Hi Sueddy. Ivan & Anne are at 21a, it,s me having another senior moment.--sorry.Since arriving in U.K.have spoken to Pam & John, 13b, Jeff & Liz 13a ,Nikki & Paul12a ,Teri & Vijay & in Spain Ivan & Anne21A!!!! (happy birthday Anne ).All those in U.K are still very excited &looking for ward to coming out in the next few weeks.

Linda & Brian,thanks for the P.M.&the dogs have really settled in but we put them in recommended kennels (5 Bones Hotel )which i s on the Los Gallardos to Garrucha road  ,but we miss them, the house feels soulless.However we are back on the 20th.Had the pleasure of meeting the other Linda ( & Rob ) several times & her cats had just arrived &trying to settle.Look forward to meeting you both & if we can be of any help please let us know.

Weather is very hot with tremendous winds last Sunday apparently.Once again est wishes to all.

Just re-looking at the photos posted by Ali & Ken and noticed the gas bottle in the kitchen

Does anyone know the current position on gas supplies and when are we likely to be connected to the mains

Sandra & David, that was not a gas bottle but 'an attractive rustic feature' !!!!!!!!

I don't think there is any date in mind for the mains, however I understand that some thick copper piping has been delivered which may indicate some progress.........

Our only concern is that the changover will no doubt take place when we are not there and we're concerned about what needs to be done in the apartment. Same goes for electric & water, but I asume this will be done from outside.

Have the holes dug by the pool been planted yet and if so what with? (3 are outside our bedroom!)

Hope you're all well, Haydn & Jude drive back carefully (and slowly!)

Hi Everyone, we have not completed yet but would like to ask the people that have completed and changed the locks how are the jobs on snagging lists getting done. Sorry not done anything like this before but we are really excited and were really motivated by Ali's pictures as it looks so much better than when we were out there at the end of March.Malc's a builder and working on a job he can't leave at the moment but we are hoping to be out there in the next couple of weeks

Hi All

Anyone looking for a keykeeper might try Rob & Linda at 31a or Neil & Chris at 35b as they are offering a rental service that includes keykeeping.  My understanding is that they will work in co-ordination, covering each others clients if they are away at any time.  I haven't met Neil & Chris yet but Rob & Linda are great and already doing sterling work for us as keykeepers for 19b.

Re mains gas supply, Rob & Linda inform me that workmen have been into our apartment today to take away our gas bottle.  Hopefully that means piped gas is imminent.  Mind you, we'll have to pay for it then!

Re: Gas bottle removed from 19B - I think it more likely that they knew you had left and have taken the gas bottle from 19B to use elsewhere! But one day we will all have it piped in - I hope.

Hello all

Has anyone actually seen or recieved a copy of the liciense of first occupation.

Has anyone been connected to mains water & electricity yet, our solicitors seem very vague on these matters

Has anyone else been told they have to complete  by the end of May or possibly face paying interest penalties

Hi Dave & Sandra,

I have completed on 19A last week, my solicitor has to keep the deeds to sort the Gas,Water, Electric, The service contracts cant be sorted untill you have signed for the property. the cost for this is 150 euros. the cert of habitation should be with the solicitor .

Once all is sorted then you collect all documents from solicitor.

As for a completion date ring BMS if they agree to your suggested date then there will be no interest charge, they only implement this if you drag it out and dont give them a date.

We completed on 24th April and  received Certificate of First Occupation in the Notary Office when we signed.

We stayed in the apartment until the 12th May and up to that point services were still not connected and BMS couldn't give us a specific date.

Having returned from LO at lunchtime today, Karen and I have been on what she would call a fantasy shopping trip and I would call a bank wrecking experence to buy "a few things", well 5 days later I cannot understand what "women" find interesting about shopping !!!!

Anyway, a few points that I think are of interest to everybody.

We completed 3-4 weeks ago and was told the gas, electric and water would be complete for connection within 5 days.

As of today our water was connected 2 weeks ago and the gas to some apartments started yesterday. I have been told early next week we will be connected to the mains.

According to BMS they have already appointed administrators. Who they are is as yet a mystery. Details are vary scarce, although many people have been inspecting drains, water intake valves, the swimming pool depth a a great deal of other things, therefore I think the initial job has been done for us.

The swimming pool can only be filled when they are in control according to Spanish law we are led to beleive. How that is delt with is beyond anybody in residence at the moment.

Anyway, on a lighter note, progress is slow but going in the right direction with everybody busy fitting Grilles, mozi screens, locks and light fittings. Antoio and Paco (The foreman and his trusty assistant) are still floating about resolving snagging and minor problems and will for a little of the folding kind of payment, carry out a few jobs like light fitting ect after hours for those who need a little help.

Hi all, just got back to a cold and raining uk from a busy week of completing etc etc.  It was great to see some of you and we are looking forward to our return in a few weeks.

We completed on Friday and we were shown the Certificate of First Occupation by our Solicitors.  They have retained it along with a lot of other bits of paper e.g. authorisation for the connection of gas, water and electricity and the deeds.  We were told we could pick up the paperwork on our return to Spain and everything would be ours (including the freehold) once BMS had cancelled their mortgage on our proportion of the development (nothing to worry about as this is standard practice) - not sure whether the big man himself did this whilst we were all at the Notaries office or will do this sometime soon! 

We were told all utilities would be connected within 7 days!

As far as the pool is concerned.  We were advised that the water company would not fill it until the Community had been formed.

Dear All

please can anyone clairfy the size of lock for the front door, we can only find 60mm or 70mm, it was stated some time ago that 65mm is required iwhich is correct. Is it cheaper to source in the UK or spain (and where from). need to know as we are coming out 2nd June.

Hi Noel & Deb,
I brought back a lock to get it copied - the length of the lock inside the door is exactly 60mm - the bits where the keys goes in add a few mms to that.

The bit that locks is in the middle (if you ask a locksmith they'll ask how far along that bit is).
According to Drew, locks made in the UK are very slightly larger than those made in Spain and will need filing down to fit !

I'm off to a local locksmith this weekend to get 3 key-matched locks made (front-door, gate and door to solarium) and will be taking them over in a few weeks. Will let you know how much they cost - I suspect probably cheaper in Spain though.

I have just had a bank statement that showes my water is connected at a cost of 192.38 euros, this is the connection charge, sanitising, and deposit or bond on the first payment.

Hi all

I have just checked my bank a/c and there is a deduction of €192.26 for water connection and a deduction  of €79.64 for gas payable to Repsol Butano.  This gas seems to be supplied by a different company to Dave and Ailsa and at a much higher price. Can anybody shed any light on this variation.

Having read the messages about water and gas charges on bank statements I emailed my Solicitor's legal assistant who is handling supply of utilities for me. She has sent me copy of the contract for water - the water meter to 20B was connected 22 May. Apparently I didn't make it clear to her that we wanted gas as well but she says that the developer confirms that it is now available from Repsol and is now going to arrange it for us.  Electricity is still pending.

She also sent a copy of a Direct Debit the Solicitor has completed on our behalf to pay Marinasol for our share of the Community of Owners "Los Olivos Huerta Nueva". I suppose they won't know how much it is going to cost us until they have made the maintenace contracts for the pools and gardens.
