I am extremely pleased that the Entidad has decided to take on the responsibility of some of the things the developers had promised us and agree with hugh_man that it will encourage renters, buyers and keep current owners and residents happier with the resort.  That can only be a good thing.  I'm sure those wanting to use a possible bus service and the sports facilities would be happy to pay for these facilities.  I would hate to see the tennis courts etc get into disrepair, and the perimeter gardens neglected.

Chris - as you said "with all due respect" ...

The facilities that the entidad are now putting in place were promisied by the developer as you rightly say.
The only problem is we as owners are now effectively having to pay for things twice.

I have read the recent EUCC minutes on the website (and as you say, where is the new website?).
Whilst it says the budget for the bus service and repair of the sports facilities was unanimously approved at the meeting it does not quote any cost! If I enquire of the board will the costs be made available to let us know what we have paid to provide to a very limited number of owners and renters?

Neither the bus servive nor the sports facilities repairs can have been cheap. And whilst I apprecaite what the entidad are trying to do, I do not recall a budget for either being set at the AGM. According to the minutes of the January board meeting, discussion on the bus service had already started - so why weren't we informed at the AGM? Yes the president mentioned it in passing in his report as a problem - but no budget was discussed. If I slept through this bit of the meeting then apologies.

Regarding the sports facilities, did anyone on the board produce a cost/benefit analysis to evaluate whether taking them over was was going to break even, or heaven forbid, provide us with a profit? I for one have never used them and they only seem to be used by a few people. OK I understand that these people are peeved but how many other owners even care?

Yes, I am afraid if we as owners wish to maintain and possibly improve our investment, we are required to pay again, the developer made promises they never kept and have no interest in maintaining a resort even though they have more property to sell.

dont ask me to explain their thinking.

The bus service was discussed as the Board were attempting to have public buses passing the resort, no budget proposal for a private bus was put forward, this is why it is a 2 week trial only to look at next year, properly costed and discussed.

No budget was discussed re sports facilities as these were only closed recently by Calidona after the Town Hall instructed them to repair them under health and safety.

All Costings should be available to all EUCC fee payers, ask Resortalia forthe details, they will come out of the miscellaneous items budget in 2015.

the resort is currently very busy as I'm sure you are aware and I believe the bus has been well used and popular, proper discussion on any continuation next year will have to take place.

i don't believe the costs to repair the sports facilities were excessive and there was not much time to look at full Costings and assessments, that is why a short term contract has been signed, again to give time for proper duscussion to take place.

I would add that a great number of owners and renters do use the facilities when the resort is busy as now.

In reply to the postings, I think that the appearance of Roda is being improved in sensible ways. There is a clear need for it to be maintained to a high standard - those of us who are on Phase 3 or 4 daily pass the unbuilt area of the phases and also the 'hotel' area detracts from the overall feel of the resort, but it is clear, particularly to visitors, that the resort is well maintained. You only need to drive down the AP7 past the Serena Golf apartments to see how bad things can be.

Paying for the use of the Sports facilities is a fairly obvious thing to do but I think that there would be significant difficulties if the 'Courtesy Bus' became a paid bus service.

It's good to see that the bus has been used but in reply to Pommers, two of the communities on phases 3 don't have pool wristbands, likewise the villas. The other matter is the distance of these phases from the clubhouse so i don't blame the people who got off at the main gate. It's actually a quick to walk from our place to the clubhouse as it is to drive. There is a tarmac path but before the golf course closes you are likely to get shouted at, on the way back showered with the sprinklers. Not helpful if you want to avoid drinking and driving.

I would guess that most of the people that filled the bus on your trip into LA decided to get a cab back or walk, bearing in mind it's a shorter walk from the main gate to the 525 hotel than from the main gate to p20, around the perimeter road.

Errrr I didn't think you were supposed to use the buggy track for walking to the clubhouse when the course is open.
Added to that it could be blumin' dangerous - any stray golf ball could potentially be lethal.

Well despite the whole debate, we have loved the bus service and used it at least 6 times last week.  We get on at Phase 3 and by phase 1 people have been turned away - full every time. Timings might be better as skipping the 8pm has meant a full 7pm. We did have bands checked. Everyone we met on the bus thought it was a great service and agreed they would be happy to pay for it. Fully agree with supporting local taxis but we waited 40minutes plus for a taxi for the return journey in peak time. We think there should be more buses, more frequently and that would be a major selling point that owners could advertise which would, in turn, bring more tourists and therefore more money into the local economy. It's a win win!

Very interesting to hear that the bus service is being used. Hopefully next year for a longer period?

There are quite allot of people who use the buggy path in the evening to walk from phase 3 to club house and back, obviously not such a good idea when the course is in use but an alternative to driving or hiking. I have even been told off for using the buggy path when walking across with my golf trolley and clubs.

As you probably know, a road around the top of the course was planned for Roda, and is on satnavs, but just one of the many issues and inconveniences.
