who is responsible for the cleaning of hallways and stairwells  and also the lift in each apartment block and there is also a very large wall mirror that will need cleaning  just inside the door of block 2

will this come under the comunity charge and be taken care of by site caretaker  and if we are just waiting for the licence to come  before signing  and taking over our apartments why havent they been cleaned ready for owners to move in or are we expected to move in with them full of builders dust         . when i asked about this at the site office they just noded and smiled  and didnt bother to answer  if there are people on this forum allready living on the site was your apartment clean when you moved in    as after driving over with me belongings from uk the last thing i want to do is have to spend hours cleaning before i can install my furniture .and belongings

From our experience with other developers there should be a deep clean before you move in, but you will also be cleaning the appartment for the first year following occupation due to the amount of dust that is created from the building site works surrounding the blocks.

We always put the cleaning down on the snagging sheets which the developer is obliged to carry out.

We have yet to complete on our phase 3 appartment so we have this to come to.

thank you for your reply i don't mind the cleaning after i move in it just  would be nice to move into apartment that didn't need to be cleaned first .  as i will be starting my own cleaning service for people who are renting or would just like a clean up after there own use .i will have to get use to all the builders dust  as there will still be a lot of work still going on for some time in phase 4 were i will be living.  and also i will be cleaning on other phases  for the clients that have engaged my service  looks like i will have my work cut out keeping everything  spotless.

as you said arenal should do a deep cleaning  but they didn't even bother to keep the show flat  clean that was covered in dust when i viewed it  this was not a good first impression for customers

I see from your posting you are on phase 3.  We completed on our apartment on phase 3 in Jan and although we have some snagging issues we are generaly pleased but we do have one major gripe......the lifts in ALL blocks are still not working due to the fact that they do not have enough telephone lines to man the emergency phones in the lifts, so Spanish Health and Safety regs will not allow them to operate.  This causes us 2 major problems,

1) We have two members of the family who are disabled and cannot possibly walk up the stairs to the top floor. 

2) We are having a furniture company in to do just the bedrooms and we have bought the rest in the UK and are driving it out in our van next week, this means that me and him indoors are now left with the task of hauling all our furniture up the stairs!!!...not something I am looking forward to I must admit.

 I must say the apartment was not what you would call dirty, just dusty so we have asked the furniture people to do a full clean down on the apartment, windows cupboards etc. before anything is installed.

Thanks for this, sorry to hear of your predicament.

We are going to look at our appartment over Easter and will also include the common parts and lifts not working on the developers sheets, if we get around to completion.
