Extract from an email from my lawyer received this morning......
'I have just spoken with MENA and indeed they expect to obtain the first occupation licence at the end of next week so if this occurs they would start to hand over the properties at the end of April.'

I should like to point out that I did not post this report about the first occupation licence at El Soto.
Either the system has a problem and user names are getting muddled or someone is playing silly beggers! I have not heard any suggestion that there are delays, to this extent.

Well, I'm pleased to hear your news. But you are chriscn and the post was by CHRIS CN, so it won't be the system. We either have a huge coincidence, i.e a genuine user with similar name, or someone, as you say, is playing silly beggars and masquerading as you. We certainly don't need any of that. We have been in touch with the Town Hall in Ojen regarding the licence of first occupation for phase 2 El Soto. They report that the necessary inspections and processing of the paperwork, should be done over the next two weeks. Once the Town Hall is satisfied that all is well the process of release of properties in phase 2A should begin. If you would like further info please contact us at hilltopprops@hotmail.com

One would hope so. After all it is in the developers interest to release the properties as soon as possible. They don´t get their money until the escritura is signed.

Just joined the forum. Seems to have been no news for a while. A few days ago the site office said the licences may be issued "by the end of May": anything later heard? IF it happens by the end of May, anyone know when that means we get completion and the keys?

Precise answers are hard to come by! But it seems likely that that is the case. My understanding is, and I don't guarantee this, that we are waiting for the Town Hall in lovely Ojen to issue the Licence of First Occupancy. When they do that, Mena will ask all of us, via our Lawyers, to complete about seven days later. We should all be ready by now to do that by whichever means we have arranged. Once you have completed, yes, you get the keys.
In reality it may take a bit longer than that, who knows, but if the license is issued within the next 2 weeks, you could well be moving in during early June. That's if the license is issued within the next 2 weeks ....

My lawyer told me she phoned the town hall last week and was told to expect the licence within 2 weeks. but then that is what they told ChrisCn on his post of 25th April...............

Hi,
I've bought a couple of penthouses in phase 2 and like others are waiting to complete, I have been advised however that there are financial problems between MENA and their construction people who have currently stopped work on phase two as not been paid up to date, there was a meeting in Madrid yesterday I believe between MENA and the construction people, does anyone else know any further detail on this?
Although it doesn't neccesarily effect the issuing of the habitation licenses by The Town Hall it clearly has an impact on the development, grounds , pools etc which are still unfinished and of course snagging! I have bought a couple of units so will also be renting, so am worried about having to complete on an apartment which may be finished ina developmemt which isn't.....

I am told that mena wanted to penalise the builders because they did not complete on time and that at their meeting an agreement was reached and everything is now OK.

I'm told that too.
The current delays on phase two are due, apparently, to talks between FCC and Mena, regarding penalties. This might also explain the current very tight security.
Phase two is late, I think this could partly be due to the bad weather round Easter, but work is progressing on the landscaping now.
I hear, from an e-mail sent to Phil Weston from his layer, that FCC and Mena have been having talks about these penalties. At a meeting last week Mena and FCC reached an agreement, and have signed a legal document that finalises the handover of phase two from FCC to Mena.
The rumour is, and you are free to take this with a pinch of salt, that the licence will be issued later this week.
What I can say for sure is that the team of gardeners are working on 2A and are currently grass seeding round blocks 5-9.
If the license is issued at the end of this week, and it then takes another couple of weeks to complete, the landscaping work should be nearing completion, so there is now the possibility that keys could be handed over in mid June and the phase would be virtually complete. Time will tell. The issue of the licence is crucial to all this and we don't know for sure when that will happen. This message was last edited by daveporter on 5/21/2007.
