Hi,
We have bought in phase one and are going to get a company to carry out a snagging report for us before we make our final payment (hopefully soon)
Having spoke to www.propertysi.com they have offered a 10% reduction on their costs if there are a few properties to be inspected.They have quoted us 348 euros inclusive of IVA. Please let me know if anyone is interested or if you have any other companies to recommend .

I think that's a very wise idea especially as i do not particularly trust the developers and would be very interested. Andy (andyotter) was suggesting another company as well but i do not have the details.

€300 plus IVA or a little less sounds like a good investment to me. Obviously this doesn't get done until just before completion (there is no point in giving the builder a list of work he was going to do anyway) but I will be happy to have my property inspected by the same company when we have been notified of a firm completion date.

Count me in on any group snagging deal. The snagging also needs to look at the site as a whole to make sure that the builders have done things to standard. e.g the flower walls that they planted 2 years ago are still very patchy,Why?.Also they are placing little stones around footpaths to hold up the soil verges these will not last 5 mins when it rains and should be cemented etc... Plus we need to look at the outside of the bildings, if you look at the painting around the stone work on the lower floors it looks like the painter had had to much vino when he did it. Also a ot of the plaster at the back of block 2 seems to be very loose and some has fallen off.Has anybody noticed anthing else that we can advise the snagging company to persue for us.

I have had a few people directly e miling me saying that they couldn't bring up the site.
I will e mail the company & let them lnow that as soon as we have an idea of completion date we will contact them again with definite numbers.

I would be interested in getting this company to do my snagging list also,we are in block 5. that would be great if we all got them done together and we can ask the company for a group discount.

I intend to check out another company or two for snagging in order to get an idea of the going rates but I would certainly be interested in a collective approach if it results in a discount and the company concerned is professional.
Strangely our solicitor told us that snagging is done after completion and that we have 30 days after completion to notify the builder of minor defects..... Has anyone else heard this?

I agree that the best way to get a snagging agreement is collectively. I have recently spoken to Mr Gordon Neilson who is self employed and can be contacted free on uk number 0800 297 2997 or on +34 664 246 843..or by e-mail gordon@snagging.es Mr Neilson convinced me that he would carry out a discounted fee for a group snagging request, and that he provides a full professional report, which includes photographs of visible problems. The report will be forwarded to you within 48hrs. I have put this information on to compare quotes from other snagging agents only. Mr Neilson also recommends that individual owners solicitors be contacted re- snagging the property before completion. He believes that only a few builders insist that a snagging survey can only be carried out on completion. Hope the information is of use..... Bevron.

i have just spoken to my lawyers about the snagging issue. They have informed me even if i get a professional snagging done we cannot use this against the developers to avoid completion or withold a certain percentage of funds before completion. She says that normally about a month before completion you are allowed into the apartment to makle a snagging list and then go to completon and then in between this time the developers will complete the snagging work. She reckons I will be wasting money on a professional snag. I wonder if anyone else has spoken to their lawyers on this issue and have been informed differently?

There maybe a builders supply in place but not guaranteed if there is no supply then even a proffesional snagger wont be able to check items related to things such as drains powers points etc. Mind you the apartment i managed to get into did have water running.
