Has anyone recently had their apartment painted internally? If so, can you recommend a painter and also give me an idea of cost.

Hi, we had the outside painted and a friend of ours on Roda had all the downstairs painted. Very good and English.

Hi Karlt,

I was under the impression that painting of the buildings exterior was not an individuals, but the communities responsibility.  Maybe I am wrong. I very often am.

Correct.  All external painting should be completed by the community otherwise why am I paying a fortune each month!!!!

Not enough cash due to debtor situation. Paint for railings provided by Servisan FOC and Brush Works did the painting at our cost.

Thanks for the update Karl.  Nothing will be free from Servisan  - the community will have already paid/will be billed for this paint.

Agree about the debtors - us mugs just keep on paying for their benefit!.

Everyone is correct it will be the responsibility of the Community to re paint external areas but most will have discovered cost of repairs and repainting of masonry, railings and woodwork is likely to be hugely expensive.
Some Communities are starting to set aside funds into a redecoration fund as well as utilising reserves which are supposed to cover redecoration and repairs.
Problem is reserves are largely made up of debts as well as cash and it is still proving difficult to recover debts owed.
Many Communities are currently discussing how to fund the necessary work and on P12 we are considering asking owners of penthouses to cover the coat of railings and woodwork on their apartments whilst the Community pays for the masonry paint.
This could be fair as they do have the benefit of solariums which seemingly do not increase Community coefficients and fees.

We on P12 are however going to discuss a redecoration plan at our AGM on April 16th, notices going out next week. Hope to see lots there, date has been previously advised.

Not sure I would agree that penthouse owners should pay for their own paintwork because they have the benefit of a solarium. Probably the most expensive benefit Ive ever been given!

That being said I and probably a lot of owners would be more than happy to pay for  paintwork but surely if enough owners got together we could negotiate a better price.

Hahah your right there David that being said , we are painting our solarium ourselves this year mostly covering up footprints on the wall area where workman have climbed over to fix people's air con and using my electricity ....caught them nicely last year

I agree David probably the most expensive investment ANY of us owners made.
I suppose the discussion surrounds a number if things
How do we get all penthouse owners to agree to contribute a little more to have all the extra railings and woodwork re painted?
Should all ground and first floors be expected to contribute to repaint areas that they do not have the benefit of?
As no extra Community fees are payable on penthouses compared to GF and 1st floor should penthouses contribute more to redecoration?
Many indeed are repainting at their own expense.

A no doubt contentious subject which will never gain full agreement but given the total cost, ways need to be found to ensure the work is completed ideally all at the same time whilst scaffolding or towers are up, as you rightly say, reducing the cost.

I can see this opening a can of worms !  But there is good reason why everyone pays towards everything. (or should pay)

Now ill play the devils advocate !

Where does it stop ?

It would seem reasonable that penthouse owners  pay a little extra for redecoration as there are more walls

/ railings to paint    But.....

Do corner apartments pay more than middle ones ? I havent worked it out but im pretty sure a gable end would take as much paint as the extra walls in a penthouse

Do apartnents with hard to paint railings pay more than with walls ?

Should ground floors pay more towards gardening for the grassy areas in front of their apartments that they can use as their own garden to sit and enjoy ?

On the other hand should they pay less toward lift maintainance ?

Should holiday rental apartments pay more as in theory they would have more footfall so more wear and tear on amenities ?

Same goes for full time residents.

Should all dog owners pay more towards cleaning up after irresponsible owners who *LET* their pets foul and leave it for someone else to clean up or as in most cases for time to take its course ?  Yes ! (sorry im off on one)

 Should non swimmers .............................................?

Do penthouse owners get paid for letting those flying saucers be put up on their roof ?

It justs goes on and on.

In answer to your query Chris on how to get everyone on side.

I dont have a clue !!! but count me in,

The next thing you will be telling me is we dont have a beach club!!

 

And Karren, while the paintbrush is in your hand I dont suppose you would consider .........................probably not !

You make some very valid points, which as you say will never be easy to please everyone, perhaps we should give Karren the contract to paint them all. ;)

Hahah now hang on a minute, lets just see how I manage mine after all how hard can it be to paint a few low walls. Saying as I may be moving out to roda permantly in September think I may have just give myself a new job, armm NOT.No think I will stick to my day job as a travel agent
