For those interested the following information I found on a Spanish website www.ciao.es
"Para la gente que no lo sepa, el "Grupo Naiera Proyectos Construcciones Y Energias, S.L.", no es más que un nuevo intento de ocultar el manchado nombre de Grupo Urbasa de cara a nuevos posibles trabajadores y proveedores.
No se dan cuenta de que lo que falla en esa empresa es la familia que la dirige. Por muchos trabajadores que cambien o por muchas nuevas subempresas que creen, si la dirección (el cáncer) no cambian, el Grupo Naiera se irá a pique.
Esperemos que más pronto que tarde hagan el petate y se vuelvan para Albacete."
Roughly translated "for those people that aren't aware, Grupo Naiera Proyectos Construcciones Y Energias, S.L is nothing more than a new attempt to conceal the tarnished name of Grupo Urbasa with a view to attracting new suppliers and workers. It is still run by the same failed family.
In other words Grupo Urbasa's new name is Grupo Naiera Proyectos Construcciones Y Energias, S.L.

Hello All,
I have just come out of a two hour meeting with the sales director of Grupo Urbasa in Elche and the following points are relevant.
1. From the outset Palmera Properties knew that the completion date for Amarion 111 was October 2007.
2. The whole of the apartment block of Amarion 111 was bought by an Israeli investor in 2002 who then employed Palmera properties to sell the individual apartments.
3. Palmera Properties will not give Urbasa the details of the Israeli investor or his contact details.
4. When individuals bought their properties from Palmera , the sale was regarded as a resale and not off plan.
5. Grupo Urbasa have got severe financial problems.
6. Grupo Urbasa as yet do not have a builder to complete the building of Amarion 111, but they say that they are looking for one.
7. Grupo Urbasa state that onbce the building recommences it will take up to 4 months to complete.
8. Grupo Urbasa state that they have until the end of October 2007 to complete but that they do not expect it to be completed this year.
9. Palmera Properties are ignoring requests from Grupo Urbasa to arrange a meeting between them and for the details of the Israeli investor who is totally unaware ( according to Urbasa ) of the situation of Amarion 111
10. Palmera Properties did not tell Urbasa that they were closing their Alicante offices.
11. Palmera Properties were aware in 2004 (april) that Grupo Urbasa were experiencing financial difficulties.
12 Grupo Urbasa have nmot received the full amounts of the depositsm from Palmera Properties.
Legally speaking nothing can be done before the end of October. The impression I got was that Grupo Urbasa were being quite truthful and that they have been kept in the dark by Palmera properties.
I also got the impression that if Grupo Urbasa was sued for the deposits that they would experienc difficulties in paying them out to people who have bought.

This doesn't sound right to us because if the aprtments had been sold to an investor Urbasa would have known who they were because they would have had a contract with them & us as "supposedly resales" would have the contract with the investor as he is selling them on & not Urbasa.

Hi,
The point that I am trying to make is that Urbasa made a contract with Palmera to sell the apartments. Palmera sold the whole block of the apartments to an Israeli investor without informing Urbasa.Urbasa know that there is a n Israeli investor, but they do not know who he is or how to contact him.Palmera have been contracted by the Israeli investor to sell the individual apartments.
I am passing on the information which was told to me by Urbasa in Elche on Tuesday this week.

SOUNDS TO ME LIKE URBASA ARE PASSING THE BLAME AGAIN
WE HAVE BOUGHT OFF PLAN WITH URBASA AND THE CONTRACT IS WITH THEM NOT ANY ONE ELSE
WHAT EVER THEY SAY
SORRY VIJAM PUT I THINK THEY ARE TELLING YOU A PILE OF CR-P WE ALL HAVE CONTRACTS WITH URBASA

Hi
watching this site every day and cant understand why you are shooting the messenger every one is trying to keep every one informed, I for one thank Vijam for his information but dont understand why others are being so rude, even if the information is wrong at least they have taken the time to pass it on.
This close to end of contract lets not take it out on each other but use the anger against thoes to blame.
Just my thought.

Don’t think anyone means to fall out or be rude on here, personally I welcome all posts and thank everyone for input, however we all have to remind ourselves that we are getting nowhere with the Spanish crooks the goal posts keep moving daily sometimes, emotions are running high in my opinion we have no option now but the legal one as soon as the contract is up ( as a joint action )and see where that takes us .

i have bought another property out there and the people that i bought amarion 111 from have given me 20,000 euro's off the new property and they have given me a letter saying any money i get back from urbasa for amarion 111 i can also keep that
so i did get a good deal from them
as for urbasa i have asked for the money back and i have given them a signed form saying i want it back
they told me they cant do anything till 18th october - just goto wait

Hi All,
Just had sight of a letter from Urbasa dated 17th September to be sent out to all clients, the Jist is :-
- thet they are very apollogetic for the delay,
- once they start it will take 4 months to complete
- Can we send them copies of all correspondance, reciepts, contracts etc related to the purchase !!
no start or completion date though.
Have been dealing with Ainhoa Reyes at Urbasa who seems to be very helpful - at the moment.
Just thought I'd let you Know.

Hi all, I have had a meeting in Elche today with accounts manager. I am in recipt of the letter, yes apologetic and yes they require previous correspondance. There is definately a foreign investor and technically we have all bought resales.
Urbasa desperately require contact details of all purchasers inorder to explain the situation and gather information which they say is necessary for their bank. From what i can gather Palmera are not being atall cooperative and are not prepared to give Urbasa contact details which I find rather bizzare.
I shall post some more information on this site tomorrow for people to contact Urbasa direct on along with the said letter.

it does appear to back up to some extent what Vijam said in his earlier messages last week
what crazy confused and possibly crooked situation we have here! on the face of it if all that has been said has some foundation then either palmera or urbasa have sold the block both to us purchasers and a "foreign investor" ? my signed contract for one is direct with urbasa and surely all others who have bought via palmera and or their various sub agents have also their contracts signed directly by and with urbasa. if not why not as urbasa has always been shown as the owner/developer and as such their signed contract is the only valid one?
urbasa would have all the contact details for each buyer they have received deposits from and issued and signed contracts with? assuming all the apartments were sold they should have in their records 140 or so contracts. we have all had letters and emails etc direct from urbasa so why do they now need our contact details all over again?
what have all these "lawyers" expensively employed by buyers to supposedly protect their interests been doing for 3/4 years?why have they not picked up on any possible improper dealings earlier?
feels like we have been,are all being, and will be continued to be screwed until this sorry episode in our lives ends one way or another.
puts your faith in human nature it does not .

In one of the first letters from Palmera dated 1/11/2003 It says " CURRENTLY THE PROPERTY OF HANNIA MELLOUL TO WHOM PALMERA PROPERTIES WILL, ON YOUR INSTRUCTIONS DELIVER ALL PAYMENTS RECEIVED LEADING TO THE FORMALISING OF THE PRIVATE CONTRACT OF SALE BETWEEN THE BUYER AND THE SELLER" etc etc
Is Hannia Melloul from Urbasa? Or this person who it seems we have bought resales from?
It seems to be down to Palmera again....lies lies lies???
