After stalling completion on our apartment for 10 months after build  we have now received notification via our lawyers that the Developer wants us to sign the Title Deed on the apartment!  Yikes! We haven't even filled in the forms for our mortgage with Banco Andalucia!!!  Does anyone know how long the process takes? Also included in the process is a risk assessment by the Bank???  Anyway, my husband and I have planned a  5 day trip down in July to sort the mortgage and check on progress since our last visit in September '06 - photos to follow!  Any requests????

Hi,  Banco Andalucia turned round my application within 10 days and this included 3 days to get the forms over there. I think others have had similar experiences.  You should find they email the forms the same day you ask for them.  Let me know if you want any email addresses or anything.

I had the same experience with BA...in fact I agreed the  price late last August with somebody who needed to complete and within 2 weeks I had my morgage offer, which included the necessary paperwork.  And, unlike AEA , they always respond to my email requests or questions.

We were in a similar position to you and almost didn't get sorted in time to complete because BA wanted info our bank said it didn't provide as standard (personal letter of recomm when our bank is offshore for eg).  However all in all it was sorted though we did have to get our solicitor to hassle BA constantly for a week.

On arriving in Duquesa we went to the bank to go over the details of the mortgae and bank accounts and they were excellent - very efficient with good English.  Good luck.

Thanks for your replies, I feel reassured about the process and will, as suggested by you, get my lawyer to apply some pressure to have the mortgage fast-tracked!  The imminent completion is soo exciting after waiting nearly 4 years for the apartment! 

When we visited in Sep 06, Maria from Ros Y Falcon said that they would clean the marble floors and terraces once deeds were signed - is this true?  I am quite fastidious about things like this, snagging etc. Am I going to be disappointed?

I may learn to eat my words but I have found RyF very good with the snagging and very responsive.  I even went back to them about a kitchen cupboard after I had signed off the snag list and they had completed the repairs and they even sorted it out very promptly. Not sure you would get that from a British builder.

Our apartment was quite clean and the marble had been attended to but still needed a good going over after it was handed over.  The terrace was just swept and nothing else and still needs some proper treatment.  There is a thread in this forum about the best things to use to clean up the terrace.

I agree...snagging was sorted no problem, but you have to be there when they come to do it or advise them who your key holder is so they can get in.

Cleaning is ok but seems to be needed to be done again and as a rule they don't mop the balconies either.
