Hi,

I have read a few threads on here and as it sounds like a good community I thought id see if anyone can help.

Im looking to purchase a property but was after some advice from peeople who are there.

Does anyone know what sort of prices you should be paying for probably a 2 bed.

Is there anything / anywhere I should avoid? 

How much does golf cost

What are the ongoing costs p/month, ie management, utility.

Im looking to purchase for personal use only so are there any better blocks to be in?

There are no gardens any better than others...when you come through security you have Al Kasar to your left which is where the majority of shops, restauants etc are. To the left of Al Karar you have Jardines 13-1 in that order. Beside Jardine 5 is the Condado Club where there is a bar serving food, tennis courts, paddle tennis courts, a gym, Kids club, a hair and beauty salon.

Coming through security and turning right you have Jardines ( known as Naranjos) 1-8 and the penthouses which overlook the golf course.

Before security is La Isla.

Before buying we rented in Jardine 13 which was handy to Al Kasar and only 7 gardens from the Condado Club. Nice and central!

We are now in Naranjos 5 so I need to walk 5 gardens to Al Kasar and the supermarket....it suits us lovely...close enough to Al Kasar yet far enough away from the night ife if we want it. naranjos 1 and 3 dont have pools so community charges are less and you can still use the other pools.

A 3 bed has community charges of approx 300 per quarter.....I believe a 2 bed is approx 240.

Truthfully there is no garden I would not recommend. It is up to you if you want to be closer to Al Kasar or Condado Club.

I will let someone else answer about going prices and golf....hope this helps a little!

Although 2littletinkers comment implies that there are no gardens to be particularly avoided, I would definitely differ with the view that there are no gardens any better than others. When Polaris built this resort, they started on jardines and worked from the periphery inover i.e. jardines 1 & 13 first, working inwards from both sides to the sports centre at condado club. You can see the difference in the quality of landscaping in the blocks that were finished later as Polaris started to skimp. Take a look at jardines 12 which they used as the show garden and use that as your yard-stick.
It has been left to to community to try and bring up the lesser 'endowed' gardens to the same sort of standard as the early completions. For sure, you will find more lush plantation, better children's play areas, and decorative stone-work at the pool boundaries in some jardines that gives them a more polished look than the others.
As an occupant of what I consider to be a poorly appointed garden (8) I have to be patient and hope that the presidents also see this and address the balance accordingly each time they agree to fund improvements.

Will, maybe as a female I'm less observant of these things! I know Jardine 12 is much greener but I genuinely believed the rest to be very similar!! I shall pay more attention when I walk through the gardens!!

 Even has better quality grass in J12, the walking not the smoking kind

Dead right Dave. If & when the football pitches get a 're-vamp, let's hope they look like J12 grass. Best in the area by far.

don't get me wrong, happy enough with location of our property and have great neighbours but aggrieved that us & others blatantly sold short when paying just the same purchase price and community charges.
Take a good look next time you walk through the gardens.
