Hi Folks

Not wanting to be negative in any way as currently we really feel that things are swinging our way at CDA at last. The problem is we have some issues with our apartment and after having spoken to Milenium about it we wanted to ask you guys if you have had similar experiences and if so what you did and how you handled it.

We noticed this summer whilst out there that we have a really worrying looking patch that has appeared on our main garden wall that separates our apartment from our neighbours. To our uneducated eyes it looks like damp creaping up from below. On top of this we have noticed that on the steps up to the apartments above there's a cracked tile with a whopping great big hole in it. When you look at the wall of the staircase from our front terrace you can see a water line that's following the actual stairline where the water has obviously followed it's natuaral path.

Milenium say that it's totally our look out but we cant see that as being right or fair. All they offered was their super duper all singing pay for services!!

Surely the buildings have some sort of builders guarantees on them and as the damage is in communal shared areas should it be not covered by our group insurance that we pay in our community fees.We have emailed polaris world on their website contact form but have heard nothing back. Does anyone have an acutal contact at Polaris or an email address for someone that might be able to deal with it. Or some tips on how to get some action from Polaris or our Insurance via Milenium.

I think you'll find that anything structural and dangerous (Health & Safety) would be covered by the builders guarantee and or insurance, anything cosmetic will be down to ourselves. In the past if you called or emailed enough you could get things corrected. However, not sure this is the case anymore. I think PW have all but gone now.

Jay and Lisa,

We had an issue with our apartment. I too emailed Polaris but got nothing back. When we visited Condado at Easter wetook pictures and recorded a video which we then took to Polaris head office in Balsicas and our problem was sorted out but not completed until August this year. So they will fix but does take time.

I'm afraid it may mean a trip to Balsicas, armed with photgraphic evidense etc. Offer them one more oportunity to put the problem right. If this is not forthcoming ask for a 'HOJA DE RECLAMACION' form, this is an official complaint form which they have to supply  by law. They will fill it in for you [reluctantly!] you then take the form to Alhama Council office [Consumer dept.] where they will take your case on board, after 12 month's fighting to get them to do repair's on our apartment, this was the only way to get any satisfaction.

And yes --- within 4 weeks the repair's were done!

On a more general point about the buildings which are about 4+ years old now, when you walk around there are many small cracks and bits of paint missing here and there on all the blocks. Nothing serious that could be described as subsidence, just normal flexing cracks as the concrete and paint has dried and ex-panded in the extreme heat conditions. My view would be that this is somethimg that should be taken care of by Milennium as general maintenance just to keep  the resort looking "5 star".

Also, some of the pathways have broken tiles especially around the lower penthouses and again this is a gereral maintenance issue and not a builders guarantee matter. So I was wondering what the view was from the Presidents (Phil perhaps you know the answer) and as such what is the situation with the re painting of all the blocks which must be coming up for attention in the next 12 months or so. Is this something that was factored into the contract for Milenium or is this something that will go out to tender as it is a big job and as such something we will all have to pay extra for.

I would think once every 5 years as a minimum all the blocks will need repair and re paint with a high quality resin based paint to ensure longevity and a tidy aspect and this is something we should be budgeting for if not included in the existing contract.
