Hi eveyone just returned 2day from spain. Went 2 see the developers regarding moving in date 4 Phase 2. Told the building is on schedule 4 completion in Sept and after that its just a case of waiting 4 the habitable liscence from the council. Unfortunately as hard as I tried I cudnt get a concrete date on this, was told it cud b anything from 1 to 4 months. I know this isnt very helpfull but it was the best I cud do.

The completion date on my contract is 30th January 2008. Of course I put as much belief in this as I do the tooth fairy. However if the developer is saying that completion of the building will be in September, then up to four month for the habitation licence, assuming nothing happens over Christmas and New Year, that would take things nicely to the end of January.

Check your email, i've just sent you TWO pics of Block 9 at Phase 2 La Recoleta.

I took those pics last week, when i was there. Just got back.

Anyone else wants them let me know - I seem to be having problems uploading them on this site.

Both pics are of block 9, facing pool (inner side).

i have asked the builders for info. on total apt.'s being built in phase 1 and phase 2.

if anyone here has the numbers please let me know.

it would be useful for some calculations i am doing for monthly unit costs for each apt.

i've just got reply from Bennecke.

They tell me Phase 1 has 198 and Phase 2 has 129 apartments.

I will be doing some number bashing with regards to monthly charges.

I would expect that when phase 2 is ready, the costs for phase 1 monthly should reduce, since it'll be more cost effective for sharing charges such as cleaning security etc etc

If you like to know what kind of figures i come up with as estimates then do let me know or email me.

Can i just say, that when i went out last week, phase 1 looked very nice. Did not get to go inside but from outside it looked good.

Hi PujaKush.

I have the pricelist. The list shows 198 apart. in phase 1 and 149 in phase 2.

In phase 2, the parkingnumbers are from 1 - 149. So??? Maybe Bennecke is wrong??

Yes they could well be. They never seem too sure with what they say.

If you have a price list, then thats got to be the accurate answer.

Any chance you can email me the pricelist please.

Have I missed something?

 I am aware that there was a residents meeting last month, I guess that officers have been elected, PujaKush, what job have you been landed with that gives you the onerous responsibility of number crunching? I suppose that someone has to do it.

As the development is made up of two bedroom two bathroom, two bedroom one bathroom and three bedroom apartments, what ideas do you have on how the budget should be divided between apartments?

 hi John, not landed any job, dont have time even. I know its a complex issue, but i'm just trying to get some idea of the total costs of the upkeep of phase 1.

Like you know, ive brought into phase 2.

Brian kindly sent me a copy of the budget for phase 1, so i was trying to work out roughly what it might cost for general upkeep monthly.

Its a hard one, like you say, lots of variations on sizes/beds/baths.

I guess it would be nice if anyone from phase 1 could give us an idea what they would pay monthly. Looks like around 120 euros approx month. (community fee).

The community fee guidance i had from Bennecke around a year ago seems well low. They did mention around 500 euros year, but i think it'll be double that.

What are your views John ?

 Hi PujaKush,

 I feel that sorting out the community charge is going to be one big headache for somebody.

 When La Recoleta is finished, including Parque Recoleta  there will be six swimming pools and number of water features, massive green area, which will all need managing.

 If the place is to be kept smart a capital fund would be needed, for thing like repainting. (If the community took responsibility for painting the exterior paint work it keep the area uniform and ensure that no one apartment spoils the look) It looks like some windows can’t be cleaned from the apartment so does the community arrange for a window cleaner to clean all the windows once year?  I have no experience of arranging these things so I don’t know.

 It seems to me that all of Recoleta should come under one management to achieve economy of scale. Bispen tells us that he pays € 1,500 per year, which is around €1.74

per square meters per month, as Recoleta is bigger than La Entrada and I guess we will share some contracts with Panarama Park and La Entrada , if through economy of scale we could get our community charge to about €1.5 per square meters per month. I think that would produce a fair rent.

 Supposing I have done my sums right, based on constructed square meters

 Phase one has 17,691.41 sqm

Phase two has 13,660.59 sqm

Parque Recoleta has 10,836.7sqm

At €1.5 per square meters per month this would give the community an annual income of around  €759,432.60 pa. Based on full occupancy.
