Its Gary here. If you want us to do something on the rental side we will need to take photos and put you on the site.

The rental market drops off the cliff in September, so we need to advertise. There aren't any people waiting in a line to rent property around here. So are you looking for long term or short term ?

Hi Gary,

We are now approaching completion and just wondered whether you know anyone, or anyone on this site knows of anyone, who completed in DV in either phases but did not take the developer's mortgage. If so, were you asked to pay the breakage costs on the developers mortgage, which I believe is 1-2% of the outstanding mortgage (quite a lot of money!) I have heard that this may actually be an illegal clause in the contract, as it is so unfair to the purchaser, but just wondered if anyone has managed to get out of this clause, or whether it wasn't in your contracts to begin with. Any help you can give me on this would be gratefully received.

We didn't take the developers mortgage and we didn't get charged.  But we did buy the contract off a private seller before completion so I don't know if that makes any difference.  From the research I did before buying though I think it is an illegal clause and if you argue your case thay will waive the fee.
