Having visited for a week in August using a friends apartment, I am now looking with one eye, to purchasing in Duquesa Village, on the golf course complex. I see that the prices have reduced dramatically (circa 90k euros for a 2 bed up on the top). Can someone please give me some advice about potentially purchasing...
Is it a worthwhile place to buy given the state of some of the paths, roads, half built buildings I noticed
What are the montly maintenance costs like? so apart from a mortage, what costs do I incur?
Any advice would be very welcome.

Hi there,
The only properties being offered at these bargain prices are the ones that the banks want to offload are are nearly all situated at the back of the development at the top near the roundabout.
All the properties on the development are completed, so do not understand your reference to half built.
However you should be aware that a number of these blocks are still not connected to the main electricity supply and the builder is in dispute with the supply company.
Quarterly service charge payment run from approx € 400 for a two bedroom apartment. Yearly IBI is in the order of € 750 and then you have your monthly electric and water.
The development is well run with a pretty strong management committee, but there are some ongoing disputes with the management company that was appointed by the developer.
To sum up it is a nice development with many friendly people and a godd build standard.

Hi All,
My wife and I recently came to the Costa del sol, with the intention of buying a winter / possible retirement home.
One of the developments shown to us was Duquesa Village, and though we preferred to be nearer to the sea, we did like what we saw, and were considering purchasing, however, we did notice that there appeared to be many empty properties, which I found a little worrying.
After doing a little research, (and finding this website), plus reading of all your problems and concerns, it's starting to occur to me, that it might be better to stay in England, (albeit in the rain), rather than risk the problems you are encountering, (especially, in a foreign language.
Am I wrong ??? (any positive comments / replies,would be gratefully received).

I have a property in Duquesa Village and love it,
I think DV would be an excellent choice for many and the good aspects far outweigh the bad. The main issues and consideration I think would be with relocating and/or adapting to Spain, and all that goes with that, rather than with DV as a location in itself.

Thank you for your comments, I'm glad to hear that in DV, that the "positive", outweights the "negative".
We are still looking in the Duquesa area, and hope to buy a "winter" home there, but with so much property for sale, and prices which still appear to be unstable, the question is "where", and what would is the genuine market price.

We have an apartment in Duquesa Village and feel that it is a well run community (even given many of the owners who haven't paid their community fees and the fact that the banks own many of the apartments). The developers, Ros y Falcon, are very much still in business (this is not a build where the developers went bust) and the development is well maintained.
The discounted prices at DV at the moment are probably quite realistic, market-wise - although there are obvious reasons why one could speculate that they will fall lower! You can buy cheaper than DV already locally, but the build quality and maintenance may not be at the same level.
If you are looking long term, then you should take a step back and price should only be one of the criteria to factor in. Location, obviously, is a personal preference.

Hi, we,re also interested in buying and are coming out next week. Bit concerned that all the so called bargains seem to be in a place that others don,t want! Any advice therefore on what I should be avoiding. Also if some are not connected to basic services because of disputes, how would that be resolved if we bought. I,m being told that as some apartments are being sold by the banks, there is little movement in price, which seems odd or is this estate agent talk? We are using some of the big property agents (beginning with A). Does anyone have views or recommendations. All advice gratefully received!! Many thanks

In reply to your request about buying in Duquesa / Costa Del Sol, all I can advise is some of the things we deduced after our recent property search.
Firstly, if your really serious about buying, you really must be there,and look at all that is available, (and I don't mean for just a couple of weeks), this will really help you to "see through" a lot of the sales pressure, and give you a balanced view of what is really available.
Secondly, after a little research, (and talking to a lot of people), it seemed to us, that if you needed to let your property, for more than the three main summer months (June, July, August,) you should try to buy "beachside", otherwise, you could end up paying several months maintenance charges every year, on an empty property.
Finally, there really is some beautful property available, and at bargain prices,(provided that the euro doesn't improve too much !!!) ,however, we believe if it's an investment your looking for, you should prepared to be in it, for the medium to long term, (7-10 years), to make any profit.
