Hello to all owners in that complex. I am planning to buy apartmet there as they are in great prices now. I do not plan to rent this but I would like to as if there is any intrest on that. How is the community now? it is busy only during summer time or all year. Me and my husband planning to buy this as our '' Place in the sun'' when we retired. Thank you in advance for all responds.

we have done all times of the year and it can be quiet out of season but that's what you would expect. The complex is well managed and maintained. Where are you looking to purchase? I'm told property is selling fast.

We bought 2 years ago and never regretted it for a minute. We have visited many times before that as my parents have a place to and they love it there. We've watched the community expand greatly in that time and there is something new every year. Have not really been out of season so can't comment. If you want to let out your place there is plenty of opportunity if you look hard enough and thats without advertising. My biggest "customers" are family and friends who are becoming repeat visitors so there can't be much wrong with the complex outside an owners obvious biased view!

We bought off plan & have never regretted it. I often go over alone & am never worried about my safetly.
Often holidaying in March onwards up to mid October.
If you are considering rentng out you must register for tax reasons. Dont think you can "get away with it" there is a big boost in Spain at the moment with the authorities checking for non disclosure of trental income though you probably wont pay anything for the first few years if you spread the costs of furniture etc over as these are tax deductable. We rented out via a holiday rental company for a few years but some "strangers" do not treat your homes kindly. So stick to people you know. Best of luck with your purchases you wont regret it xx

If you only plan to use you're property for holidays then go for it ,but if you are planning to live full time on the site when you are retired then look at buying on a urbanization that people live on all year round as a posed to a holiday resort that turns in to a ghosts town in the winter believe me it's it gets very very quiet out of season and can be very lonely with not a sole in you're street believe me it is no fun being a unofficial security guard .

We bought ours in Dec 13 for exactly the same reason, we dont come peak times at all but do spend the whole of December there as well as 3 weeks in May and 3 in September. Everything is open in May and September but very quiet in December as most restaurants close out of season.
Clover Bar, Big G's, Mikys El Rincon cafe and the supermarket stayed open and the Condado Club was also open. We think it's really peaceful out of season but also as Windtalker mentioned it can strange when yours is the only light on in your whole row at night.

Hi if you go on to Camposol just a few miles down the road there are 7 estate agent's on this urbanisation they all market property on Camposol and the surrounding areas Also have a look at Blue med estate agents in the port of mazarron good luck.

Hello,
would suggest you confirm you are getting a bargain and double check as you may find the lowest tend to be in the poorest location, i.e. block without pool or sit facing end of another block. You may need to pay a lot more to get a nicer block. Also double check mortgage availability before committing.
Apart from that lovely place, particularly the jardines which are great for kids going around on scooters/bikes and you can easily keep an eye on them. Pool is a water feature as too cold for most people inc kids unless it is the hotest months.
If buying today would look for a block between Al Kazar and Condado club as the walk from lower jardines in hot weather can be a bit much and you don't really want to have to drive.

I have to agree with MP. We bought our end terrace opposite a pool off plan & payed 135Euro. Admittedly the £ / Euro was in our favor then but even so the properties on sale now are still @ fantastic prices.
We have never regretted our purchase and now I have retired I can spend as long as I wish on Condado & more importantly in the sun. Yes there is white goods, aircon etc to buy but never the less Condado is a great place. If you have not bought yet & looking for an excellent agent then can I recommend Condado Invest. I know of many who have bought through them & I have not heard anything detrimental about them. Situated within the Al Kazar. Best of luck

Yes compared to the origional prices paid anything is a bargain, but comparing resales with current bank prices they are less attractive. There are several resales up for sale at silly prices that do make the bank offerings look good. The effects of the recent changes in irm/bank ownershop have not been felt as yet but for resale its does not bode well.But as you say condado is well maintained and ran.

We did our first inspection visit in 2007 people where swept up in emotions it was crazy the agents had it so good now ? negative equity properties with a loss of 30% up to 60% below what they paid. Hindsight is a wonderful thing..

why are people comparing 2007 to now, always saying making a loss, negative equity etc, these are only an issue if you have had to sell, some of us where not swept up in a frenzy but wanted to buy at a price that was normal then, and because we hought off plan were able to pick where we wanted. and also managed to get exchange rates of 1.48 to 1.52, then factor in that we have had 7 years of great holidays. Also with the mortgage deals can you still get a mortgage with a rate of 1.1% above the euribor, and first 2 years intrest only, so not all bad.
