Hi
I have just been sent an invoice that my solisitors in spain have received for 756 euros local rates never had one before in 4 years dont know why I have received now and why it was sent to sols not us direct. Is everybody paying this we already pay taxes via solisitor and pay comunity fees and entidad fees to housing.
Not even sure how to pay it sol said need to set up standing order with bank?? that will be fun
Does this ever end owning a property on roda you seem to need an endless pit of money.
Can anyone shed any light on this for me.

This is I.B.I or local San Javier council tax, payable each year from when you completed and forever.

I think I may have posted elsewhere on differences between central govt rental taxes, local govt council taxes, Entidad fees and community charges but cannot trace link yet.
All these charges are payable, Wealth Tax was removed 2 years ago and you as an owner in Spain are individually responsible for completing all your returns and ensuring all payments are up to date. There is no defence in saying you never received a bill.
PS they will fine you if not paid, shame they are not able to follow up on all debtors only the honest ones among us

As we approach the New Year, I thought I would depress owners even more with this article I found on Spanish Taxes that we have to pay as well as Community and Entidad fees, just in case anyone thinks they are not liable.

Non-resident Taxes in Spain.
31st of December - your last chance. Don’t put your Spanish assets at risk.
I am non-resident in Spain. What should I be paying?
If you are non-resident in Spain you have to pay two types of tax each year:
* Local Taxes (Council Tax, IBI)
These taxes are paid directly to your Town Hall or via the SUMA offices.
* Government Taxes (Income Tax)
These taxes are paid to the Agencia Tributaria (Tax Authority).
Own a property as a non-resident? Unfortunately, you have to pay income tax.
In Spain, if you have a property it is automatically considered as a type of income and all owners named on the Title Deed should present an annual declaration for each property owned. Most owners are still unaware of this.
It is important to understand that this is an Income Tax on your property and is separate from, and in addition to, the Local Tax/IBI/SUMA (which is an annual payment on the actual bricks and mortar). It does not relate to income in terms of your wages or your pensions, but only to property ownership.
If I rent out my property, do I have to pay tax on this income?
Yes. Apart from the taxes mentioned above, you will also need to pay:
* Government Taxes (Rental Income Tax)
An Income tax declaration should be presented to the Tax Office for any rental income received.
I live in Spain for more than 183 days each year.
When you live in Spain for more than 183 days in one calendar year you become legally liable to be charged Spanish Income Tax as a Resident. The 183 days do not have to be consecutive.
Four good reasons why you shouldn't ignore Non-Resident Income Tax
1. The Spanish Government needs to claw in more income via taxes.
2. They are closing in on the many non-resident property owners who are not presenting the MANDATORY annual tax return and the residents who should pay tax in Spain on their worldwide income and do not.
3. The Tax Authority has linked up with the Land Registry system and now knows who owns every property.
4. Electric companies are now obliged to supply data to help identify which homes are continuously occupied by residents or tenants.
The consequences of non-payment
* Late declaration and payment will incur a fine.
* Ignorance of the law or the system is not accepted as a reason for late or non-payment.
* Property and bank accounts can now be embargoed until back taxes and fines are settled in full.
* Worried? Only if you do nothing and mistakenly believe the myth that you are still somehow “below the radar” or that all your tax affairs are “taken care of in my country”.
What you should declare and how to declare it can be confusing.
Ensure you take good advice.

Yep looks like we have to pay IBI tax bill has come to nearly 2000 euros when looked into it.
I did have a quick look to see if I could find previous history on forum but no search button so unless you go through every posting you cant find it. Maybe this should be put on forum to help people not to repeat things.
Its not a bad thing for it to be a repost as I guess there are lots of people out there that know nothing of this so perhaps they can contact the townhall in San Javier to see what debts they have :( before they get penalties.

Hi
We completed on a new apartment in Jan this year, however we have not had the utilities connected yet, gas, electric, so apartment cannot be used or rented out, how would the tax authorites veiw this in relation to paying non resident tax. ?.
We have not yet received our deeds or habitation licence from our lawyer, although we know the developer has issued the habitation licence, its about 5 months since completing , is this time scale usuall in spain.

Don't tell me you have completed and paid all your money without a Certificate of Habitation!!!!!!!!!
What sort of lawyer are you using?
No 5 months is certainly not normal, you should be able to complete and move in within days and Roda should have sorted out utilities on your behalf.
You need better advice than I can offer

I believe taxes are due whether rented or not, we do not rent at all but still pay but hey , this is Spain even the sun is taxed.
Wow Hevs that is one big demand and I believe others will be caught out. Posting I referred to is the one I copied lower down covering taxes rather than fees.

I just paid my 'Town Hall' (council tax bill) - just short of 400 Euros for the year.
FYI: when I completed last year all the legal paperwork including Certificate of Habitation etc was done in short time after notary visit and copies lodged with solicitors. They also arranged for utilities (gas,water,elec) and entidad/community fees to be set up for direct debit from Spanish bank.
Sounds a bit fishy??
I can recommend my solicitor (near Alicante) if needed. PM me and I'll pass details on.

They will only take it from your account if you have previously set up a direct debit instruction, mine was take on 16th June. If not you will need to ask your bank to pay it and set up dd for future or pay it yourself by the due date.

They seem to be coming earlier this year, ours arrived yesterday whereas we didn't get last year's until late September. It's also possible to pay electronically, as well as D/D.

It's not this years that is early, it's last years that was late.
You only have until early September to pay and may people complained big time last year about being given sufficient notice.
We had 3 years worth to pay as for some reason all the previous years had gone astray and never got to us. All down to useless Calidona!
When we agreed to buy we had one address, but by the time we completed had moved. But they gave our old address to both Housing and San Javier Council. So 2 years worth on Community to pay (we realised about that one) and 3 of IBI. We also realised about that too and kept going to the town hall and they kept saying we had nothing to pay and then last year hit us with 3 at once! Grrrrrrrrrrr
Hevs - looks like your bill is 3 years plus fine in one go!
