very responsive.
