Sur 21 are getting rid of Gerens

My solicitor met with Sur 31 on the 24th MAY.  The conclusion was that Sur 21 are now longer using Gerens to complete the building work as there is a conflict of interest!!!!!!!, so they are now (once again)employing another contractor to complete the outstanding work.  I was assured that this hopefully will be up and running within the next couple of weeks.  Sur 21 are still not sure when the completion dates are for phase 4 as they will need to get the contractors in.  The habitation license has not yet been submitted for block 4 but im not sure for blocks 1,2 and 3.  Realisticaly we may be looking at Oct, but please do not quote me on this but I am aware that the work will need to be completed before they can apply for the licence and the Town Hall my have a back log.  Also when August comes there will be a stand still as every where closes, although I feel they should work through myself.  :(  Talk about stress and bad timing.  I believe Arenal Duquessa is in the same postion as Sur 21 have taken over there aswell.  Any news please update.

There seems to be to different stories here as we have received a letter from Arenal Sur today, as have others as far as i understand, and it reads:

The Group Of Companies grupo de empresas CajaSur counts to pilot the new project with the collaboration of the society GERENS MANAGEMENT GROUP that represents the greater independent professional group of the Spanish market completely dedicated to the control and management of investments in construction projects.

Between the first actions developed by GERENS it is the beginning of a Center of Attention to the Client, where you will be able to know and to express everything what you need and wish. The Service has objective to inform you the state of the different promotions and projects, as much presents and that are in the execution like the futures, for resolve whichever questions consider with your propriety, the resolution of your demands, to take care of your suggestions, etc.; really, it tries to be effective Channel of communication to be able to listen to and to take care of your voice.

Yes. but only arrived today

My friend who has an apartment on phase 1 and phase 3 went to the old Arenal 2000 cabin near the roundabout and spoke to Miguel Manyano (2 weeks ago), who also stated that Gerens where no longer going to complete the work as there was a conflict of interest.  He also informend her that they had applied for the habitation licence for blocks 1,2,3, and 4 but I dont believe this is the case.  I havent recieved a letter from Sur 21 yet but im am becomming confused and down hearted with all the inaccurate information being passed around, even by my solicitor who has passed on the previos information.  I will be going out there from the 20th -30th June so I will be a `mad` women on a mission.

I still have not received any information of any sort from anyone, Arenal, Gerens etc.  No letters, e-mails so I have asked my lawyer to find out what he can before I go out on 17th June. I too will be a 'woman with a mission' as we really do need some sort of definite dates we can all work to as there are so many rumours going round.  It seems we have only found out anything from forums, not really the way to carry out a business.

I sent a letter of complaint to gerens but if they are no longer part of the site  its of no use  so i have just sent  email to cajasur    in spanish so there is translate problem i have asked for info and completion dates  if i do have a reply  will post a,s,a,p

have phoned the info number we were given on our letter gave our details  but was unable to speak to the person dealing with it as the line was busy have asked them to phone me back not very hopefull of a reply

We have telephone Gerens this morning. They asked for all our contact details which we have given to them before, they told us that they we still acting for Sur 21. Not being able to get any information from them we asked to speak to a manger. Then they put the phone down on us. What good is the contact number if no one can help.

I spoke to Sur 21, Antonio Manyano, who again informed me that they are looking to get new contractors in and that they will have dates for completion in June.  I also asked if they have applied for the habitation license for block 4, phase 4  as my friend had been previously informed by Antonio on her last visit that the licence had been put to the Town Hall and he previously cross referanced this with my details on the computor.  Obviously I need to confirm this information.  So I have phoned them today and asked them to recheck .  I am still waiting for them to get back to me, but it feels like a waiting game.

I PHONED THIS MORNING GAVE MY DETAILS AND WAS TOLD THEY WOULD PHONE BACK I PHONED AGAIN AT

1PM AND WAS TOLD PHONE BACK AT FIVE I DID THIS AND HAVE JUST BEEN TOLD NO BODY SPEAKING ENGLISH UNTILL TOMORROW  I HAVE E MAILD GERENS AND CAJASUR  TODAY BOTH GOT RETURNED UNABLE TO DELIVER DUE TO E MAIL LOOP  WHAT A WAY TO TREAT PEOPLE  TO CALL IT A HELPLINE IS A JOKE WHEN ALL THEY CAN SAY IS WE DONT KNOW I EVEN PHONED THE BANK AND NOBODY SPOKE ENGLISH

Linnie, where are you staying when you are out there, as I am due to go out from the 20 th till the 30th.  I will be staying on phase 1 at my friends apartment and wondered if you wanted to meet up.  Michelle

HAVE JUST PHONED OUR SOLICITOR IN BENALMADENA TOLD HIM CANT GET INFO FROM HELP LINE HE HAS TOLD US NOT TO PANIC MANY PEOPLE STILL WAITING ALL CONTRACTS SHOULD BE READY AND SIGNED BY JUNE FOR PHASE 4 BLOCK 2 HE SAID THE COUNCIL VERY SLOW WITH F.L.O.  WILL BE SORTED OUT IN TWO WEEKS TIME HE WILL THEN GET PAPERWORK READY  FOR HANDOVER  LETS HOPE THIS IS THE FINAL LEG

Hi I have just recieved an e-mail from my solicitor, which outlines the area discussed.

PROPERTY PURCHASE IN SPAIN – ARENAL GOLF FASE IV, BLOQUES 4, 11

 

Further to our meeting with Gerens on 24 May 2007, who are the company responsible for managing the projects of Arenal Sur 21. SA, we are writing to update you on the points that were discussed during the meeting.

 

Company Name

In order to rectify past mistakes, Arenal Sur 21 SA will change its name and will now be known as Promociones Inmobiliarias Prienesur.  This name change will in no way exonerate them from their contractual obligations.

 

In addition, and in order to continue and complete the building works, the company responsible for the construction and the technical members of the project management team will also change.

 

First Occupantion Licence

The licences of first occupation for Fase four Bloques 4 and 11 have not yet been applied for. 

 

Michelle, a bit more news but still no answers only that they are replacing Gerens. I wonder how long it will take for them to appoint someone else.

I am staying in Benalmadena from 17th to 24th June,but will be going to Portugal ,probably 20 th and 21st to visit our daughter. Could meet up on 22nd or 23rd at Arenal Golf if you want.  PM me details.

Its hard to believe how bad we are being treated by Arenal Sur 21 or whoever they are known as now.The length of time this uncertainty has gone on for is a disgrace.Every day there seems to be a different story from Arenal Sur 21 /Gerens,even the agents/solicitors can't find out any concrete information.I feel sorry for people who were planning to move to Spain all this must be causing such worry and stress with house sales etc  and the hassel of trying  to time the move.Lets hope the completion work start back shortly.  

Does anyone know what stage Block 7 is at?  My solicitor says its finished but I don't believe her.
