Hi All,

Sorry for dragging this old one up again, but I can never get my head around this!

My apartment is in 2 peoples names. We both paid our portion of the IBI tax and both received the receipt stating that the valor catastral is 22,439.16.
When calculating the non-resident tax, which needs to be split between each owner, is it:

a. 22,439.16 X 2 = 44,878.32 X 1.1% X 24% = 118.48  /  2 = 59.24 per person or

b. 22,439.16  X 1.1% X 24% = 59.24  /  2 = 24.62 per person?

It is (b) as the calculated amount is divided between the number of owners.

I've just found this post http://www.eyeonspain.com/community-forum/16430/valor-catastral.aspx?pageno=0 and it seems to confirm that the valor cadastral amount shown on the IbI receipt relates to each owner so I think it's the first example.

I did think your V C value was a bit low as I went to the Council office in the Al Kazar when I was over to ask what our VC value was and it was 37,915.85 for 2010 and it is the same for 2011.

The "valor catastral" does not normally change, I think. I´ve been getting the same value for my house for the last 6 years.

it is fix by the Council, and it is the value of the land plus the construction but also, they take into consideration the services in the area (i..e. schools, hospitals, etc,). Normally, we say in Spain, it is approximately  half the value in the market for that house (which I am not sure if this is really true)

The Valor Catastral for my 3 bedroom apartment is:

v. suelo (land value): 18.317€  v.construc. (value of the construction): 26.561€ euros equals 44.878

The annual IBI fee for 2010 was 103,79 €

 Well it appears that it increased slightly from 2009.  2010 and 2011 remains the same
