There really isn't any spin needed here because it very much with people a take it or leave it type location, people love it or hate it but the biggest problem is often where else to take them to match the value, especially on the Albatros and Eagle that both have huge underbuilds
We have generated sales in other areas from people who visited the site, especially for another inland development near San miguel call Vistabella Golf . around €60k for apartments or €90k for a townhouse

There is a plan showing the current properties for sale on the Urmosa website, and a pricelist. Sorry but can't paste the link for some reason.
Go to Urmosa home page and click on the 'Download site' which is in the top right hand corner of the screen, just above the flags for the different languages. On the next screen click the 'Pricelist all developments' , and also the Sierra Golf folder, these 2 show the properties on sale and the price list (seperate pages) but don't give info on any previous sales. There are different updated dates on them so they look like recent details.

- Hi all, M11 here. Or should I say ex-M11, because M 11 iis what we were before we were cheated out of our property by the developers. Don't get me wrong, I'm happy for new buyers bagging a bargain, we loved the houses and the site but it still breaks our hearts for what has happened over the last ten years. Yes ten years since we put our deposit on M11-4. Our case goes, to Court in April, so fingers crossed we will get something back. The ten years have taken their toll and we still look at our pictures of us stood on the roof veranda of M11 Open with the sun and the mountains in the background. Good luck to all buyers but please please get a good solicitor.

Hi All
i am pretty sure the property we have just completed on is M11-2.
All I can tell you is we have a COB, there are no embargos or debts on the property and we are extremely happy.
Also a comment from our Solicitor was that Urmosa were a dream to deal with and were one of the best developers he had dealt with.
I am really sorry for the people you were hoodwinked by Masa but Urmosa are NOT Masa !!! And I for one hope that the sniping stops and we let them get on with the job in hand of making SG the little bit of paradise everyone originally signed up to !!!

well done for the comments, from a real practical experience I can confirm that the developer Urmosa is doing everything they said they would, they are repairing the properties and working on the public areas and this morning I sold another Eagle on M11, already repaired €70k
Also every completed property had a COH asn required to connevt services, water/electric that are already connecte to some properties

Thanks Harleyhun for the info about your buying experience with Urmosa, I hope you enjoy SG and look forward to seeing you there in the sunshine
I also hope that M11Block and the many people (that Grupo MASA defrauded with their company Procobar and the bank) are successful with their cases.
Urmosa seems to be the first positive thing that's happened to SG in years.

Hi. We will shortly be completing on an eagle townhouse overlooking open land - sorry but not sure what part of the development this refers to? Reading this thread.....is there anything we should be aware of before we complete?
Have also noticed that some properties have white goods included? this was not an option mentioned to us when we started the process of purchase with the estate agent?
We have also been told by solicitors that an inspection is required prior to completion but no advice given how we are supposed to arrange this if we are not in the country?
Any advice, comments etc will be welcomed - this site has already proved invluable to us, in terms of our other queries.

When we signed our contract for our Open, white goods were not included, but there was a full furniture pack, solar panel on roof, and window shutters. It depended on the agent. Some came with all white goods, cutlery, crockery, towels and bedding, ready to walk into and live. Not sure if any of these promises actually completed, or if like us they were just selling ploys. Check your contract, see what is included, and make sure that the person/company is the one your supposed to be buying from. Our contract was headed with fancy logos of Masa but signed by Procobar. Make sure your solicitor is independent and scrutinises the contract before signing. Good luck.

the only thing included when the purchase here form Urmosa is an oven, hob, extractor and boiler but that depends on the purchase date

Hi Newones
The first properties that Urmosa sold had oven, hob and extractor included. I believe they are no longer doing this.
The solar panels that were originally on the roofs are being removed because not having been used for 7 years and some parts missing through theft are beyond economic repair.
We asked our agent to check the house for snagging issues and after completion we pointed out issues to Urmosa who have rectified them.
Are you using a Spanish or English solicitor?
Also remember these are not properties that Urmosa have built and we think the refurbishements being carried out are of a good standard.
